I have been staying in Silver Ripples since 6 years and I approached Sumadhura again after so many years for some work. It was really a pleasure both 6 years back and even now that have the same warmth, courtesy and professionalism to help get things done. Thanks again Nanda and team for your help!

Please don't buy this project. They ask existing customers to refer and they commit that they will give a referral amount to the existing customers. But the reality is they do fake promises. On the name of the referral, they don't give any referral to anyone. This promise was done by the sales head of the project in Eden garden If the sales head of the project is doing this kind of thing u can imagine what another sale team will do. They all do the fake promises. And the quality of work is worst. Please don't buy.

Quality is pathetic as we see the wear and tear of apartment within 2 yrs. The Enliven team who takes care of maintenance is the worst. Think before you invest.

Worst construction quality by this builder with in 4 years lots of issues we are facing in our community of silver ripples. Better be careful about the quality we need to thoroughly check the issue. Third class builder with poor construction quality. I got a leakage issue in my kitchen when I talk to maintenance department they are saying builder did with poor quality.

It's the best company to start career in civil engineering.
It's in Bangalore and the growth rate every year increasing fastly. So u can join this by a few round of interview. Max 3- 5 round of interview.

They consider their customers as money producing machine, but provide poor quality of service.
They provide poor quality of fittings (they will term it as branded though) :
leakage,
pipes breaking down,
Basement and flats getting filled with water,
cracks appearing on the ceiling and walls,
the list is huge.

It's one of the worst experience being a Sumadhura flat owner. They never take heed in addressing customer complaints or readdressing them. Rather they themselves make up reasons if being complained about any concern. We are actually facing issues with our flat within a year of handover and Sumadhura is not at all concerned when we have actually paid quite a heavy amount for maintenance in advance.

After sales service is a nightmare.

Pathetic builder, mis-selling during the initial conversations. Guys are not thorough with registration process, Sales guys either do not know all details or hide the facts. CRM Folks are satisfactory. Overall not worth the price they position the offering at.

Don't buy property with Sumadhura, the finance team is the worst of the kind.they took all the reviews on written note and then they are saying you have interest on your loan amount you need to clear otherwise we wont allow for registration, we said it was during covid time frame and due to delay at the bank side there may be delay in payment, she started saying do you have any proof, I had the WhatsApp chat with your colleague, she said you have sent but no one has replied to your message, so cannot be considered to be waived off. I said this is unprofessional.she said if you don't buy someone else is waiting.what kind of business are they running. Is this the finance team of a iso certified builder or a broker. Be careful with this un professional builder. Please record phone conversations when you are taking with their team as they ask proof for everything.

I would certainly won't recommend Sumadhura properties. One there charges are exorbitant. And their infrastructure is just pathetic. I stay in one of their posh appartment at Whitefield Borewell road. Sumadhura Silver Ripples with 474 units. Sad part is the water pipes layed, pipe burst. Since last 4 months we residents are facing issues pertaining to water (WTP and RO water) we have to leave our office work and run to fill water from the tankers or ensure we store water in the buckets. Not enough the STP is another issue of all. Most of the time STP has a problem and leakage of the pipes. High time Sumadhura team focus on their infra.

Unfortunate owner at one of their property. Amenities are missing, no maintenance, false promises for completion, no planning at all. They changed many things which were not part of the brochure or the plan

We had a good interaction sales and crm team throughout our 40 days process from booking to handover of apartment. Zafar from sales team was very helpful in getting things moving and was always approachable. Prathipa from CRM team, she has been very helpful and accommodating in fixing early registration date and guided on various aspects for speedy handover. Always reachable on phone for any clarifications and very approachable.

Their new office is shifted to the Maratahalli next to Sireesh Mahindra service centre. New office is spacious and parking facility is available for all type of vehicles. Earlier there were no space in old office. Staffs are well co ordinated. Their projects are also good.

Very professional and responsive. Interacted with Prathipa from CRM team, she has been very helpful and guided on various aspects. She has resolved all the payment related queries and issues we had with Sumadhura finance team initially. She also detailed us on the registration payment related queries.

Finance team is responsive but there are man power shortage. We have to call many times then get a response from them. When handling large project like EdenGarden with 1100+ flats people expect response in timely manner.

They have given us electricity bills without registering flats in our names. Ideally builder should be paying for electricity bills before hand over but shamelessly they are asking us to pay.

Building quality & amenities provided are extremely good & as per market.

As a company, this is good, but the CRM team is spoiling the good name. Here is my review on the CRM team:

There are 2 core values of CRM team:
1. Bullying Customers
2. False & Unclear Commitments.

CRM team is the most pathetic one have ever come across. They should be called as Customer Relationship Spoilers.

They are not reachable mostly & seems to be busier than our PM. They are money extraction agents as they reach out on their will when payment etc are there. But, on need of customer, they either don't recieve calls or have a standard reply - We will get back, which never happened till date.

I would also mention that there are some good employees as well who wants to maintain transparency & serve customers, but due to peers pressure, they are unable to.

CRM team is a brand ambassadors of the most pathetic app they use to communicate with Customers. It displays mostly falsified or incorrect data.

But, when it come to payments, they will use the term DELAYED always & add interest with falsified demand letters (in app) & without proper justification on the calculation.

