4Nov23: I have beeeeen asking to cover the passage, in case of rain, water is getting collected right in front of my main door and eventually coming inside also, i am at 13th floor still water coming in corridor, such a bad design.tomorrow is my registration, now you are asking of interest of delayed payment for the time period of feb-june2020, I have been giving all proofs that all delay is from your side by sending wrong TPA document and delay due to COVID happened hence loan processing, still you are only taking advantage of covid and extracting money wherever you can, I planned for registration now all this.

First and foremost, the location, which is being marketed as prime real estate, is far from satisfactory. The access routes to important areas like the ORR and Whitefield are a test of patience, with severe bottlenecks at the railway underpass and a grueling multi hour crawl near the Varthur market—these issues are chronic and persist even during non-peak hours. These conditions raise serious concerns about the area's readiness to handle future traffic influx as more residents move in.

Furthermore, the cost of apartments here has skyrocketed despite terrible infrastructure. Price has more than doubled in the last 3-4 months despite unresolved location drawbacks. CDP roads that were projected as project's selling points are stalled.

Inside the apartment the land to apartment ratio is not good. Too many apartments cramped for limited set of utilities and area.

It's alarming to see the prices surge in an area that arguably doesn't warrant such high investment, considering the traffic chaos, the lack of proper connectivity, and stalled road and highway projects. The prices seem to be driven by speculation rather than the value, which can be dangerous. Prospective buyers are advised to take a pragmatic view of the situation, visit the area, experience the traffic first-hand, and scrutinize the project's layout and limitation before investing.

Very Good apartment.

It has about 4000 flats. It is not completely constructed. A lot of towers are still constructed.

It has a very big community hall, under which 3 party halls are there.

There will be an I-Max coming under the society to watch movies. Now security people are not noting down properly who all are visiting. They are simply asked people to note down their details on the register, but they are not validating anything.

It has all the amenities like swimming pool, Gym, Cricket court, Basket ball court etc.

The other side of the society has a lot of trees like a forest by which clean air you can expect always if you are staying a little bit on upper floors.

I have a flat in this project. They have used pathetic quality of fixtures. Doors are low grade, all the door locks are cheap quality. Toilet seats have problems. Even the wooden flooring has finishing problem. I have no idea, what all problems we are going to face after moving into this society. We invested in this project believing that this is their pilot project but all goes in vain.

Came here to see an investor unit a few days back. I came from my rented accomodation in whitefield and reaching here was a very bad experience. Almost 1 km long queue of cars in a narrow stretch of varthur market. This is the situation when people have not yet started living in utopia. Imagine when people start living and everyday taking their cars out to go to their offices in around whitefield.

We have purchased 2.5 bhk here trusting brigade as brand. But it seems they do no care about there customer. Below are our pain areas.
1) they do not have transparency they have taken 95% of payment according to milestone but when we ask them for pics and visit to site they do not reply us there customer executives have one answer that pics will be uploaded and this they are saying since Jan.
2) They should atleast value their brand and image should have good practices so that customer can trust for them and recommend them
3) There selling executives give wrong verbal commitments for date of possession and sell the property but in contract and in actual they delay the OC and other things.

4) People in serene tower are facing many issues poor quality of construction, leaking walls and bad door quality and ground material they say their QC is still pending and they have already crossed their commitment date of possession.
I will not recommend any one to buy brigade property rather go for other builders who can be trusted like Shobha etc.

