My worst part of my life is renting house in Unicca Emporis it should get -5 star.

House planned by uneducated civil engineers

They gave swimming pool in some flats which always having leakage issue for others flats.

Other amenities never work properly worst building plan.

Beware before planning here.

Don't believe on polished words by brokers and current house owner's.

It is totally waste.

Good society with luxury amenities
Only high raise building in this area with amazing lake view

Don't buy flat here from Limited firms or private limited companies (beware) you will end up in legal issues.
Builder has not completed amenities work

The society is very filthy with next to zero maintenance. All low quality work is done here, with lots of incomplete work from builder. Maintenance charges are also very high with very less unmaintained amenities.

I wanted a flat in the Whitefield area and searched a lot.

Meanwhile I came to know about Unicca Emporis contacted the sales team due to their back to back calls I visited to have a look. I initially felt good by seeing the outer look and location.

Thought of finalizing the flat. However luckily I came to know one of my friends staying in the same apartment I went to a friend's home before finalizing it.

I felt more disadvantageous compared to other nearby apartments for this price.

Some points I collected from a friend who has been staying in Unicca Emporis for the last 4 years and I even noticed as below.

1) The quality of construction looks too bad (even inside flats walls are started cracks)
2) They didn't complete all the promised facilities
3) Most of the amenities are not functional
4) Parking facility also not much comfortable
5) Too many mosquitoes/cleaning issues (My friend is too concerned about)
6) Walls are shared for each flat hence disturbing/noisy
7) and some of the flats are given for daily rentals for some hotels and company (The visitors not care about residentials)
8) Not suitable for families with sinior citizens

To list there are many more points by considering all this I dropped my plan.

Because house will be the place where we need peace and comfort.

Big cheats! There is a flat that is put up on Airbnb in Unnica Emporis. Firstly I am not sure if they are allowed to commercialise. Anyways the narrative goes as follows. We looked up this prop on Airbnb and contacted them. They asked us to pay via Gpay not via Airbnb. So I made a 50% payment of 12000 rupees. They confirmed the place. Check in was at 1 pm. We checked in at 4 pm on 3 Sep 2022. The place was stinking and full of dog hair. They didn’t clean the place before handing it over to us. Immediately after checking in the lady pestered us to pay the balance 12000 rupees. In good faith we did. But they did not even bother to clean. Frequent power cuts during the night and when asked they pretended as though they don’t know about it. Next day on 4 Sep one Mr. Rajan spoke to me on phone and threatened me and my wife if we spoke anything. I asked them to send me the invoice for the one night stay and return the balance to which we were threatened. Eventually me and my family had to book a hotel and leave as the living condition was very bad and we were threatened by Rajan and his aides. I have all proofs, call records etc.also when I followed up with his sister for the money she said she cannot give back a single penny also. Do not book this place on Airbnb

They're very unprofessional and frud and they didn't accept that they have taken rent something and very time they're creating problems for their guests

Very beautiful and lovely place to live with family and friends love the view and all amenities am staying from 4 months i completely love the life style living there it’s amazing place to live your life and style

Very big and spacious flat, society is also good. Association is very active in resolving day to day issues. You will not be able to like any other flat after visiting this property.

Good location, nice view and ample of space.you can always find a better space compare to any reputed builder and this is what matter when you buy a home for living.

Main highlight of the property is the View from balcony. Amazing sunlight and ventilation throughout.

I am an owner of a 3 BHK premia in this society. Such a spacious and airy house is difficult to find in Bangalore, which is the prime reason for buying this house. The balconies are huge and can be a great party area. The balconies of the luxury flats are humungous and a party of 15-20 people can be comfortably hosted in those balconies.
The backside view is beautiful, full of coconut groves. It is nicely located, close to Whitefield main road, as well as on the strategic Varthur road which connects to Sarjapura and Electronics City.
The people in the society are good.