Project handover as per commitment during booking & advertised all over the city was due last year, but they kept delaying (sorry revising) the dates & till date not handed over. They sight the reason for covid situation (understandably), but when cross questioned CRM, they will show the RERA dates & on track based on that. Also, they had extension from RERA as well secretly & never bothered to share it with customers. When it come to payments, even the delay due to covid is not applicable.

They never bother to respond to negative reviews only Thanking false positive reviews. Take alook yourself.

The distress & frustration is with CRM Finance & Technical team.

Zero professionalism. CRM personals share false updates. Mostly non responsive/not reachable & every other CRM personal gives different responses. Standard copy paste answers for everything.

All customers are distressed & waiting for possession. They are playing with customers sentiments.

Project handover is delayed for months now. They do all types of drama in terms of "pre" for everything to buy time & hide their delays/lack of planning.

Falsified interest amount charged for most customers & request customer for providing justification for delays. But they don't provide any justification for the delay from their end. This has been the case for most of their completed projects as well.

False commitment & advertising has duped many customers to book flats.

Also saw some of the reviews posted are by their own associates like: Rinto (HDFC bank) has posted review just to increase ratings:)

Sumadhura, the amount of money you spend on false publicity and lies you are putting up, if you spend even less than half of it in actually fulfilling 50% of the promises you made while selling a house you would actually get real people speaking truth for you and free publicity. It’s been more than 2 years that you have handed over the house and the road to enter the apartment is not there. The design of the house is such that there is No provision for ac To be put. Worlds’s first library.with no books. No passage for stp outlet, it’s been drained in children’s play area.
Drainage system for a high rise building of 150+ unit is just not there. You advertise of world health day, environment day etc but hardly any greenery in the apartment. Leave that, even no place for wastage disposal. We live with stinking smell of stp water and garbage. Building is designed with no parapet, little rain and water is inside the house, Gate is so weak that one hit to the gate and it’s broken. Built on the main road, right on highway and the boundary walls are so low that anyone can just jump and get in. No fencing in boundary. God only knows about what rain water harvesting mechanism has been put up. Bad quality piping system, pressure fluctuates and pipes have bursts. If you buy house in Sumadhura, dont buy a big car, parking is only for small hatchbacks. Hardly 5 lamp post in the campus of an acre. I can just go on and on and on.but this will not end. I just curse the day I decided to go with Sumadhura.

All Sumadhura properties have Land owner issues. These land owners get some flats and then buggers started creating issues to flat owners. Sumadhura wont help they just sell and go. They don’t care about Customer.don’t buy

I purchased a flat in Sumadhura Essenza in 2015. In 2015, we were expecting to see at least 75% of the facilities, if not 100% of what was shown to us in the brochure as part of the sales pitch, highlighting Essenza as a Premium Project of Sumadhura Group. However, what we were promised, and what has actually been delivered is contradictory. Few of the major items are below:

1. Main Gate: Every project (even small builder floor projects as well) give utmost importance to the entrance as it is the gateway to the apartment and visible to everyone who comes in front of the apartment. The gate that is currently put up is so weak and small that it can only be called pathetic at best. No scaffolding, no boom barrier, not even a visibly strong gate… etc.are some of the major things that have been intentionally ignored. Sumadhura didn’t even bother to construct a proper approach path for the entrance. Everyday residents have to do dirt biking before entering the project and risk skidding from their vehicles and either injuring themselves or damaging their vehicle.

2. Landscape: Throughout the construction phase, we were committed that Sumadhura endeavours to construct green projects. For Essenza, they will plant trees and give a border of landscape through the project boundary. In reality it was limited to front face only. Not even pots have been placed. The owners association is now investing to green the project

3. Boundary wall: We were always informed that the boundary wall would be high enough to avoid any kind of trespass from the road as the building is located on the main road. Even a kid can jump over the current wall and enter. The minimum barbed wire fences have also been denied later.

4. Lighting: Only 4 lamp posts on the front side and backside and the side areas are left to perpetual darkness. What we were promised were solar lamps throughout the project, which again was part of the green project farce that was pitched at the time of sale.

5. Basement and Guest Parking: The parking areas are a perpetual pain point. The basement parking issues like peeling plaster on the floor, cement dust, holes on the parking floor as well as roof were highlighted multiple times and only stop gap measures have been taken to somehow get the point off the list of pending works but no permanent solution has ever been proposed or implemented. Even the interlock tiles in the guest parking area are so low quality that right now there is a cave-in in that area which has come up and vehicles have to avoid that area.

6. Drainage: We are struggling to dispose the waste water from STP of the premises because of connection of the drainage to a non-existent outlet, instead of connecting it to the already existing drainage pipeline in Basapura road.

7. Air conditioner installation: no wiring to install AC and no place holder to pace AC external outlet. Get ready to invest additional 15k for civil works if one wants to install AC.

Customer relations: It was completely absent for us. I don’t even know if the company’s management even wants to see the face of their customers even once.

The list continues. Owner's association has also presented one to the project managers but no action. This is the Sumadhura home which I definitely would like to leave.

Owner @Sumadhura Essenza: The property have Land owner issues, and I guess this is with almost all properties of Sumadhura. Once the land owners received flats they will start creating issues which is beyond the control, and ultimately we are the owners have to face the consequences.

I would advice fellow buyers to contact owners before planning to buy property at Sumadhura essenza since there are multiple issues regarding amenities, facilities, landowner's involvement etc.the list goes on.

Cheating business on builders and developers and useless company, please be aware, employees talk negative and politics, canvassing is good in cheating, not up to the mark.