Beware of buying Brigade property. We're all suffering since past 4-5 years and stuck with them. Better prefer Sobha or Prestige, who are transparent and regularly show you progress and unit visits after completion. Brigade is always a no-show, and no one knows construction status, and 95% amount taken more than a year back (Next phase blocks, Halycon & Tranquil have also been taken 90-95% now only!). Detailed reasons:
1. No unit visit after completion as well, god knows what they have to hide. The prerequisites mentioned in Brigade response in earlier reviews are to pay 95% of the total, which means registration charges as well without OC or registration! On top of that pay legal and regn fees to their partner lawyers Kusuma advocates as well! With no clear sign of OC or registration dates, how can someone pay. This is their utter greed and looting the ustomer.
2. False promises since last year. Dec 2022 was communicated OC was applied and to come. Since Feb they have been telling OC coming in a week or two. And to have payment ready. Now its April end, with no sign of OC. But they have the audacity to still ask for final payments & even registration payment to their lawyers.
3. No sharing of the sale deed. The long document as per Brigade we would be given at the time of registration only and need to sign then and there immediately.
4. Such is the level of their greed that they have generated Demand Letters for the last "Intimation of Possession" & "Additional charges including registration, corpus fund, etc". No OC, no unit visit, but they can generate and call to request for these charges!

Very pathetic house buying experience, please stay away from them. Sobha Royal pavillion still 2 years for possession, they happily show the constructed units. Same with Prestige. Better go with them for your peace of mind. They claim customer friendly but these are their policies in reality. Same points if you put to CRM over call, (Shalini, Vineet etc), they both repsonded rudely. No logical argument, just brigade policies about showing my own unit. God knows whats the reason for them not showing me my own unit after paying 95% of the amount! And still asking me for the remaining 5% before showing me the unit. Who will pay 95% and then run away without paying 5%? Such sheer level of utter nonsense! Buyers beware.

Pathetic CRM and pathetic response by their management. They have taken 90-95% of the money and THERE HAS BEEN NO SITE VISIT YET!
The site visit was promised last year, but they gave excuse of monsoons and covid, then this year their ceo informed Feb 2022. But no information or update on site visit yet. But they will still send you demand notes. Whatever be the reason for their delay, that never applies to demand notes.
Beware buying here, you are paying blindly without seeing your actual flat even when they take 95% of the money. For comparison just visit Sobha Royal Pavillion and see how they display how each part will look like and what materials and all will be used. And here CRM team is not aware yet of the materials when 90-95% is completed

We booked a 2BHK flat in the 2019. They had promised position by June July 2023 but looks like the handover is going to happen sooner than expected…. Besides pandemic they have managed to keep up their promise…. Very excited hope I won’t be disappointed Good luck BRIGADE

The property offers some of the most unique amenities. One should definitely check out amenities such as Cultural Garden, amphitheater, pet park, a bike track and host of other amenities.

Crm team does not allow you to visit your unit before registration even though all the towers in serene and Eden are complete and say only after OC followed by registration they will allow us to visit. They very cunningly refused owners to visit their unit and take unit measurements along with interior designer and only giving the opportunity to owners who have booked with brigade plus to start with the interiors now itself, whereas we the other owners who have opted for other interiors not allowed to even see our unit. Even after multiple requests and follow ups they are not allowing us to see our units. I mailed them requesting to allow to see my unit in Jan 2023 but they refused. This is just their strategy so that owners who are desperately waiting for handover are forced to book brigade plus so that they can move in asap rather than paying rent. I request future buyers to be clear on these terms and conditions before booking with Brigade.
They did not mention that we won’t be allowed to see our units after completion when I booked. I don’t know what will happen if they slowly start allowing unit visit slot wise from now itself. They can do it but they are denying just so that people are forced to book Brigade plus. Also they made a ridiculous rule that from Jan only few sample units in ground floor will be allowed to be visited by owners and they cannot bring their interiors person. Just see how smart Brigade is trying to be! Sending them multiple emails and calling them is highly frustrating. Also most ridiculous thing is they collected almost 4 lac from me for smart township and infrastructure charges. But now again for electric vehicles charging point they are asking huge amount of extra money. They why do you call yourself smart town ship Brigade and added charges in the original cost sheet itself? Was is just a gimmick to fool customers. EV POINT should have been a basic smart township feature.

