Very bad experience in buying a resale property in Mahendra Aarna. DONOT buy B-106 flat since the owner is fraud. Kept my money without any reason. Be careful!

Worst experience shared by many residents. Contaminated water poor electricity arrangements and builder avoiding to meet residents no solution for many issues definitely best to avoid getting attraction from catalogue or sweet talk by sales person in site.

As a resident of Mahendra Aarna Apartment, I have decided to write this review to give the actual picture of living here in this apartment.
I waited for an year, as sometimes we need to give time for things to settle down. Looks like story here continues and same old problems without any resolutions.

It has few good points and hell lot of bad points.

GOOD POINTS:
1. Location is a plus point even if we are paying an expensive price its worth for it.
2. Open space within the apartment is better than other apartments in the close vicinity what I have noticed.

BAD POINTS:
• They will talk nicely until the sale agreement is signed, once sale agreement is done then the adventure ride starts for residents.
• For every small issues, we have to follow up with them over phone/ email/ in person REPEATEDLY.
• ELECTRICTY provided is HT connection and it is not a BESCOM LT connection. So residents will not get the BESCOM LT electricity METERS for their houses.
• HT power is distributed to residents and electricity meters provided to residents are not from BESCOM (it is from a private player).
• Residents can check their HT power consumption on a mobile app provided by the private player, which is highly UNRELIABLE.
• For many of the residents, sometimes electricity app readings never matched their standard usage.
• Once the residents question them and send plenty of repeated emails and phone calls, then the readings will be ADJUSTED by the private party.
• Plenty of power fluctuations happens most of the times.
• There are cases where these power fluctuation damaged appliances of the some of residents.
• Like others, I always have to MONITOR the readings reflecting in the electricity app provided for EVERYDAY to see if it is getting recorded correctly are not.
• Without any discussion or agreement they add the DG CHARGES in the monthly electricity bill generated.
• After complaining on DG CHARGES added, they orally accept for removing it and but they keep that amount every time when next electricity bills are generated by them.
• When complaints from residents increase, they change the facility manager instead of resolving the issues.
• Here facility managers change for every 3 -4 months, but issues will stay EVERGREEN.
• MY RECENT EXPERIENCE for last week, electric switches provided are spring based one and some of them are broken internally which I don’t have any clue. On requesting to check this issue – electrician from builder checks & says “you have hit the switches with a HAMMER hence they are BROKEN! ”.
• If residents report any issue, instead of solving the problem they give nonsense reasons which even they don’t understand what they are speaking.
• SOLAR WATER CONNECTION, what they have provided is USELESS. Looks like their design for it is so bad that - in winters cold water from your solar tank gets mixed with geyser's hot water. We end up getting cold water even after water is heated for long time in geyser. No solution for it.
• There are lot of other issues such as not allowing residents to put grills for their safety in their balcony, for this they have their own excuses.
• For them look & feel of the building is more important than safety of residents and their families.
• Just by adding word PREMUIM to an apartment doesn’t make it a PREMUIM apartment. Not just only the price should be PREMUIM, service to residents after the sales should also be PREMUIM.

OVERALL FEEDBACK:
1. I will not tell someone either to buy a flat or not to buy a flat here in the Mahendra Aarna Apartment, I leave it to the people’s wisdom.
2. As money doesn’t grow on trees, be cautious with your life time investment that you make here or anywhere.
3. I’m just sharing my personal experience as there will be many first time home buyers & I don’t want them to go through such phase.
4. Many of my friends and family members had shown interest to buy a flat here after me, but based on my personal experience as a resident I have clearly instructed them not to invest here in their best interest.

Below neutral and genuine review shows where the builder needs to improve and solve issues which is missing and avoiding meeting with owners who have bought with great expectations. Few unsolved issues and tendancy to avoid giving a solution makes this project an ordinary one unlike the expectations of 400 flat owners and of course the builder as this is termed as flagship project. Hope things improve.

************Attention all potential buyer who want to invest in this project *****
This project has collapsed with respect to all infrastructure it has. This is mostly due to inexperience of managing such a bug society by a new builder like Mahendra. I promise you will cry everyday for basic needs such as water, electricity etc. If you dont believe me then check other reviews or pick any random residents and ask them.