I owned a apartment here, nice place to live, full of light & fresh air.having all major facilities like swimming pool, gym, club house, lift, generator, waste management, Sauna, etc Few amenities like roof top pool, bowling line are not operational yet but the work will soon resume on this. The place has awesome view and the location.close to nature & city as well. Overall Its a well planned society.

Pros:
Spacious flat, nice layout, helpful and friendly residents, open terrace, large swimming pool, balconies etc.

I am one of the resdient of the apartment and i would say Unnica Emporis is the best layout flat i have seen in eastern bangalore. Amazing design of rooms, 360 degree view from all rooms, extral large balconies. I have searched most properties of Shobha, prestige etc, but this property gives you amazing value for money. The apartment is in strategic locaction from ITPL, ORR and whitefield. I would advise the buyers to seriously consider this property, as i dont think we have seen more livable property than unnica.

Luxuria flats it have one of the best floor plan. The view of the lake from the balcony (size biger than usual balconies) and an inhouse pool makes the floor plan makes it a unique product in the market. Also, has one of the best and energetic society which solves all the problems in real time.

I explored 20+ properties before becoming a proud owner. Difficult to find such a spacious, well lit and well ventilated apartments. Uniquely designed property. Superb views from balconies and society roof.

One of the best property in Whitefield/ Varthur area. Flats are very spacious and airy with some good amenities. It's difficult to find such apartment in Bangalore. And kudos to association for all there hardwork in running the society.

Flat layout and view in this society is better than any other in whole varthur or whitefield area. Please make sure to visit unicca emporis once before taking decision of buying flats in any nearby society. Several amenities including swimming pool, terrace party pools, club house, gym, creche, Movie theatre, sqaush court, badminton court, lawn tennis court, cricket pitch, proposed bowling alley and many more.

One of the best property in Bangalore.

It's the only property in Bangalore which has flats with personal swimming pool in Deck/Balcony.

The most appropriate flats for a family to live in as the flats are providing a very beautiful view, the location is great and talking about the balcony, it's very big which is commendable. The rooms are very spacious.

I am an owner of this property and stay in a 3BHK Premium apartment. To be very honest I have stayed in Bangalore for almost 15 years now and have hardly seen such spacious apartments at the rates offered. I mean even if we talk about more branded properties the houses are damn congested and not worth the price we pay in my view point. At the end of the day we stay in the house/apartment and do not spend our time only in the society amenities/facilities etc. So would surely say that I am glad that I made the right choice of buying an apartment in Unicca Emporis.

Regarding the amenities & facilities- swimming Pool, Gym, Party hall, Snooker&TT, basketball, Squash, tennis court is already in use and all the people in the society are enjoying these facilities. These are basics now a days in all the society and people in the apartment are utilising it.

***Previous review was based on my initial interaction and commitment provided by builder.

But now it seems wait is never ending and amenities are still not completed even after waiting for couple of years that is almost more than 3 years now.

Builder has given all false commitments and not interested in completing the amenities/project.

Even the work done inside the flat is not good at all. Builder hired all illiterate people to build the property. Builder employee who used to take care of flat civil work has used two different colour of tiles in my hall and you will not believe that he said that this is what it is
when questioned.

Amenities still not completed after 3 years, low class civil work inside flats, overall Pathetic experience!

Someone, please ask them the definition of a ready-to-move apartment. OC received almost 2 years back. But the reality is different. None of the amenities or anything are in a finished state (seems like a construction site). Residents are fighting with the builder to get things done. Something horribly wrong with the builder’s work process. Property pics and situations are self-explanatory.

I would recommend new investors wait for acceptable 100% completion of the project as promised or else ready to join us in the fight.

It feels bad to write such a review for my own society where I live and have bought an expensive flat.

I paid for a luxury apartment seeing the brochure and pending work with a promise saying these will be completed in few months and this was almost 2 years back

In short buying a property here is not advisable.

