But regularly observing water leakage issue in basement, construction quality is not up to the mark, stray dogs menace.

Very nice flats and ammenities. Overall very happy with the Project and Flat. Very nice assistance from the Sales Team in helping me show the flats and finialize the property. Booked a Flat successfully. Kapil helped a lot in showing all the available flats and explanations.

Faced many issues due to STP during our stay in the society.the STP plant is below one of the towers in the society due to which we had to face continuous noise of motors and also foul smell in house.not good build quality. Club house and general store has a separate gate and no proper security there. It is open for all and access is not checked. Maintenance and property management is bad.

The major problem that I faced is with there CRM team, for issuing a duplicate NOC for Electric metre you need to chase them for weeks still no luck

But when the payment is delayed by even 1 day from customer end they start charging them interest money.

I checked with other owners within Sumadhura group and all are facing the similar issues.

I have very recently proceeded with a property with Sumadhura group at their Eden Garden project. I’m still yet to complete the entire process, hence writing the review for experience so far.
To start with, Mr. Ambarish from the sales team has been very helpful. He understands the customer requirements and taste very well and suggests you units according to that. He shows up the exact units which the customer will absolutely like and immediately want to book. After that he also helps with a clear picture of what the situation is and how the things are.
After sales there are other teams that get involved but Ambarish ji did try and help me out there as well.

So far rest of the team also has been helpful but yet to complete all the process. Will update accordingly.

Meanwhile, keep up the good work team!

We recently purchased a flat and shifted here in Sumadhura Eden Garden.
The sales experience was good but the builder is pathetic and so money minded. They are not listening to the residents for any issues related to issue in construction.

Also, they are charging a huge amount for maintenance and not at all responding to owners ask/concerns. They have engaged thire sister company "Enliven" to manage this property which is again a looting strategy and the quality of service provided by them is very low.

Stay away from this Builder.

Response at site was bad.being Sunday evening.
Didn't even share catalogue or price details while We travelled more than 3 hrs to reach the site with our cheque books

The property looks good, one of the reason why we chose this place. Sales manger Chandru and Amvrish had helped us to find the right flat for our requirement. Appreciate there concern. I would recommend others to take a flat here.

Sumadhura Eden Garden is a great ready to move in property with a ton of amenities. There are schools near the property if that’s something you are looking for. We did observe an privacy related item and Ambarish is looking in to it with the relevant teams. Overall a good property to consider.

Terrible state of security in the society. Things are getting stolen from the house door. No action or responsibility taken from the facilities and management

It was a good experience before booing, Mr. Ambarish helped clearing all our doubts about the project.

Their marketing and sales team deserve zero stars. We visited the property today after checking about availability of 2,2.5 bhk units across multiple floors, to which their telesales team had specifically mentioned yes. Upon reaching the place, we were made to fill a form and we're told that only ground floor units exist for 2.5 bhk and 2 bhks aren't available beyond 2nd floor. Nobody bothered to explain about the property. We were simply given a printout with flat numbers, which we could see unaccompanied. First, they wasted our time by calling us there by misleading about availability and then they show a behavior of don't care whether property is sold or not. The flats we saw had switchboards hanging out and paint chipped from walls and balcony. Upon asking about the condition, we were told that finishing touch is pending. All this when a property has residents living there. Wonder how they will treat when booking goes through. We spent 3 hours in commute and it was all a wasted effort.

All I can say, experience is very good. Special thanks to Nrusingh from proptiger and Mr Ahmed for their great support. Very supportive residents.

OC Received. People started getting handover post registration. No preparation from sumadhura team. CRM guys keep delaying. Lots of delay from pre registration to PDQI and registration then handover. Full process will take around 45 days

This is one of the best project in the area. I have booked flat here and very happy to see progress. We are expecting possessions in April and looking forward towards it. It has all amenities one can think of. This is really a children dream to live here.

I have booked 2 BHK here. We have explored a lot properties, then we selected this one as location is really awesome here. Society is really nice and build quality is also very good. I would like to thanks Mr. Francis for smooth process and a well descriptive guidance.