Problem 1: Water: They bring water from Bommasandra Industrial area through tanker. This water is highly toxic with TDS value of 1500+ along with dangeorus bacterias like e coli. Many residents are already suffering with eye pain, body rashes and several other problems. Inspite of several requests they dont change the source. Storage for water is also not sufficient, cleaning happens once a year that too after 100s of followups. The water connections to each flat are alredy been messed up. Minimum of 10-20 residents are suffering from seepage issues.

Problem 2: Electricity: They provide HT connection to every flat. Which is very dangerous for appliances. Along with that, there will be minimum of 20-30 times power fluctuations everyday. People here are literraly scared to switch on heavy appliances like Refrigerator and Ovan. On top of that, they have private billing for each of them which are 1.5-2 times higher than what you will be charged with Bescom.

Problem 3: Management: This is worst ever part. They literraly dont bother about any problems. They will not reply to any single emails. For every concern or issues post selling flat, you need to fix by yourself by calling external vendors. They are so big cheaters that they will change the CRM every 2 months. One of the CRM has taken 15k from each member for Khatha transfer and have not given either khatha or money even after 1 year.

Problem 4: Open space. Yes you are right.the Open space that everyone fall for (including me), is a trap. The open space and maintenance are just a trap for you. Except that they literally dont have anything to offer you.

I will try to attach the condition of there 1 year old building soon to this post.

There are endless problems with this society. I understand that by writing such review, the cost my property will decrease, but this is the only way to warn new buyer.

PLEASE DONT EVEN THINK OF INVESTING HERE. YOU WILL THANK ME LATER.

Bad experiance from one I know. He said Once your payment is complete problem starts. 1. It will start with Registration, will ask for several thousand for bribing the officials. 2. They wont give you the possession possession letter, they will compell you to cough up arround 1-2 lakh in the name of balance interest. 3. Once the keys are handed over to you, you are going to find lots of things are incomplete. Some inlet or outlet pipe will not be fitted. 4. They will keep one of the keys giving some irrevalent excuses. Project is OK but officials are not. They are very good till your full payment, then problem starts. Cable, internet, what not. You have paid already. You cant leave. Had a nightmarish experiance with those guys. Good luck.

I have recently visited Mahendra Aarna project and in my opinion, the project location has perfect residential ambiance and the builder has delivered the project on time with good quality construction and design with amenities and landscaping

I booked the flat within a week in my second visit. I have seen few negative comments based on the choice of cable/electricity operator OR security guard sleeping. In my view if you are looking for a home you should consider below parameters,

1) Base price: For a good 2 OR 3bhk you have to spend in line with Aarna. I can say Aarna is slightly less (Ready to move Price). I checked with Godrej, Prestige, Bren, Brigade, Shobha and few other local builders. Local builders prices are less but it will not give you a feel of luxury and also there will be less open space.

2) Society layout: Excellent, Great open space which gives you awesome feeling when you walks in an around the building. I can understand number of flats could be less but you will forget everything once you walks around the building. Another important thing is its size. It is neither big nor small. If you can make a good group you can enjoy the most.

3) Flat design: You will have almost all options, based on your pocket you can select. No common wall concept is really nice. You can't get similar designs in Godrej OR Prestige. If you get then it will be of much higher price.

4) Amenities: Should not matter much since rarely people will use. But still it has all the basic amenities with great quality. Mandir is really special.

5) Location: Again excellent, just 1.5 kms from national highway. Once metro will start, connectivity for this location will definitely increase and you can reach anypart of Bangalore using metro. All necessary things like schools, hospitals, markets, major IT companies are located within 5 kms range. You can easily get your daily items from the supermarket located outside the main enterance.

I can't find anything which gave me negative vibes. Obviously there will be some but right now I don't know.

Dear Management Team,

Recently I had visited your office and shown interest in flat. Even I was ready to invest in your property, but unfortunately I had to rethink on my decision and finally decided not to go further.

My decision was completely based on very poor response from your Sales Representative. For very simple queries they use to take too long to respond back. They always promise to call back, but it happened rarely and I need to call them every time.

These regular incidents bring me to suspicion, what will happen if I book the flat. Management will address our queries after after we pay money? I don't think so: (.

Why this had happened - This might had happened because, 1.yous sales rep were permanently employed and they do not bother about performing their job. 2. There is no timely, skip level review meetings happening... There could be other possibilities also, but need to look into immediately.

