Amenities are all incomplete but still they collect maintenance from tenants. Worst experience, one of the owner promised there is no extra charges 24/7 water will be there after somedays he started saying pay water bill and maintenance else you can vacate, there is no amenities at all for what people will pay for maintenance? Worst experience.

Fairly very good apartment in this locality. Apartment has all basic ammenities, and must say good ventilation.

Very irresponsible builder and poor quality. No water and depending on tankers. Builder not completing the work and not ready to handover. Buyers and residents are suffering

Water problem is there in entire Whitefield they had 3 borewells which dried up.eventually.good quality construction and currently 2 new borewells are added this mobth. Regarding amenities we doing some changes its for nice for residents. People who don't belong to this society also have put imaginery negative comments. Which we leave to them to judge others by just heard from friends or family. I suggest anyone want to purchase take a look and decide it's OC received project.

Beautiful.nice place for family and its near to Whitefield railway station and kadugodi bus stand. Also kadugodi metro in progress.

If you decided to buy a flat @IKS, please consider the following:

Before doing agreement, ensure to check and get assurance from the builder to provide "GOOD FINISH" for 1. Walls, Wall corners, Skirting, 2. Flooring and Bathroom tiles should not be uneven and cracked 3. Proper Alignment and no spacing between doors and door frames 4. Seepage free walls/wall corners/skirting areas/door backside if any. /bathroom and bedroom areas especially 5. Mark, flat piping and electrical wiring run areas to avoid drilling errors resulting during maintenance 6. Proper grouting for tiles across the flat without gaps 7. Kitchen granite laying without awkward cut piece beneath stove position 8. Any custom modifications. 9. Wall Cracks 10. Electrical/Plumbing issues identified if any.

Staff & Management @are with enough resources but consistent monitoring and supervisory skills on workmanship matters.which can be avoided by YOUR OWN SUPERVISION until possession/handover of your flat to avoid unsatisfactory delivery.

If you are with necessary budget but due to various reasons moving to buy a flat @another project, before that please have the following Comparison checklist/primary before leaving IKS:

1. OC Received?
2. Mother Deed/Grant/Inam etc (whichever the case.) Document exist?
3. Title deed document exist?
4. Registered Partition deed Documents?
5. Registered Family tree Document?
6. If Rajakaluve/SWD Passing nearby and took NOC document from Lake/BBMP/BDA/etc?
7. Release deed documents exist of all family tree?
8. RTC's from 1960 (whichever the case.) ?
9. EC's from 1940/50/60 (whichever the case.) ?
10. Rental yields?
11. Locality/Connectivity to Bus stop, roads, Metro, cab service etc
12. CBP plan?
12. Future Traffic Congestion?
13. Lighting/Ventilation/Ambiance

Secondary Checklist:
1. Bank Approvals/Loans for project
2. BBMP/BDA approvals/ BESCOM/BBSSM/CC
3. Amenities/Monthly Maintenance/Society
4. Latest/Recent: Tax Paid receipt/EC/RTC's

Note:
I believe the buyers would be well aware of English words "Primary and secondary" as stated above.

I am comfortable only with Ready to move in flats/projects, so i am not providing comparison here though, i can.wrt to IKS.

Now if you were planning to buy an apartment in Indra Keerthi Sadan and if you have come across this review. Thank your stars. Read this review patiently and then take a wise decision. This project is being run by some incapable fellows who have ended up destroying it. This project was started in 2014 and is still under-construction due to poor execution. All you end up over here are big, fake and unfulfilled promises. None of the amenities are completed which was promised to be completed long time back. Biggest issue is WATER. The borewells have dried up with only 30 families staying and all the residents end up buying water tankers. The water issue has been notified to the builder long time back but they are just playing around. The residents are frustrated to hell. My suggestion Try to come over on an weekend and talk to a resident personally to get an first hand experience what they go through.

Water problem is throughout bangalore but in this property owner is very much in concern for the people living here, If he is not worried about the project and the problem of water here how can he manage to sell rest of his left inventory. I have seen with my own eyes how he solved the borewell problem. Water here in this project is now available all the time. Beautiful layout of flats that no one can deny. Project has a lot of open space which makes it sunny all the time. Good quality of products are used. Super market is at close by. Amenities are on the verge of completion.