Project looks good, have enough open area. Only problem is that the parking is below the open areas in between the buildings, that means the greenery will not be as good as it could have been.

Got confirmation on OC part. Although its been delayed but at the end Sumadhura received for which they should be given appreciation seeing covid difficulties.

Reviewing again as sumadhurua gave the deadline for early possession i.e. On or befor dec 2020 for phase1. Happy with their commitment and I hope they will deliver as per their timeline as 90% amount is already disbursed against the construction from owners.

So far with construction and quality I don't find any issue. Hoping builder will provide the flat with construction quality intact as can be seen with other projects of sumadhura.

OC is received. I appreciate the builder for the same. Changing my rating to 5 star. EFG tower handover is in Nov and others will start in Sep. CLub house construction is in progress.
I have booked flat here. Project masterplan looks good. Builder has good reputation in Whitefield area. I have seen other projects as well which are maintained well and quality is good. So far service of CRM Team is good. Progress of the tower is good and well informed. I suggest people to have a look and also model flats are good. One suggestion to look at payment plan properly and make sure to have it linked with entire project progress instead of few towers.

I booked a flat and had few questions on hairline cracks so I visited and meet Mr Ambrish. He was quite patient and explained me everything very clearly. Spent time and addressed my queries. So had a pretty good experience with him

Eden garden is a good property in a good location. Mr. Francis who briefed us about the property was very professional, courteous and very helpful. He explained to us all the minute details of the entire complex. Very happy with the first experience with Sumadhura.

A great project. The open space is the most attractive thing about the project. Amenities offered also make this property worth buying. The booking process is also smooth. Mr. Francis helped us a lot with all the procedures. He is really patient and experienced in his work.

I must say that I have seen almost 25 odd flats till date, but the feel, here, was different. Shiva Kumar was patient, humble, honest and helpful to guide me to my first home. Great Project with Good Amenities and Very good open space. The Booking experience was great too. Mr. Shiva has Helped in booking our Flat. He is patient enough to explain each and every minute details. Overall a great booking experience and glad to be part of this project.

I booked flat on 2019, its been two years, this builder have not missed one chance of harassing customers, all those nice talk from sales guys will be washed away after paying them enough amount to back-out, Do not waste money on this 3rd grade builder, go with some premium builder, there are so many cracks found in every building which are only been repaired recently for pre-inspection of delivery, everyone is finding so many hollow tiles, less square fit area of flats by evaluation via 3rd party pre-inspection, So if someone don't pay for 3rd party inspection, you will end up with poor quality, and Sumadhura is not ensuring quality from their end, these days even poor vegetable lauri wala wont hand you over rotten tomatoes just because you didn't care to check.

Even though we are so close of registration, and its my right to visit flat before final disbursement, and I have need to visit flat for interior measurement, they are not allowing me to visit my flat, what can be lower than this one. If you care about your hard earned money, please use it for better builder, Its too late for me to backout now.

Shivakumar has been extremely patient and calm through out the procees.we were in touch with him for the past seven months.due to COVID we were always uncertain about our travel. But he never showed any disinterest and always had a positive attitude. He checked out requirements and gave appropriate suggestions.sumadhura is definitely moving ahead in the right direction. Hope to receive the flat in the committed time.

We were searching for a house since last 6 months and have seen almost all the properties in east and north Bangalore. Finally we bought our dream house in Sumadhura Eden Garden.
Mr. Satish Agarwal from Sales team has been very patient to answer all our questions and helped us choosing the right unit as per our requirement. Mr. Ahmad Khan also helped us with the site visits and queries as we bugged them for over 3 months before finalizing.
They also made the booking process very smooth. Ms. Bhanu from CRM team has been very helpful and proactive for the rest of the process.
This Apartment Complex has all the amenities with a homely and healthy environment. It is located at a very peaceful location and very well connected to KR Puram, Whitefield road, upcoming Metro, nearby tech parks, hospitals and schools. A mini Lal Bagh next to it is a icing on the cake. Most importantly the units here are very well ventilated and spacious.
Hoping to move in here soon and call it our Home Sweet home.

