Prestige Shantiniketan

The society appears nice with good common area which are well maintained. They recently painted the towers now from outside it looks brand new. They are fixing the water leakage into the basement. But for renting and buying apartment here, it seems a bad idea given the water shortage issues especially for the amount owners are asking. Summer is not here yet. Also the sound of train is a nuisance specially at night. (even after staying here for 2 months).

Decent place with offices, mall, residential buildings and hotels inside the campus. Located close to metro stop Pattandur Agrahara. It can get crowded during pffice hours.

From a renter's or a buyer's perspective: A very old society with almost half of it's life over. Structural damage can be seen very easily in all the towers and property needs heavy revamping and repair (Unlike today's prestige project with Mivan tech which can stand much more years). There is a huge seepage issue all over the parking area. The parking area smells like a gutter and po*p. Sewage water drips from the pipe over the parking space and it falls on the cars which makes it even more disgusting.
Pipes keep leaking all around the society which thrives bacteria/fungus and weird smell.
Train sound due to railway crossing nearby.
Guest and maid bathrooms in some homes are useless because of seepage issue in house just below the flat.
All the structural issues are driving maintenance cost very high.

Pros are huge space to walk/ availability of groceries salon, Gym, Swimming pool, lots of greenery (same as any other apartment in the area), Badminton court is not wooden.
Lately there's been some demand for rentals or for buying and it doesn't make much sense to throw such huge amount of money down the drain by buying such an old apartment. Pre-covid there was very less/no demand of houses in this society but now there's a huge demand which is driving the prices crazy (10-13K/sqft for this ancient building not even built with Mivan tech). I live here myself on rent.
Planning to buy a flat in some newer society. Not here. Posting all this based on my observation here. Think twice before buying. Renting a flat is okay for a few years.
Overall two stars: A decent society but overpriced for both renting and buying.

I got a lot of thumbs up and would like to add some more details for prospective buyers.
1. This is an ancient apartment before rera had rules of removing utility and balcony from the buildup area. So the loading factor that seller quotes is not as per the current rera norms and it obviously goes against the buyer.
2. There are talks that the road inside the society would be opened up for the normal public. This will connect the internal road to the road between Mall and Manipal. After this the safety and security would just be a dream.
3. Lifts are extremely slow and require a complete replacement. If you live in one of the higher floors, it will be a pain to use such slow lift which stops on every floor.

If you want to stay in an apartment this is one. I have seen best in india.more than apartment.they have amnesties too many common spaces.for pet lovers luxurious space for them to take for roaming.parking slot is more than enough.and privacy of area of resident is awsome walking area is one level above the ground.so there is enough privacy

Very nice community with all facilities. Rent is too high but maintenance is very economical compare with other flats in Bangalore. Owners will ask very high rent irrespective of any situations

Campus is simply awesome. But the management sucks. No proper parking or maintenance management. The management authorities are horrible. I had to argue with them to play holi with my colleagues.

Well known companies are located here. The surrounding here is awesome and well maintained with adequate staffs and security.