They are just making hype by saying all 3 bhk are sold off.just they want to divert the demand to 1,2,2.5 bhk.and will say only limited unit.and all worst direction and ground and top floor.they will say have availability.price is exaggerated.for a project which is delayed.after spending 1 cr.you will get rent of 20k.which u can get in average builder too by investing 60 lac.don't go by brand.just a Fd will give you interest of 40k.on 1 cr.do your research.this project Is just a hype.full of traffic.and not much demand.in this area in terms of resale or rental.as plenty of construction going on.

We remained unattended for 30 min. We were informed just to look at model flats out of which 2BHK was very small and to my surprising first time ever I saw tiny and not practical beds in bedrooms.
My personal opinion but didn’t like it.
The main road is full of dust and I would not prefer to travel daily.

Very less open space compared to Prestige Lakeside Habitat. Utopia is like cramped for space. Not liveable. Prestige Lakeside has less number of flats and no commercial space in more than double the area. Utopia is 47 acres and Prestige Lakeside is 102 acres.

Don't buy brigade. They have RERA in their pocket. They will get extensions as they wish. In woods, they said they will start OC next month but got extension from RERA for 1 year. RERA means nothing.

I recently bought a flat in Serene. Before buying, I did a good amount of research on the good projects in and around Whitefield and Sarjapur. Brigade Cornerstone Utopia came out to be the best and the most promising one. The landscape, greenery, amenities are the best you can find in any township project. Add to that, the high street shopping and multiplex coming up in the project are icing on the cake. It's a mini city altogether and definitely promises an excellent RoI. It is futuristic and has every modern facility you would expect. Darshan from the sales team did a superb job in explaining the minute details of the project and made my buying experience a pleasurable one.

The only drawback would be the long wait for possession until June 2023 as the excitement to start living in this highly modern and beautiful township makes you impatient.

Updates:

03 Mar 2021: Brigade is targeting to start possession for Serene 1yr early around June 2022 (in the worst case Dec 2022). So, that's a super good news.

Can anybody from Brigade owner/builder would justify the the charges.the land's are very cheap at that location, for what you are charging extra money. We are getting re-sale ready to move 2BHK at 85-95Lac in other premium builder in same location, but here will pay 95 lacs for to get house at mid of 2023. WHY? DO NOT COPY paste same response every where just to show off that Brigade is replying everyone's comment.

Project is good and quality of construction also very good.
But in other side of coin they are asking huge money and that too for only brand and township. Which is not justified at all. Also only few series of flats are with Vastu compliance. Below I saw that comments from brigade owner that" It is very well accepted by market", what this means, since in India we don't have any such rule for builder to control price.even the behavior of sales person is not good, they are simply saying if you are not willing to pay such amount then get lost.

Too costly on a per sqft carpet area basis. Just compare with ready to move in apartments just opposite the road.
The only positives I see are the integrated township concept and location. However, in a post covid world, larger space is much more important than being very close to office.
Think before you pay any advance - they will deduct 50 percent + gst. Also, you will get that refund after more than 3 months.

Do not for for Brigade, they are not customer centric. I had booked a 2bhk flat last year Jan-2020 and even paid 10%. Due to pandemic, I had lost my onsite position n stuck in India. I had requested them for cancellation just after 2months citing my financial situation.

Even though the agreement was not signed yet, they had charged 10% cancellation fees and forfeited full amount I had paid >8L. In spite of requesting/pleading to reduce the cancellation charges, they didn’t even consider customer emotions and situation. I had high hopes to buy my first flat with Brigade. Now that I feel cheated and lost their trust, will not come back to Brigade in future nor recommend Brigade to anyone.

Not only I lost around 8L, I had to go through a lot of emotional breakdown & mental depression, which affects me even now. All my hard earned money is gone just like that.

Beware of their cancellation policy.

After going through lot of properties finally landed at Brigade Cornerstone project site. The plan and integrated township concept caught my eyes and i was very happy with the concept. Brigade is a reputed builder and there quality is at the higher standard, i went ahead by booking a flat in Tranquil building. I'm happy with my purchase. 4 star was because of the price point as it is on the higher side.