This project is best for resident.it's close to the mini lalbag park.flats are full vastu complaint. They are building good society with almost all amenities.

We had visited several projects before finalizing the property at eden garden. This is one of the good project that we came across away from city chaos surrounded by greenary, rate wise bit on higher side though. Mr. Ambarish answered all our questions as we would have spent hours before making the booking.

Samudhura Eden Garden is a nice project. Here we have got the good amenities with supportive staff. It's a very beautiful project that we have seen. Staff are understand about the customer requirement and accordingly full fill the needs.

If i had slimmest of the ideas about how these people will delay the possession i would have never gone for this builder. No doubt project is good but the way things have been dragging on for the passed 6 moths its very disappointing. Even after collecting 90-95 % of the total cost, still no clear information is being provided. Possession bubble started in April' 21 and now we are almost into August. Very disappointed.

After exploring, So many ongoing and developed real estate project, Finally I booked 2.5 BHK in Eden Garden, which is fulfilling all my requirements. I got enough support from Fransis and Chandru, from Sales team to clear all my doubts and queries. Looking forward to be part of Sumadhura family!

Modifying the review to 1 star (Would have chosen zero if it allowed). Not a pleasant experiences dealing with Sumadhura Eden Garden sales people, especially AGM-Sales Mr. Chandru. He may need training on how to talk with customers, because with almost every other customer he had an argument (Just writing my personal experience, don't have intention to blame anybody). After the flat booking they don't listen what you say, moreover they argue to accept the flat as it is.

In my case after I booked the flat, without my notice they have laid Amazon Gold tiles, which was selected by the customer who has cancelled their booking before I booked the same flat. So, Amazon Gold was not my choice at all.

But when I spoke to Mr. Chandru he started to argue that floor tiles laid before my booking as per their database (Seems they are not maintaining actual data for sure. Actually, tiles was not laid when I book the flat.) and with high voice he started to speak that he has chosen Amazon Gold tiles for my flat and need to accept the flat as it is. How can sales people chose the tiles for my flat? Customer preferences must come first, not anybody else's. He was not at all ready to listen my words. After hearing his words I felt whether he is the owner of my flat or me and felt that, wasting my (me and my wife) life time earned money on this flat.

At the time of booking they take 95% amount and do the agreement. 95% amount they expect it within 1 month from the booking date, with daily and hourly follow up by CRM. Later if you want to switch the flat they will charge Rs. 200 persqft as transfer charges (even though you have not done registration) + difference amount of current value and agreement value + floor-raise charges and so on.

Now, for cancellation also they are telling they will deduct approximately 12% from the money.

My sincere request to higher management of Sumadhura that kindly look at this issue and provide me solution. *Of course you must need to change the floor tiles in this case, I cannot go with Amazon Gold tiles because it is neither 'my choice' nor in 'my liking'*. It's a learning that, whenever new customer booked the flat, all preferences of earlier customer (Who has cancelled their booking) must be deleted and set to default preferences and set preferences of new customer, as only customers are the heart of any successful business.

Now (1st March 2021) CRM people are telling tiles cannot be changed and can be discussed further with Management.

Now (From Feb 2021) in Sumadhura Customer App they are showing the interest part as delay in payment and finance team is insisting to pay it before registration. Because of all these reasons no trust left over Sumadhura. I regret my decision for buying a flat here.

Earlier I referred many of my friends/colleagues to go with Sumadhura projects, from now onwards will not recommend it to anybody.

We booked 2nd home for my brother in law Amrit Kumar. We had gone through several other projects before settling on this one. This is a good project with lot of amenities with good ventilation for each room in the flat.

Sales team - Ambarish answered all our questions patiently as we would have spent at least 5-6 hours at the property before making the booking.

Fraud company, they input incorrect balances in statements, so that customer gets to pay extra amount as interest, I took the flat in 2018 and regret decision by selecting such builder. Builder wants to give possession by charging incorrect balances to the customer by cheating them, they are not even providing all amenities at possession date.
