Sobha Iris Condominium

It’s very unfortunate to see that even after being such a nice society, brokers here like Seema, Rehman (few more needs to be listed here) are trying to control and lower prices here. They are even going to the extent of doing fake listings at lower prices. They are trying to influence prices here through their fake brokers network since they have been highlighted here.

One of these broker called me and told that no one is interested in these flats anymore. People are not offering good price for a flat. And just within 2 months of this incident someone offered me higher price than my expectations. And biggest fun part of this story is that another broker called me not knowing that I am holding this kind offer and told that current price for Sobha Iris flat is so and so (which was way below offer I was holding).

This is a very scenic, well maintained property, non intrusive and accessible to most places. The gentry is decent and mostly good neighbours. A diverse community as well.

Nice locality with all the amenities available. Still it seemed quite expensive to me. As i have seen other residential locations too.

Place is a decent option for buy or rent. But management here is a serious concern. You cannot get any work done without approval from Tushar in this society. And he seems to be a not so cool or sensible person to deal with. Sometimes things asked to be done are just senseless. One do never want to shell out so much money to deal with such profile people and face challenges during stay here. Not sure why person like Tushar is holding a position of responsibility in society like Sobha. He is 45-50 years old jobless bachelor man.

Also it seems the all fights and dominance gives Tushar the pump he needs for his life to be meaningful. Brendon (one another among 4 board member) also seems to be partner in this.

Also we came across information that during all this, a case was also filed by one of flat owner. And these two people (Tushar and Brendon) seems to boast a lot on the fact that the flat owner is not able to do any harm so far and case is just going on in court. And they both seems to invite everyone to file a case against board who disagree with Tushar.

Management here is a serious issue. There are a lot many local rules here. Which even surpasses rules made by government of India. If one purchase a flat here then renovation of it is a serious challenge.
1. More than one AC are not allowed to be installed anymore in one flat. Management here even went till extent that they lied that Sobha Iris was designed to support one AC in one apartment.
2. Incase you want to change tiles in bathroom then you are asked to install new tiles over old tiles without breaking old tiles.
3. You are not given permission to change even washbasin in washroom sometime.
No such thing is mentioned in bylaws. There are a hundred more similar rules. They were not existent 3 years ago. Most of the rules including above 3 are made by Mr. Tushar himself as told by staff here.

Tushar is unmarried, middle aged, without any job person.

It is quite possible this guy is making monitory benefits out of this designation (don’t have exact information on this as if now) as he is not ready to leave this designation at any cost, also he doesn’t seems to have any proper source of income as he is available 24*7 for all this stuff.

Tushar and Bhupender (old secretary) started all this stuff in society. Bhupender resigned due to some argument with flat owner (as told by staff here).

Current secretary Brendon also seems to be in support of all this.

Good society with all the facilities. It's very close to ORR but hidden away from the noises of it.

Sobha is a nice society. Prime location. Sakra hospital is adjacent. Ecospace is hardly 600 meters. It has a club house which host gym, TT, indoor card games, carrom. Rent is around 32-34000 per month and maintenance is 5500-6000 per month. You can try sharing room too. It may cost 15000 per month. Nicely maintained.

It's a good society with quite peaceful environment. The place is well maintained as well. There are six blocks of 9 floors each and each floor has 6 flats. The design and build quality is good and there is no issues related to basic amenities include water (Kaveri water is there), electricity, internet etc. The clubhouse is however is on a very basic side and nothing fancy.

I would not recommend SOBHA IRIS due to behavior of Board members only.
Pathetic Management- like SUPER STAR Bhupinder Singh & Tushar

Lots of rules are being made by the board members which is over the scope of RWA and violets government rules and Law. There are some brainless people in the society management like SUPER STAR Bhupinder Singh & Tushar to create maximum objection & trouble in your life. They think they are more intelligent than IPS, IAS or doctors etc who are making guidelines or law. (Specially in COVID)

For any work in your house from external vendor or installation like AC, Washing machine etc, we need to take 48 hr prior approval from society with all details for visiting help name, mob number etc. God would tell us before Amazon or Flipkart so that we can send mail to Mr. Bhupinder. As they are NOT free like us -is the reply from the management.

Very idiotic behavior by SUPER STAR

Not good experience.

Society has good 3 BHK house. Amenities are ok, some are only usable.

Society management created lots of inconvenience during Covid times. Specially when I was ill, society management even does follow doctors advice/ government guidelines or BBMP instructions. They even do lose talk if residents questions the management and avoid all calls or sms from residents.

There was so many theft issues also in the society. Which was discussed on mygate application for 2 months to make society management follow government guidelines secure our security in the society.

I would like highlight pros and cons of Sobha IRIS, Bellandur.

Pros:
1. Good greenery in society.
2. Big 3 BHK houses.

Cons:

1. Lots of restrictions in Sobha IRIS.
-No deliveries allowed to the house after 2pm (includes essential & non essential/medicine etc), due to which parcels are left unattended at main gate & getting wet/soiled/stolen.

2. Lots of theft cases (theft in the house/parcels theft/ food delivered at gate/fire equipment theft etc. (more than 15-20 cases in 3 months)

3. No accountability/ response of security or society board on theft or complaints from residents.

4. Bad and arrogant management team.

5. Prior email permission required from society board for various works at rented house with many details which could take 48 hrs or more for approval.

6. Non adherence to latest govt guidelines & imposition of self implemented rules:
Eg 1: domestic help and parcels delivery (amazon/blue dart etc) service could be stopped any moment
Eg 2: Quarantine could be imposed on residents for however long board decides.

7. High maintenance charges.

8. Mosquito issue.

9. All amenities like swimming pool/ gym/ club house mostly closed and not in good condition

It is good residential apartments. Lot of greenery now and the welfare association is doing a very good job during these pandemic days.

There are hardly any amenities. Lot of water leak issues. Since it is close to one of the dirtiest lakes of Bangalore, you will have to get used to mosquito bites.

Amazing place, clean, beautiful and maintained society.

Very ordinary floor plans as compared to the price points.
Amenities are nice and working but rooms are little smaller. Location is also very good but not very well mantained society as it seems.

It's huge and so is the community. They have vending machines and security is tight. Check and check