The only good thing about the property is the internal space and the balcony but please don’t make the same mistake as we did. The building is not ready even after 5 years. A lot of the amenities are pending from a very long time and the builder doesn’t seem to complete them ever.

The lobbies are incomplete, the windows are not there in the lobbies, so when there is rain the entire lobbies of such floors are filled with water. Majority of the amenities are incomplete. Sauna room, jacuzzi room, billiards table all are half done or doesn’t work. The swimming pool has leakage issues. The builder is only interested in selling his unsold inventory and no matter how much the residents plead him to complete the work, he only promises another date and never completes them.

In fact, his contractors work on getting ready the recently sold flats and they dump all the garbage within the campus making it a complete eyesore. He doesn’t even bother to clean the garbage and only after repeated pleas from the association he has them removed. The unsold pool apartments are a breeding ground for mosquitoes and the builder doesn’t care about cleaning them even after repeated complaints.

It takes a lot of frustration to say these things about the property I now call home but at the same price, there are far better apartments. Strongly suggest to stay away from this property if you do not want your money to go to the drains.

Have purchased a flat in Oct 2018 believing the builder's words that the amenities will be finished by Dec 2018. The flat has been handed over on time but the builder hasn't officially handed over any of the amenities yet. Buy the property only if you are ready to pay for the amenities but don't care about using them

And finally I understand why people prefer brands.
Flats in this society are being sold at Premium rates but all the aspects are very far from premiumness. Work is incomplete for almost each and everything with no hope to get it completed by builder anytime soon. Some petty things like lobby area, staircase area gives a feel of DDA /housing society flats.
Surely, views are good and that is the only thing that gave some satisfaction but very disappointed with condition of society vs cost we paid.

Apartment is spacious with nice view but amenities are not completed even after receiving OC 2 years back

I am staying here for last 2 years and don't see any progress from builder side for the remaining work.

Following things incomplete even after receiving OC in 2019.1. Bowling Alley
2. Badminton Court
3. Jacuzzi Not working.
4. Burnt wood in the sauna baths.
5. All broken walls and ceiling in the Theater room.
6. Pool table broken leg.
7. Leakage in the gym.
8. Terrace garden missing
9. Party Hall Octagon, all the flooring and false ceiling is broken.
10. Pantry Area of the Octagon Damaged.
11. Terrace Swimming pools not functioning.
12. The infinity pool has no option for flow of water thus the dust collects on it.
13. The fountains from all the water bodies are missing.
14. All the seating area is damaged.
15. Non-functioning Fire system.
16. Water overflow from tanks which leaks into the walls.
17. Incomplete and non-painted building from the back side
18. Parking like a cow shed/ when shown it will be like an airport parking.

There are multiple safety issues too, making children and aged person vulnerable to go around in the society.
1. Multiple points at terrace with no fencing at all.
2. Broken glasses for doors and windows.
3. Swimming pool light coming out of swimming pool.
4. All the unsold flats with water body in the balcony is the mosquitoes breeding ground.

Make sure to consider these points before investing in this project.

Had a great hope before buying the flat about Unicca Emporis but now I'm regretting the decision after purchasing the flat. Actually builder promised with luxury amenities but we are not evening getting the basic things properly. Each and everything is getting delayed and there is no proper response from the builder. They keep promising the things in every meeting that they are going to finish lot of pending works and after that no action. It keeps dragging

Individual flat pending work is still not completed even after following up with the builder.

Even after getting the OC (May 2019), there is no signs of project completion. Builder keeps changing the plan as per his convenience.

I am also one of the resident of this society there is no issue with my flat, common aminities are opertional now specially swimming pool after covid restriction, which i have attached the photographs also.special thanks to all nebhours who stay very amicably in the society.

Till day I regret my decision to purchase flat in Unnicca.