Project is very good if we consider price location and future developments. But for 1097 sq ft flat you will get only 55% carpet area which is least of all projects i saw.be careful with sales team (syed) as they allocate you flats with lesser scope and i am the victim of it.syed allocated me a flat with no view or any senic advantage which i realized later when i studied the plan.

After checking for almost 20 projects, we decided to buy our 1st home in Brigade Utopia and me with my family took this decision in just an hour. If they deliver as per the projection then this will be a dream come true for many. Just waiting for construction to be completed.

Before booking I did lot of research but I did not find anything better than Brigade because of construction quality, amenities. I have booked my flat in Serene but still I have given 3 star because of following:

Pros:
1) Integrated township
2) Amenities
3) Greenery
4) Location
5) Brigade brand
6) Quality of material used in flat

Cons:
1) Expensive may be because of brand
2) No customization option even you can't put grill in balcony for safety, if you are staying in higher floor
3) No options available for tiles to choose
4) No discount policy
5) You can't be choosy for this as you have to pay extra for any extra wish.

The builder is constantly increasing price of the property and it is not worth the investment anymore. They increased price by ~2000/sq.ft.till now!

Edit: The owner claims that the offerings increased b/w launch and now and hence the change in price. Can you believe the lies!

After been in and out of various properties in east bangalore, we booked our dream home with brigade.
Why we choose brigade
1. Much safer choose in this market
2. The area has lot of scope for future
3. The architect of brigde is NBBJ and this is there first foot print in india
4. Its a mixed used development closely integrated to every need
5. Rain water harvesting, ground water recharge looks more concrete in there plan
6. Quality of construction is unquestionably
7. Cross ventilation and clean design of apartments

The carpet area is less than most of tier 2 builders but if you look at tier 1 developers for Serene they are at par.

A Big NO NO. They draw everything towards them and pre-post sale customer support is pathetic. They somehow loot the money based on locality where inside the facility was not upto the mark. Now there are some issues over project completion dates as well because of number of investment people are doing recently there. Better to wait and let the complete because without amenities on time, it would like blunt. Beware of the trap

It has some pros and cons. You can visit once and that'll give you better idea. There were lot of issues post you book like customer relationship management team along with their agreement policies. There were lot of hypes created internally but talk to the buyers to get the actual pain post you book. There were n number of clause which are against customers.

Well planned smart, commercial integrated project. Visited a lot of project and zeroed on this particular project because of the location, planning and the brand of the builder. Rahul being an amazing salesman made the transition smooth. Obviously a lot of things Brigade needs to look into to improve the project. Overall a good experience and eagerly waiting for the completion of the project.

I very much liked the idea of the smart township and also the various amenities offered by Brigade. The sales person Snigdha helped a lot in choosing the unit that suits my requirement. The construction work is progressing really well. So far I am very satisfied with the overall experience with Brigade.

Brilliantly concepted project with fully loaded future ready features like urban forest, bio retention pond, smart township etc. Only thing Brigade will have to fulfill expectation of quality and timely delivery with better services.

People have mentioned in review about the project in detail so I will not talk about the project itself but will talk about the infrastructure around it. It is definitely a great project considering all the infrastructure that will be built around this property by the time it is ready for possession assuming 2024 Dec for possession Tranquil.

The 100 MTR PRR to the east, 45mtr Road to the south which connects to the ORR at the point where we will have metro station approx 6km for blue line, a decent 30mtr road connecting to Varthur Kodi approx 4km and suburban train starting from Bellandur Station 5km.

Some future projects for infrastructure (govt says 2028 but lets take it with a pinch of salt and say 2031) as part of phase 3 the PRR metro which will run parallel to PRR between Kannamangala and Gunjur bus depot with intersection with purple line and proposed feeder monorail between Varthur Kodi and trinity. Please understand that these plans may change but based on CMP (Comprehensive Mobility Plan) proposed by planning 2031 as of Feb 2020 holds true.

