Worst place to stay. People are like gangsters too dominating and politics. It was a hell living there and the owners don’t do anything either. It’s all according to people in association and they will do as per their wish. It’s literally suffocating and torment to live in this place. Pathetic people! No manners or common sense or even sense of humanity. Better live elsewhere than with such tormenting nonsense people!

Nice construction of houses with 24 hrs security. Space for car parking with 3 bh rooms with clean and neat area

Villas are Good and comfortable. But no spaces between houses. Feels like u entered a colony. Environment is good because its city outside. Too far from city, road is not good. Situated inside village.

One of the well maintained societies with less crowd. 2km away from hosur main road. 24 hours security, pool, gym ample play area, covered car parking.

Awesome villas are available here. Most of them are duplex with in total almost 4 rooms. Villas have scope for enough parking space and lighting. Lush greenery could also be found here.

I am resident of villa after taking all money from builder to lower staff behaver is roughd be carefully​ read the agreement and check with your advocate. I made complaint against builder in Hebbagodi police station I have FIR copy with me before business with this people think twice

Pathetic quality of villas. Within 3 years water seepage has started and water drips inside your house! Once you buy here, need to find reasons to convince yourself for the blunder.

Far away from main road and the approach Road reduces to 20 feet in certain places, terrible place to be in unless you permanently decide to move there and not go out.

Cctv security is a joke. Maintenance charges are dominated by unnecessarily high deposits. Better avoid.

An amazing place, only if you are nature lover and enjoy being away from hustle of the city, to live.

Great ambience and people in the society, but the quality of construction is below par. Seems overpriced considering the long approach Road which eats up almost an additional km every single time you need to head out.

Good place but far far away from city.but if u want to live a peaceful life its one of those places.u must hv ur own vehicle for transportation.

I have flat in one of his project (Near Electronics city, Opposite to Biocon). I would like to share my experience, living in that society after living for almost 3 and half years.
1. Saw society without main gate?: It has been 2 years since this project has completed but still main gate is not constructed. Builder signed the contract with land owner without taking owners into confidence.
2. Construction quality is poor: Within 2 years of completion of project, there has been cracks in walls of many flats, roads got broken. They have filled the road with cement few days back though.
3. Playing politics and not paying maintenance as per his promise: Builder was demanding higher maintenance charges than expected and if not paying, threatened to withdraw services in pandemic time. Builder was demanding 4rs per sqft which was coming 2.7 rs per sqft.and now builder is not paying his share of maintenance once some owners took over maintenance from them.

They are big cheaters. Once property sold.that's all. They don't bother about maintenance. Before purchasing.pls come and see the grand Icon Layout.
Actually they made open car parking on Rajkalva in honey pool apartment.
In grand icon layout, they didn't do proper water connection, sanitary connection and roads (they're only spoiling the road due to their another project Iconest 3.). So be careful, ask everything in written if you are still purchasing.

Tenant here for a year now. Here's what I've noticed.
Poor build quality, arbitrary rules and incompetent MC and an extremely bad idea to rent here - the plumbing and electrical work requires extensive repairs (budget about 2k per month if renting OR 7-8L to redo it if buying)
Recently the MC decided to raise the maintenance which would cover ops and capital outlay like CCTV (After spending lakhs on the CCTV it still doesn't work!) check with your landlord and try to avoid paying anything more than operation expenses part of maintenance.
During the lockdown they sent an email (on 12th May 2020) informing that deliveries are to be dropped off at the gate except for water, gas and milk (no such restrictions were in place from Mar 24 till May 12th). But these restrictions don't apply to folks close to the MC (Laundry and restaurant deliveries are essential if you know the right people and groceries aren't if you don't). Masks are supposedly mandatory which isn't enforced and even during the lockdown kids play outside freely. Place is an utter mess. If you're buying, I'd evaluate this at <50L considering the build quality and for rent? Please try elsewhere until they actually learn to do their job

A tenant here for a while now. The layout is great. The facilities are decent too. Lot of place for old people and children. The construction is of very poor quality. The electrical work need a minimum of 10-12k for repairs every year. If you're unlucky and the wiring is terrible you just might get all your appliances damaged. The plumbing quality is decent but the fixtures are of extremely poor quality. The civil war great is what we thought but we can see seepage now in a relatively new home.
Place is great to rent, but if you're buying this, you'll have to spend a minimum of 10-12Lakhs to make the house liveable. Icon builders build quality is very questionable.

The construction is just satisfactory with many flaws our house water drain from washing machine outlet is connected to next adjoining villa sewage which is Un occupied as of now if it is occupied will they keep quiet the builder does not rectify any flaws even if brought to their knowledge politely most of the interior wiring and electrical points are left dummy and we had to spend few thousands and for materials plus service charge for plumbers and electrician running from pillar to post most of the civil work like kitchen sink they had done a sub standard work the grills welding is shakily fixed with no respect for safety except ground floor first floor is unfit for human living we can call the villa 1BHK house. The front foyer looks so ugly and it can accommodate only a tata nano car. Except security water and power back up nothing is worth to be mentioned. One need to go away to some other place during March April may to escape from summer heat. Major disadvantages no mobile net work no transport facilities no shops away away from city never buy this villa it is not worth better buy apartments near to silk board hosur main road one can get tremendous facilities including hotels BMTC bus stop hospitals super mats metres etc think hundred times before getting stuck up at a dead end place as road connectivity is very poor as I suffered a he'll.

Well maintained place with villas. But not sure of the built quality. As i have just passed through that road i was impressed by the villas.

Worst experience. Builder's quality of work is worst and not worth for the pricing. Recently, I had bought a house with their other project and it has started to wear out just within 6 months time. Promises made were not solved. Entire building construction quality is comprised. When we question them they replied saying that their contract works have not done it properly. My question is do they not have an educated engineer who is supposed to over look all this. I would not recommend this builder.