They gave false promises and showed alot of amenities while selling but till day most of amenities are not even operational and builder has already left after putting everything on society's head.
Now I don't think these amenities will become reality but still I have to pay 4k as maintenance.
No bowling alley and No Sauna. Some construction is still going on near 2nd gate area.

Interior work is not of good quality so be prepared for spending few lakhs extra. Road in front of apartment is still under construction and network is poor which creates issues during WFH.

Think twice before investing. Still lot of flats are vacant and most of people regret their decision.

From Last 3months I am visiting Unicca Emporis, Its totally bluff,

Builder is telling something and actually there is something else, today I came to know by one of the resident whose brother is in association. I don’t know name of that gentle man.

That property is ok but problem is everywhere

Cracks in outside, pool is not operational, POP in place of plaster, Benches in podium already gone, Only in Picture property is luxuries actually what it is u can see and most of the places cracks are visible.

That person told me only few problems is there which association is solving –but if there is no understanding between builder and landowner.then how.

I am fed up with there false commitment so giving them rating. Be ware before buying this property.

Please beware before buying flat in this project. Don't belive in their marketing gimmick.

- First of all, it almost took 7 years to complete this project. So, apartments are already old.
- Builder has not paid dues to most of their staff and now most of work is incomplete.
- I had to pay almost 3 lakh after purchasing flat bcoz of poor construction quality.
- Already several owners started seeing issues of leakage in their apartment. This is going to be worse in next few years.
- Most of amenities mentioned are not available or in a bad shape but still u have to pay ₹4500 every month for this.
- Some apartments have glasses in balcony and some apartments have iron grills.which looks very bad.
- Condition of building is already poor. U can see lot of patch work if u check entire project carefully. Most of covered parking has water leakage and they have not allotted parking space yet.

2BHK flats are not worth of 65lakhs also as u need to keep money aside for rework of bad construction quality (Atleast 3 lakhs) and then interior. Please do not waste ur hard earned money here. U will get better options in this budget

By far the best residential project in the vicinity of Varthur. A decent society to live into.

Below are the things which I like about this project/society.

1) You will find residents here from almost all across India

2) Most of the people i met here are nice & supporting.

3) Floor plan is really good as compared to other projects, large & spacious. All the flats are airy & having enough sunlight.

4) Rooftop is available and there is a mind boggling view from there during sunrise & sunset

5) We have 2 rooftop pool & 1 main swimming pool here. The main pool is big enough for swimmers too. (rooftop polls are not yet operational)

6) Other amenities include Gym, clubhouse, squash court, volleyball court, cricket practicing pitch, tennis court, senior citizen sit outs, 24/7 security, children park, Amphitheater & badminton court (not yet operational)

7) Indoor games include table tennis, carom, billiard

8) Some luxurious amenities which hopefully soon be operational includes Jacuzzi, Sauna & steam.

9) One RO point & one hot water point is available in each & every flat. They will hopefully soon be operational. STP provisioning is there.

10) Currently 2 DG power backup is taking the load of almost 80-100 families currently residing here. So far no issues with power backup

11) Maintenance team is responsive. Issues with electricity & plumbing gets resolved within an hour.

Going forward I hope few other commitments from builder side will also be fulfilled.

I recently visit the property, open space are more compare to other property, top roof view is really beautiful, sun light in all the room.

Unicca is one of the finest property I visited in recent days which is ready to move with all best class amenities. We also spoke to few of the residents to get direct feedback and satisfaction of the project quality. Some of the oudated negative reviews have misguided me to visit this project for long. One must look by self and then decide. Hopeful to find our dream home soon after all the options exploring at Varthur location.

One of the good build project in terms of design and construction as far as quality of of construction is concerned seems to be a last mile finish work that need to happen overall good location and spacious flats.

One star less for still carrying the construction activities. I simply loved the project. How nicely they have planned. Met one resident from Neel tower and asked about negative reviews given. They said problems are there but the reviews are mostly their personal issues. They said residents are fully biased while giving reviews. Too much reviews creating problems for them only.

