I am the owner of flat in Nandi Citadel and never suggest to buy flat from this builder. Most untrustworthy builder.

One of the most beautiful apartments in bangalore:) But.
1. All approach roads are relinquished.
2. New building - Phase 2 have single dangerous 2-way bumpy 5mt road with 0 visibility: D. I pity on new home buyers.
Builder provide 2 roads but RWA barricade it for playing for old kids. Andolan slogan pasted on barricade. Very cruel.
3. RWA has no representation from new blocks. For 2yrs no new election.

Please dont invest in this builder. Im saved after talking to 1 resident. Once flat sold, he run away. Not helping.

As per my view, nandi builder are better than max. Of big builders in bangalore either in terms of quality or in terms of transparency or in terms of deliverable.

Pathetic builder. Fake promises. A lot of litigation issues. They are luring customers with fake commitments. Don't fall for this trap. A lot of demolition will happen soon in the society.

Nandi Citadel Quick Summary:
Chapter1:
The Nandi Citadel Phase 1 was a great project with beautiful landscape.
It was sold with USP of beautiful landscape and lot of greenery.
The flats are spacious; however, the passage inside could have been much better.
Also, the residents have highlighted that the swimming pool deck was redone due to poor workmanship.
A commercial property is being built on the Civic Amenity which may pose problems in the future.
It has separate entrance and exit gates.

Chapter2:
The Nandi Citadel Phase 2 project was again marketed with the same USP of beautiful landscape and greenery.
It was sold stating that it has separate Entry and Exit gates. Even though the built quality is good, the driveways are too small for such a large-sized building. The entrance lobby design looks much premium compared to the phase 1 project. The parking space is adequate and much better than the phase 1 project. However, the space earmarked for greenery is much lesser for its size.
Also, it has a small place allocated for civic amenities, but I see this may be used for building commercial space in the future posing risk for the residents.
One important thing which cannot be missed out is the approach road for Phase 2 is very narrow due to a temple being built on the road and this is causing blind spots for the oncoming traffic.

Chapter3:
On-going legal problems.
Problem1:
a. The Main Entry and Exit roads of Phase1 are relinquished to BDA. This was appealed in the court and now the order is out, and this will be opened to the public, in fact the nearby residents of Valmark Cityville will be the primary users.
Consequences:
- This will pose security issues for the residents.
- All the primary transformers for phase 1 are placed alongside the road without a backup plan.
- Visitor parking will be affected.
- The entry and exit of the residents will be affected because the road is narrow.
- The beautiful landscape will be affected.
- The garbage collection area is at the end of this road and there are no alternatives yet.
- Such a large apartment with no proper entry and exit gates will lose its value once the road is public.
Problem2:
a. The main entrance/exit road of Phase 2 is also relinquished to BDA.b. Tussle between two groups of residents to open and not to open the roads which they legally don’t own.c. The temple is built on the relinquished road and because of this the road is very narrow causing blind spots for the vehicles moving inside/outside.d. The builder had barricaded a certain portion of the road connecting phase 2 during covid to prevent workers entering the blocks and now the residents in front of the blocks are opposing to remove the barricades because its now being used as a walking and cycling path for their kids and this has led to an ongoing tussle between the Phase 1 and Phase 2 residents. This could have been easily sorted out initially, however the RWA MC was one of the reasons for blowing out of proportion.e. The builder/ RWA is forcing the residents of phase 2 to use the basement as exit road.
Possible Outcome:
a. Since no actions from the builder on opening the road for phase 2, it might be settled through Arbitrator.b. Any complaint from the residents to BDA will lead to removal of the gates/structures and making the relinquished road public.c. If it becomes public, all the blocks facing the road will be affected.d. Since there is a temple built on public property, any outsider can visit the temple and there can’t be any restriction.e. Some of the blocks near the temple do not have sufficient setbacks for the earmarked roads, it can pose civic challenges to the residents of the certain blocks in general.
Overall, when it comes to integrity and ethics, I would consider the builder much better than the others and delivered most of the things what has been promised.
There are certainly some grey areas which could have been dealt with in a better way by the builder.

This place is situated in the main road itself. Gated community. Basement parking. Lots of walking space. Homely.
Nandi Builders have designed this place very beautifully. This has a resort feel to it.
Their is one indoor gym and two outdoor gym. 3 parks, two barbecue pit, 1 swimming pool, temple inside, small play area which has traditional Indian games. Swing to sit in between the blocks.
Most of all the most important thing is community people are good, understanding and work it out together. All festivals are celebrated as one.

Recommend to buy and decide.

Only few apartment which face you when you enter society face the forest farm area, all other apartments have no view. Huge builders are coming soon right next to them so all views will be blocked.no grass areas, very artificial overall.unfortunate small 1000 sq ft rooms being sold for 80+ lakhs, overpriced and very little amenities.only plus point is open terrace but time will tell if they allow pets to freely run on terrace only then it will be worth. Pets are given the least priority tiny poop area and no grass to lie. All Cement and grey with few trees

Nandi Housing Management are very Polite and good.
Whatever they will commit, they will deliver more than that. They have cooperated me a lot either in terms of Payment or in terms of handover. They will be easily reachable for any of the issue related to Flat and society.
I have never faced any issue related to Building quality or with respect to other facility/amenities.

Very lame policies. Can’t shift furnitures in the lift. No heavy deliveries allowed Post 6 PM. I had to carry fridge and Washing machine till 4th floor by stairs.

They are kind people and there is diversity and inclusion within the office sphere. All employees as well as residents are treated treated equally. Love the place, visited the apartment recently. Hoping we get to buy it soon.

A wonderful place to live, make a home. Everything is accessible, friendly neighborhood. Serene atmosphere too.
