Excellent property and appreciate. Real Estate in and around has grown with premium retail stores and IT companies.

Worst experience ever. No infrastructure to commute to and from the place. Very bad experience with sales team and builder representative. Would not recommend anyone.

We’ve been staying in this society for 1.5 years now. Seepage issue is a big problem.overall construction quality is okay.feel bad for people who spent so much money perhaps life savings on flats in this society.

Plus are wonderful greenery in society, roof top swimming pool is nice but I think may cause problems after few years, gym is very small.
Other amenities like football court, cricket court, basket ball court, badminton, tennis are there.nice layout for walking around

Recently we moved to this property as a tenant. Good property will all amenities. But Water is dirty and not clean. Lot of mosquitoes are coming. I do no how to get rid of mosquitos. I never see mosquito in my old apartment. I do no how people are staying with mosquitoes. Planning to change the house: (

We moved in as tenants into a duplex 3 BHK on May 1 2018. What greeted us in the first week was a horror show of bad construction and poor maintenance work. From the builder not knowing where the internet point in the house is to bathroom floors that slope towards the door. Among the many wonders of complete dumbedness, the one that struck me the most was how the switches to many fans lights etc are connected wrongly. There are even plug points which are not connected to a switch that make it impossible to turn it on.

After getting some of it fixed and ignoring most of the issues, we realised in a day or two that this is a mosquito growing centre. The builder has given poor quality mosquito meshes that have a gap with the window allowing mosquitoes to enter freely. Now we sleep after stuffing newspaper in this gap to stop our bedroom from getting infested with mosquitoes. All this, after paying a huge sum as rent every month not to forget the deposit that we had to cough up.

After all this we thought atleast the amenities are good. Surprise surprise, there is one badminton court, one squash court, one tennis court for the entire apartment complex. When I say one I mean absolute one court not a set of courts. And that too on the 9th floor of one of the blocks. On top of the lack of facilities, the biggest joke was when 8th floor resident complained they are not able to sleep because of noise from badminton court. So that means these amenities now function on a nursery school timetable. The honourable mention before I end must also go to the 12th floor swimming pool that apparently causes leaks to 11th floor apartment once in a while. So all in all, a nice little apartment I would say, just not for humans.

There are lot of legal cases against this builder for messing up their design and creating problems for residents. Residents are going to consumer court for same. Stay away from this builder

The Property is in bad shape. The Maintenance is poor. The are dark all time and so are the floors. Wen residents post complaint in ADDA APP, the complaint is not even resolved but they close the ticket. The surrounding area is very dusty, one should really wear a mask for protecting skin and inhaling dust. Even the Networks like Vodafone and Airtel are poor. Need to check JIO Probably, might just work. Greenery is decent in the premises. The festivities are celebrated very well. The Paradigm Services - PLZ PULL UP SOCKS and work, before it deteriorates further. Not to forget the gym is very poor, very very small for the 500 odd units. Its really small trust me. Pool is excellent. The badminton court is closed most of the day. And NOT TO FORGET - THE MAINTENANCE CHARGED IS BOMB - Work done as per the CHARGES is ABSOLUTE ZERO

They have handed over the management to a private company.here are my observations:
1.) high maintenance fee but not justified- common area lights are dull/ not working.eg tower b 5th floor.
2.) all lifts have 2-3 lights which are not working.all these working lights are of very poor voltage.
3.) cleanliness in the common areas is poor.dust and dust everywhere.

A very well maintained society with all modern amenities like swimming pool, tennis court, basketball court, football ground, badminton and squash court as well. It has some decent markets around. All in all it's a pretty good society.

Very Small apartments room size is very small not worth the money as its nearby to IT Parks so give a chance if you can afford to live in match box size room.

The place is good with almost all latest amenities. But the construction quality is not good. Many houses within one year have started showing issues. Wooden flooring in master bedroom, switches, leaking problems and many others.

The promises that builder and land owner made to flat owners are also false in many cases. They have a court case in progress which they did not disclose to buyers. There are some issues going with Adarsh as well. Assetz management isn't helpful, when asked they just dodge these questions and they are just waiting for society handover and run away.