Good apartment with spacious flats. Nicely designed flats with spacious balcony, rooms, hall. This apartment has an edge over others because of some additional premium amenities like sauna bath, steam bath, jacuzzi, squash, lawn tennis, two pools on the terrace (not started yet but the structure is ready).

You get good scenic views especially during sunrise and sunset. Good location for families who travels to whitefield, Bellandur and Sarjapur for work.

I like the apartment & i can see some positive points such as spacious flats & good landscaping and the view from the top.

Room sizes are really very spacious, open space are more campaire to my previous flat, nice and peace full surrounding.

A great property to invest in, Liked the layout of the house and the planning of the whole society. Looking to buy a 3 Bhk for me and my family. Just waiting for the loan to get sanctioned.

I recently visited to this property and looking for 2bhk. The flat which they showed us which is good and they have taken only few area of this property which is really good and liked to think further but I met with few guys, few of them are from block JAL and Aque or Aquetta something like that and they told they are very upset with builder and they showed all the ares which are completely unfinished like amenities, staircase lobby and I got shocked. That marketing person did not take me those part. All of these residents are struggling to get this done from builder and have list of issues which are never being solved by the builder.

Nice property, good interior, awesome view, one of the best properties in Varthur for all purpose.

I am staying in this property and very very disappointed by the builder Unicca. They do not keep their promise, they earned money from Emporis property and invested to their next project in Thanisandra and now they are telling they do not have money to finish it of. It's very frustrated.

I will recommend do not entertain this builder. If you have more than 0 % doubt please visit to the property and check with any flat owner and if you look at the project you can see so many things are unfinished like leakage in pool are of Ceiling, parking lot.stare case etc etc. Even most of the elevators are not working since 4 months because builder did not pay maintenance to vendors. You can directly check.

People should go and have a look of the project and do not decide ur visit based on people’s useless reviews. This is an amazing place to live in for you and your children. Wish you a happy stay at UNICCA EMPORIS.

Do not go though the reviews who has given more than 1 star. Visit to the property go to individual flats and asked directly about the builder, you will get to know the actual scenario. BUILDER IS CHEATER, LIAR.few from builder side still supporting them and getting their own benefits. There are lot of pending works which builder did not finish yet and they are basically buying the time to run away. THEY DO NOT PAY TO MAINTENANCE TEAM SO THEY STOP WORKING. Every month having this problem.

I am currently living here for the last 6 months. Firstly they haven't provided any amenities promised, half of the building is still under construction making it very dangerous, I am sure this is violating safety protocols. The water quality is bad, lifts don't work, Gym and pool is not maintained. Horrible place to be living in.
The maintenance guys are without compassion, they beat up poor dogs who enter, even 2 permanent building dogs are displaced, I have been feeding them, they are vaccinated and are well behaved yet they are such monster that they threw out dogs that lived here before the building was even built.i am not going to stay silent on this extremely cruel action taken by the builder or the maintenance folks.

Finally after all search i made a decision and bought unit in Unicca Emporis (Neel Block). Which has all well advance amenities, superb specious floor plan and scenic views, really appreciate detail explanations/hospitality by sales person.

Few days back I visited to that property and I got to know this builder has not provided what he promised before to the existing flat owners. Still work is going on unfinished most of the part.

Still not able to complete the project due to lack of money and high chances to go away from the project. KHATA is not transferred yet. All info got to know from one of their employee.

Extremely professional and wonderful experience buying my dream home with Unicca Emporis. Your Sales person was extremely helpful in explaining all the details about the project and helping us with best option as per our needs. Really satisfied with the experience & project overall.

Builder is targeting and harassing people personally who are questioning them regarding the common area issues, maintenance and the project completion date.
They can't have a simple maintenance let alone a conceirge or laundromat services.
Every flat has a leakages, damp, painting, finishing issues.

