Very high price.now they are lunching 2nd phase.pre lunch price is very high around 85 to 90 (2 bhk) that also excluding GST and car parking fees. And project is in pre lunch state. Please change ur designer.u r wasting so much space.in same built-up area u can provide a big room but ur floor plan is totally wrong

Dont buy in godrej property, its not olden days godrej, its fraud company, once you pay booking amount they wont refund your amount. Be careful with godrej.
Local builders are better than Godrej.
Dont buy property from godrej by brand name.

Area comes under Panchayat. No road outside. And it will never get constructed also. Neighborhood residents are already struggling for road from last 3 years

The project is at very good location close to RGA Tech Park and Wipro campus. The model apartment is set up very nicely and the approach road has good amount of landscaping. Overall liked the ambience.

Located near IT parks, under construction, Target 2024 they say, Hospitality was not that good, Apartments are very compact for that price. You can have a look at model apartment constructed

The flats are too tiny. 3 bhk is like 2 bhk and 2 bhk is like 1 bhk.
I don't know why would someone invest their hard earned money in such small sized flats.
The marketing team is so arraogant they don't give you proper details.

Pros:
1. The model house have good interior which makes the houses look cozy.
2. The living/dining area have an adjacent balcony which is pretty long and is the highlight of the house
3. The windows are big enough to have enough light to light up the rooms

Cos:
1.it's very isolated at the moment, very remote and have absolutely no community in close proximity. However not denying the fact for growth in future.
2. The rooms are very small, both master bedroom and other bedroom, dimensions 10*10.3. You will find unutilized space in design and can't dont much for it as it's passage to rooms.
4. Finally the kneel on coffin, the price 69 lakhs onwards for 1000 odd sq ft, which yiu will end up paying 85 lakhs inclusive everything is just exorbitant for the location.

Very small rooms. Cost is very high compared to the location. Sales person is noncooperative and rigid. Many project negative points are there. Sales person is not clear about many aspects.
NOT RECOMMENDED.

Beware of the channel partner (Suraj realtor). They don't have any information about the availability of the unit and will misguide you completely. Over the phone channel partner name Rahul and Ashish from Suraj realtor ensured unit no xyz was available and continuously called me till I reached the godrej park retreat sales office, after reaching there I came to know the property was sold out last week itself, godrej sales person clearly told us it seems he informed the channel partner earlier also that the particular xyz unit was sold out, despite that channel partner Rahul (from Suraj realtor) didn't even bother to inform us, They will tell you some price over the phone and when you go there godrej sales person will tell you some other price (almost 5-6 lacks more)
Beware of the channel partner Suraj realtor, they are completely fraudsters

Already bought a property there; my feedback till date: false promises in terms of keep there promises for cashbacks/ payment/ channel partner benefits, Miscommunication between teams GHF and Godrej Properties and the teams are highly unresponsive: both the teams are generally unavailable on phones and lacks clarity in terms of action items and tentative timelines

Worst experience with sales and CRM team. No transparency with their cost sheet. They will charge you unnecessary charges at the time of agreement signing in the name of registration charges. At the time of purchase I specifically asked the sales person (Surya) 4 times that are there any legal charges for registration. I knew about the charges as I already had bought 2 houses earlier with Bren & Brigade where clearly these were mentioned as a separate section.

N now they are saying that legal charges are part of registration charges. The section clearly mentions stamp duty and registration charges which goes to government. Their sales person statement is if you don't want to pay you can go on your own. We pay for convenience and not for their stupid attitude or rude behaviour and invalid statements.

We have no problem in paying it because we had already paid in other apartments as well. But there is trust factor and then at the time of sale they were saying you can't compare Bren with Godrej brand. Atleast Bren was transparent at the time of sale and no false lies were told. That too even after specifically asking 4 times to sales person they were not transparent. I don't know what other lies will come in future. This is just 1st step of agreement signing. No trust on these people now.

Visited the property, Nitesh was the executive who was showing us the project. He was very unprofessional and uninterested using bad language. Project is also a hype and they are creating FOMO by fake demands.

I visited this property today in search of a good apartment. But had an extremely unpleasant experience with their sales team. The attitude and arrogance shown by their sales executive - Mr Surya, was just shocking and disrespectful!
After I self helped myself looking at the model flats, I was introduced to Mr. Surya from their sales team. He is the most unprofessional and arrogant sales person one can meet. @Godrej, your staff doesn’t even care to explain about the property, or even a basic courtesy to sit and ask customer’s requirement. To top it all, on asking for brochure and if this is the customer service they are providing, this is the exact reply given by your staff - “yeah, if you have a problem you can go complain to management! ” He walked off as if he owns the entire property!
People trust good builders for a smooth experience. This kind of attitude was not expected.

Very small in size, but the 2bhk size is around 1000sqft, but carpet is around 600sqft.for example King-size bed will not fit in any bedrooms. Location also not on main road.it's far and we need to come via small roads. Lake is there backside to this project.

Worst after sales service. Once they sale you the unit, they will not pickup your call. You will regret once you buy property from GODREJ. Their service don't reflect their brand.

You are not allowed to look quality of project. After first visit they will make sure you visit flat only after registration.

Property is located 2 km from Sarjapur road.
2bhk is little smaller (700 sqfeet in carpet). 3bhk wre sold out pretty fast. The sales person are very professional. Surya and Aamera were quite attentive to my concerns.
The rera deadline is Feb 2027 but we are expecting godrej to deliver by 2025.

Carpet area for 2BHK comes around 800-900 sq ft which is very less and highly priced for this congested apartment. Didn't expect this from Godrej

This is not a same Godrej that we all are thinking about. I purchased their apartment in Jan 2019 so far no possession after 3.5 year. Their registration process is very slow and they will not allow you to enter without registration.

According to their registration speed 4 registrations per day. They would be able to complete by all registration in 8-10 months for apartment of size 550. So far they have completed 60 registration in a month

It's a serious consequences.