Edit:

Flooring was fixed after 8 months with old wooden tiles taken out from other flat. The flooring still bad with gaps in it.

Khata transfer process is still pending, their management does not reply at all. You keep crying, pleading, complaining about issues, they don't give a damn about it. I have never seen such a customer unfriendly company. They are just there to make false promises. While selling they said that we will help in everything, now when you email them, call them they save your number and don't reply. STAY AWAY FROM THEM.

Kaveri water connection is another issue. We haven't got Kaveri water connection, they did not do that and left after their 2 years tenure is over. New society is in mess because of their irregularities.

They don't have courage to have open hall or all hands meeting.

Stay away from this builder. They will surprise you with different design flaws which you can't even think of and make your life horrible. Dont go on the overall stars above. They themselves are giving 5 stars by creating fake accounts to sell their flat as no one else is buying. Accounts which has given 5 stars are not even resident of this apartment.

The badminton court is not usable as if you play there, the flats below bear all noise and vibration. The court is at 9th floor and there are people living below it. The solution provided by dear Assetz is to keep the court closed in the mornings and evenings.

Not to mention about the land litigation which was hidden from flat buyers by Assetz. Now the flat owners are having to attend court proceedings as court notices are sent to flat owners directly. Big worry for all of us now.

Be safe and stay away from false promises. Dont fall in trap of nice talks by sales and CRM. They will hide all litigation and disputes while selling flats.

They had taken 2 years advanced maintenance. Now they say after 1 year of completion of amenities, that all maintenance amount is finished and we have to start paying maintenance from April 2019. If amenities were not ready till April/May 2018, how did you finish the 2 years maintenance amount by April 2019?

Had a great experience with buying a Assetz property in Bangalore. The quality of construction and the amenities were really good.

Pathetic builder with high cost apartments. Please talk to residents before buying any property here. There have been so many issues pending and Assetz is paying no heed to it.
1. All the flats under the club house and gym have so much noise and vibration issues. Noise dampening was never taken care of.
2. Seepage is a common issue in so many flats and parking area.
3. There has been couple of court cases going on the property. This was not communicated to the buyers and now also they are not updating the buyers with actual court case status
4. Huge amount of water enters in almost all 2.5 BHKs if there is heavy rain.
5. Some of the lifts turns into waterfall during heavy rains.
6. Assetz sold land to Adarsh without informing the buyers and now Adarsh has blocked that land/road for Assetz residents as well. Assetz is not even communicating anything on its status

The only good thing is the residents of the apartment. It is a pleasure to stay with them.
Please talk to any resident and they can confirm you on all these points.

They are maintaining good rating with fake reviews. Do talk before you invest.

Assetz is pretty bad company. They will not honor the agreement, and will charge more money in between. They delayed position by more than 3 years, and didn't pay any delay charges instead added new charges more than what was in the agreement. Look at their project East point where they cheated not only by making illegal money demands, and sold some land later to adarsh.

Go with reputed companies like prestige, sobha etc. Grade-A builders might be little expensive initially but will work out cheaper in the long run.

The apartment is good and the society has plenty of amenities and space for fresh air but everything outside this society is bad:
1) Roads in 800m radius are very dusty
2) Nearest supermarkets are very bad (not enough items in the store and staff behavior is pathetic)
3) Adarsh has closed the internal road, so there is no shortcut if you want to go to Ecoworld (now need to take a longer root on a very dusty road).
4) Poor connectivity with the Outer Ring Road: I have never got an Ola/Uber within 15 minutes. It will take around 30 minutes to get a cab.

If you have your own vehicle and don't care about the dust and don't depend on local stores for groceries then this society is good for you otherwise find some other place.

Kitchens are small in all layouts.
Construction Quality may not be top notch. But Ive not lived in the property to be able to comment with confidence.
Tons of amenities though, which is great. Specially, the view from rooftop amenities is really nice.
It overlooks, Adarsh palm villa side clubhouse/amenities
People with flats facing APR villas will have no obstruction for lifetime, that's gotta be worth Something.
And probably best part of the project is its strategic location.
It has direct access to Adarsh Palm internal road which comes out at Ecoworld, though APR society has closed that road temporarily.