I went to see this apartment along with my frnd who has already bought a flat there.it's my opinion after seeing my frnd and other owners current situation, should not to buy this property

Advantages:

1. Spacious property
2. Full of light and breez
3. Nice design of flooring

Disadvantages:

1. Location is not so comfortable, as kodi to varthur is always stuck
2. The construction quality was not great, they kept common wall between the rooms, which is killing privacy. You get to know what other gait people are playing on TV or partying may be
3. Except swiming pool, no good quality amenities they have given. Even swiming pool area has leakages
4. As owners started staying there now builder is pressuring them to release the maintenance without any committment of completion of pending work. Very rude behavior by all the directors of the company

You should thinking multiple times before buying here.

DO NOT BUY any property, now they are trying to find investor to sell unsold flats to get money. They are charging maintenance before getting OC which is not intimated before because as per law they had to remove GST from corpus and maintenance so they are demanding extra money. If we ask to hand over the project then they tells like they do not have money so cannot finish the project as promised before.

Before you invest it's better to give time to builder to finish the project at the first place. It looks like a never ending project.start from 2014 still going on.
Owner is frustrated with the end result of the project what builder has delivered by now, even the employees are not happy there.no proper skill.

No option to give 0 rating. I checked with couple of owners and they told their individual flat issues are still not solved and living for than a year. I will not buy at all over there. It seems builder should be blacklisted.

I am staying in this apartment since past few months and after coming over here I realized this is my biggest mistake to purchase a flat over here. Builder is basically CHEATER. Few Uneducated, money making management team members (builder side) are staying with us and they are ruling over here but they do not have GUTS to TALK face to face. We are very much FRUSTRATED. They are LOOTERS, they have taken the maintenance from the society but still they have not handed over the amenities.
Here mosquitoes are our best friends and dengue is a complimentary gift to all of us. RO water treatment is just a MYTH and no GARBAGE collection facilities, they take money to afford their own lifestyle expenses like AUDI and sending their KIDS to goods schools. People are harassed they threat us by saying to buy back our hard earned money flat to them.

DO NOT BUY any flat. Still I am suffering after buying flat. NO khata transfer no electricity bill name transfer yet. Completely frustrated.

Every facility offered by unicca emporis is too good. The maintenance department is very good, and also the clean society.

There is no option for 0 rating other I would do that. Not able to deliver the flat in proper finishing as they promised while booking. After handing over the flat they are still working like paining bathroom finishing etc. Do not trust them. If you want to buy then visit randomly to any flat and ask owner. Few owners are from builder side. So just be aware of it

I bought a ready to move in 2bhk in May end and was able to shift after doing all interior works by July end. So far I had a decent experience working with Unicca team. I will jot down few pros and cons here for subsequent buyers to make correct decision based on your requirements.

Pros
1) Awesome view and ambiance specially from 6th and 7th floor onwards.
2) Large size balconies will trigger your grey cells to innovate and decorate the way you always dreamt of
3) Swimming pool looks awesome gives a feeling of infinity pool (though ots not a infinity pool per se even though sales guys might claim it)
4) Few other amnesties are good like Pool table and Tennis court.
5) Very quiet place both outside and inside.giid sitting arrangements made in common area and at the rooftop to enjoy the view.
6) Room structures are good with either east / west facing balconies with ample cross ventilation. Electricity bills will be halved since you wont need fans for the entire day specially in top floors.

Cons
1) Amneties are not delivered as promised. "Wow" factor of the building is gone since the elite amneties line sauna bath and jaguzzi are not started yet.
2) No covered car parking, Even though build promised to cover the parkings with some temporary shades but looks doubtful
3) They promised concierge service but dont see anything like that.
4) They promised to deliver direct gas pipelines but not yet started,
5) Construction quality is average, even though I am no expert on this but leakage problems her and there doesnt help.

Overall I would say its worth a buy provided the promised things are delivered.
