Unprofessional, immature, arrogant, rude, clumsy. All these can be synonyms for Advocate Santhosh.
He is hardly accessible if you have pre-paid him for his services.
He calls himself as an expert but make silly, petty mistakes like a novice.
Over and above, he will not accept and acknowledge his mistake, rather will give senseless arguments and try to cover his mistake by giving you ways that may land you in trouble at a later date.
In my case he made spelling mistakes at two places on a Stamp Paper worth ~Rs. 10k despite providing him to the Draft version reviewed multiple times.
Further, on working days, on trying to reach him on mobile, he will hardly pick your call. If at all he picks your call, he will pretend to be super busy.
In my case, one morning on calling him he hurriedly discussed with me on mobile stating i need to discuss quickly as he has to attend some personal occasion for which he would be driving and can't take calls after that.
This was his reply on working days in morning hours.
Simple advice, Just avoid him. Else hire him if you have enough money to simply toburn

Very Unprofessional Lawyer and Team. I have wasted my time expecting for a Legal Verification of a property from this company.
He will Take complete money before even hearing what you need.
And after taking your requirement, he will say he will give report in one week.but he do not gives report on time. After one week, instead of giving final report, he will ask the pending documents to be submitted.in between this one week, he or his team will never contact customer on the progress of the work. He will not even answer the phone call.

Very professional and timely delivery of report. One thing which I liked the most is he summarized the entire legal history in simple word which everyone can understand.

Very Unprofessional, So many mistakes in sale deed, these professionals don't know the spelling of 20 in words.it was entered as TWNETY instead of TWENTY, Yeshoda Instead of Yashoda, and extra Intial was added on name, sub registrar area was entered as both Jayanagar and JP nagar, Yard was entered as sq metre, PAN number entered was wrong, Instead of typing DD no they have typed as Cheque no.

As yard was entered as Sq mtr, we had to postpone the registration. And inspite of this correction.

To our bad luck, We found out all the above mentioned mistakes in sale deed after the registration and when asked Mr Santosh responds saying that its of no use reading the deed now and it was our fault that we dint find it before registration.we dint have time to do all this so we paid him 33000 just to document verification, sale deed, registration excluding Govt fees.
I'm surprised that they don't know the spelling of twenty and that's pathetic

But only problem is, not easily reachable over call whenever you wish. Sometimes, you need to clear very small doubts but seems to be in hurry. But this is bound to happen if grow in popularity, as you have more clients and comparatively lesser time for each client.
