Investoxpert promised cash back for flat booking at Godrej splendour. But after flat registration, they don’t bother to pick up call and share the update . I have been following up with them past 10 months. Godrej and other reputed builders should block such partner company who cheat the customers. Please don’t trust Investoexpert fake promises. Having a very disappointing experience of booking flat in Godrej splendour.
I am only giving poor review because of miss Aakansha.she literally fooled us.we wanted to move to phase 2.she lied to us that she wud update us as soon as phase 2 3bhk wud release but she never did … we got to know about phase 2 launch from other sales person but by that time we already made our mind not to proceed. 0 professional 0 trust worthy and 0 customer handling.big 0 only because of her.otherwise happy with the construction speed and CRM is good and helpful and giving update timely
3 bhk in phase 2 was an awesome deal.though i missed it but got an opportunitu to see 1500+ sq ft 3 bhk in phase 2.good deal by all guys who got it im 1.15 to 1.20 range.

The project looks good in design and plan. But asking 78 lakhs for 650 carpet area in the name of high rise is not justified. Also if you notice the road connecting to the project there is water logging and swamps all around. This is the sign how the project may face water logging issues in rainy season. With this premium price there are other good properties around and close to main road.

Reading this post will save you 2.5 Lakhs rupees in buying. This is about the bad experience in availing Home loan from Godrej capital for buying Godrej Splendour Phase 2 apartment. I don't have concern with Godrej Splendour team and this review is to make aware the buyers of Godrej Splendour not to go with their preferred Home loan financier Godrej capital.
Godrej capital sales guy will lure buyers with low processing fees and once you are done with Sanction letter and when the day for loan disbursement comes, they will force you to buy term insurance from Aditya Birla capital which they have tie up with. They don't give any options to buy term insurance from any other vendor and force you to buy from them, that to single premium term insurance of more than 2.5 lakhs rupees which they will add it to home loan which you will repay at your prevailing home loan rate. Please note, term insurance is not a mandatory buy while availing loan from SBI or HDFC. Only these guys make you to buy at high price which is a total loss for you and they get huge commissions. In case you dont want term insurance, then they will increase your home loan interest rate. Such is their unethical practice.
The entire experience of buying Godrej splendour became a nightmare for us because of unethical Godrej capital sales guys. I am still following with Godrej capital sales guys and getting no response. I am appealing here so that I can get help in cancellation of term insurance and I am fine with higher home loan rate. Our 2.5lakhs rupees are now at stake and I am struggling to get it back
Looks like it’s being constructed on encroached land into the lake… mischievous.parking is not in basement three Floors for parking.near demo flats there is raised land made artificially again gives an impression like it’s a wall created to prevent water to enter the construction space.they advertise 1000 plus sq feet but it’s only 600 odd sq feet carpet in 2 bedroom flats.one week back it was 80 lakh plus for 2 bedroom now offer price starts from 74…
Visited Godrej splendour on many calls from NoBroker and some sales executives. Place looks like lake bed and lot of stranded water pits nearby. When we checked model flats it look too artificial and very small 2bhk is just 900+ sqft and carpet is 500+ sqft and worst thing is carpet area includes balcony as well they will try to lure with some nasty tricks by quoting high price and say will try to discount by 15 percent or so. But big negative is size you can only put 4 seater smallest possible dining table and 3 seater smallest possible sofa in living and dining that’s it there is no room for any other stuff my question is it practical we keep lot of stuff in home.
Warning: please avoid this project and find other projects in same price range it isn’t worth investing as per my experience
I was waiting for this project from last 1Year but it failed all my expectations. Project is very good, location is excellent.but rooms sizes are very very small (10x10) and its expensive. Its very compact to live 4people in 3BHK. Its Bombay style flat in bangalore (sales person statement). Finally shifted to Ready to move flat in same price.
This property is coming up on Lake bed that is filled up for 2 years. Please exercise caution while buying. This property is the prime reason for the Sep2022 floods in this area.
This is an excellent property considering environment as top priority - providing 80 % green open space, in house air purification as well as hydrophonic cultivation - if you want to stay away from noise, dust pollution this would be better option. There are many top schools, malls colleges nearby and easy to switch jobs as many MNCs too.

We saw it virtually. Went there with the mindset to buy 3bhk. And to our surprise the apartment was literally tiny as if it is forcefully made 3bhk. We said to the representative that it's too small, he was like you can use it as a 2bhk also. I mean, are you serious? Why would I buy a 3bhk to treat it like 2bkh?
Too over priced.they are providing match box size flats for a very high price.don't get attracted by the demo homes.they have used high end interior decors for attractions.price quoted is 8 to 8.5k per sq ft. At this price you can get a Prestige/Brigade/Salarpuria apartment in the prime location of Whitefield.
Plenty of green area. Good project, only major downside is smaller room size Other being location a bit within and not comnected to main roads, but a good project overall
Overpriced property. Answer to water logging from godrej is that they are maintaining the property and will not happen in future And when asked about negative reviews, the salesman said - "it doesn't take any time for us to get it removed" with this attitude, I don't understand how you can deliver good projects
Sales girl who interacted looked to me like new to real estate business.way she was talking it gave information like everyone who visit's this place books the appartment in the first visit without asking any details about the project.very unprofessional, interaction was done with customer like people buy clothes from shop