Please take this review as an input for improvement.

Visited the project in E City a week back as I have been seeing this coming up nicely over last couple of years on my way to work. Sales Reps showed me both ready to move in and under construction apartments. Spoke to some residents as well and heard good things about the amenities being ready to use and lot of things for kids to enjoy.

Build quality and open space was good as well. Still in contact with Mr Mahesh from their sales team. Really appreciate his pleasant and timely answers. Hopefully everything goes well so we can book and start living there in a few months time.

Good apartment which who looking near Electionic city phase 1 and 2, really well constructed no commoan wall concpet apartment, but surrounded by fully residential area.

I have visited the project and found its quite away from my planned budget and when I went around the project including the far from hustle bustle of the traffic, space, amenities and cordial relations made me to book the flat in September 2019. My Parents enjoy the fresh air walk around the project.
I made it for my daughter and My family is happy with my good decision.

This is one of the best project in that area with all amenities and spacious landscape.they have a supermarket just outside main gate and overall locality is really great. Sales team is cooperative and explain things very nicely.highly recommended.

Heard feedback that very poor response from the management & the builder imposing monopoly decision against Internet, DTH and EB Meter in the row now. Got to know that builder implemented private EB billing systems where the meter rates are altered and 10 Rs/Unit and not allowing direct BESCOM billing. People who living at Aarna spending finding hard to sort all the issues one another one and the management is not treating the resident’s properly. There is no reason to buy apartment here after hearing all these.

Good open spaces but not yet ready for IT professionals.
No major broadband provider provides services here (No Airtel, ACT or Hathway).
Mobile coverage is very poor (all of them. Not sure why)
Hopefully things may improve but Infrastructure currently not ok for any work from home or online business.
Neighbouring businesses decide what you can and cannot have. No safety issue yet from neighbouring areas except for this. We hope things improve

I have visited the project it is near to Hosur main road and has good connectivity to IT companies and i loved the ambiance of the project, good open space and with no common wall concept, amenities are more and liked the place. Good for living i think so.

The apartment is well planned and constructed. Good amenities - Gym, Swimming Pool, Lot of games, temple, neat and clean garden and walking area, 24 hours security guards and huge parking space.

Good Layout and has good amenities. Good location and things like shopping/ groceries/ hospitals and schools are close by. They have a very good sales team especially Mr. Rafeeq, who is very customer centric and responded well to all my queries.

I have been living in that area and have found aarna progress ultimately booked a flat and there is no regret and i referred my friends also this is best project in this locality

Builder is a dictator. He will decide which Internet Vendor, DTH vendor and even electricity billing and subletting. He does not care to meet the residents to solve their issues. Even after multiple follow ups there will be no action.

Coming to the best parts.

1) The Builder will charge you in the name of providing Bescom electricity connection. In reality the builder has taken connection from Bescom and another third party handles each individual meters who will charge you close to Rs. 8 per unit consumed. There will be no bills and the system is prepaid.

2) Incase you get frustrated with their non challance attitude and try to meet them, you will be threatened that Power and Water to your home will be disconnected.

3) Security is a joke here. No coverage with CCTV cameras except ground floor. You will find the security people asleep at night with main gate open. It has been observed and reported multiple times people not belonging to society coming in and using its amenities. You will not find a more insecure place than this.

4) There is never 24*7 water supply, you might need to stay whole night without water. The water will be switched off without any intimation and it is up to you to figure out what you do.

Buying or Investing in this property will make your life hell.

This is an advice from one of the residents that at any cost DO NOT buy here. Just go anywhere else but here.

I came to visit the apt today and met few residents who were gathered down. Came to know the builder is not addressing the issues, instead threatening that he'll disconnect the EB and water if the residents reports any issues. I then came to know that the builder has provided some private EB vendor and not the direct BESCOM connection to the individuals. Also the unit rates were so high which is close to 10rs/unit. Also the water softener is not operational and the TDS seems to be around 1300 which is really hard. No proper security and waste management. I thought it's a premium apt. But no way it looks like it. I've also seen few other reviews earlier related to the internet and other issues. Looks like buying an apt in Mahendra Aarna has its own issues. Builder doesn't seems to be professional from the way I see the reviews.

I suggest not to buy this if any had planned to.