The only cause for concern is that Brigade has taken an approval from the MoEFCC with its Environmental Impact Assessment for 76 acres of land but the current Utopia project is for 47 acres. The EIA report states they will have a hotel with 200 keys, hospital with 50 beds and some 130 villas within the 76 acres of land. If this is the case why isn't Brigade showcasing the entire project? I agree they have the right to choose to when they want to sell, but they can definitely showcase that this extra land belongs to them as well and would be open for purchase sometime in the future.

Finally booked!
Would like to share my experience.
Pros-
1. Amazing concept. Great! Love it. Great amenities. Perfect location. Major IT hubs are within reach. (7-10 kms)
2. Tier 1 builders of Bangalore.
Cons-
1. Not sure about the ground water level. I did not get clarity from Brigade group regarding water level.
Time will tell if we will get Kaveri water or will have to rely on tankers.
2. Posession for Tranquil is December 2024. Long way ahead.: (

Purchased flat here after looking the concept/plan and name Brigade. Although price is high. Hopefully Brigade will deliver the quality and on-time. Location is on road side and the road will be widen in future as promised.

Edit: 1- flats are having common walls
1- rates very high, all about marketing and adds
2- prelaunch Base rate + GST= approx high rise buildings nearby (including prestige 300 m) ready to move in, without GST
3- they accept & justify high rates wrt commercial space. But within 300m are upcoming complexes on main road, which is like next door for other high rise properties i.e Dominos complex, next to prestige.
4- height of flat is less, again i am comparing with adjacent prestige & other high rise buildings.
5- brand etc good but other high rise buildings adjacent are equivalent good at approx same rates, ready to move-in, equivalent amenities whereas this project still prelaunch phase.
6-project is prelaunch, not sure if it will be like "Shobha dream acre" (below avg project of shobha) approx. 2kms from this project. They also started the prelaunch 3 years back with same pomp & show.

I booked a flat in Serene and since then i am struggling to contact with there representative. Till few days Saritha was responding over the emails but since last 2 months its gone worst and Venkat or Vinutha no one responding. I will never suggest anyone to go with the brand when you get service like this. Worst experience with CRM and Brigade has worst team to take care of there clients. #NotoBrigageProperties

1. We are moving towards electric cars, so what kind of electric socket provision you have in the parking?
2. I dont like washing machine provision at Kitchen, this will create noise and water spilling. Do you have any additional provision option in bathroom?
3. Why dont we have hand wash provision near dining addition to bathroom?
4. I feel wood quality should be improved and need option for selecting tiles.

I have visited the model 2 & 3HK flats. Township plan is really excellent.

1) Cost: Over priced. I have seen ready to move in Prestige, Shobha, Bren. But cost for utopia really overpriced. Now a days if you go with B class builders you will get similar amenities with almost 2/3rd of price.

2) Location is Good but not excellent. With this much price you can get anywhere in Bangalore with similar amenities.

3) Township: Design and concept is Excellent, I think this is only thing which really attracting to buyers.

Overall it is Good but not really worthy due to its cost. So if money doesn't matter much, you can go for it. But if you are stretching then better avoid otherwise at the end you may regret.

As I was searching for a category A+ developer apartment in East Bangalore, I came across Brigade Utopia.

I liked the concept of the smart township in which you have retail, cineplex, shopping & leisure all inside this world class community.

I went ahead with a 3 BHK in Utopia. Post sales support is prompt & friendly.

Booked 5 months ago (Mar-19) and received allotment letter after 3 months of booking. Trying to reach them for agreement and now they are not responding to either emails or calls. Pathetic service by brigade, thinking of cancelling the booking after seeing many facing similar problem.

Dec-19 Update:
After almost 7months got agreement done. I really don't understand what caused the delay, under staff or lack of motivation. This time they added few more members to the customer relationships team and things seems to be better.
