I recently purchased a plot from Upkar Developers in upkar royal city and it’s a good investment. Properties which are easily available in budget under 25L are very far from city limits.
But properties which are in city limits are well developed But those are bit high valued.

Very unprofessional and few executives has no process knowledge nor took initiative to educate the customers if they doesn't know!

If the Management is well mannered, that results in a well mannered employees and service. And that ultimately results in a happy customer. But here it is?

This happened in February, 2023. I came across a land that they have at Shoolagiri (forgot the project name). From the beginning I was unhappy with the service they provided. Initially one of the executive who was at the site, Mr Munivelu informed the site price is 1000 per sq.ft and there is an offer happening and you will get the site for 800 per sq.ft and also, as a new year offer they will give you 20 grams of gold or an electric scooter or if you don't need any gifts, the amount will be de deducted from the overall site cost. We agreed and moved forward considering the way they attracted customers.

Later another customer executive, Mr Santhosh took over the case and informed us there is no such offers and the now the site price per sq.ft is not 1000 but 1200 and it is not negotiable. We informed him that this is not what we were informed and he was not even ready to accept their mistake and acknowledge. Later we moved to the office which is near to Hosur Toll Plaza to meet the managers and discuss how to go about it! My parent's, brother and his kids were at office, and waited for the Manager. Santhosh informed us the Manager has gone for lunch and will be back in 5 minutes. We waited for good 50 minutes at the office without we having food. (Remember there were kids with us!). WE waited for 50 minutes and once we realized they aren't valuing customers time and have no responsibility towards a customers investment on the so called UPKAR DEVELOPERS, we walked out.

Few days later we went again and we spoke to the Vice President of UPKAR, MR FRANCIS. Initially he apologized for making us wait and scolded his employees Infront of us. He made us feel he is one of the kind of person who had good leadership qualities, but later is where we realized that wasn't true. Santhosh used to keep changing his words each now and then, with different site rates and extra charges, etc, which wasn't informed to us in prior. A well trained or knowledged executive should first inform about all the charges at the first of all discussions, only then a new customer is aware of the process and take it forward. An executive should inform in prior what all charges are included while purchasing a land.

During a call with Vice President Francis from UPKAR, we had a very bad customer experience from the Vice President itself. He was soo disrespecting to elders and started shouting for no reasons saying "if you are interested buy the property or else leave". His tone was so commanding and was arrogant. He wasn't ready to listen to a customers feedback or concerns. Francis should understand one thing that few of his executives like Munivelu and Santhosh are not fully aware of the process. As UPKAR is not the only developers, and since we had our own self respect, we didn't wanted to continue the talk with the team. He kept saying he is not responsible to answer any of the customers concern and he kept saying he is not a slave and not working under me to answer my questions (remember he is not ready to answer to a customer's concerns). Then why is he there in that position? His executives are not trained on required information's and doesn't give proper information to the customers. To whom else is he answerable? To whom else should a customer highlight an issue?

We decided to purchase an apartment at Upkar Vandana Spring Woods due to various factors, including the community's location, amenities, and our trust in Upkar Developers. One of the main reasons for our decision was the prime location of the Apartment, which offers easy access to important infrastructure and transportation networks, including schools, hospitals, shopping centers, and major roads. This location factor was particularly important to us as we wanted to ensure that we could easily go to work and access essential services without any hassle.

They never deliver what is promised, in upkar meadows they had promised STP and swimming pool and now both are not done along with other things which were promised. When questioned they go in tangential discussion and not do anything. Big time escapers.

All are fake reviews and this is big time fraud builder who promise fake things and never do what ever promised trust me guys don't waste your hard earned money with this developer

Upkar Vandana Spring Woods is nice in terms of affordability and facilities since it is located on Sarjapura main road, which is easily accessible to my work, with open spaces, and amenities still in process. Nice developers finally bought a plot, whereas other developers prices were high, and I got a decent plot for a low price from Upkar developers, despite being a middle-class paid employee.

I recently visited one of Upkar's layouts, and the place and surroundings are nice. The layout is filled with greenery, good roads, and good water resource. Street lights, children's park, jogging tracks are good and maintained well. The location of Upkar Green Views is also quite nice. It is a good place to invest.

We are currently staying in Upkar Gardens and have learned that Upkar lives up to its reputation, and the Sales team's constant follow-up, thorough explanations of our many questions, and smooth documentation all led to our decision to invest in Upkar Developers plots. Overall, a Good Opinion

The Upkar developers staff were really helpful and kind during my land registration. They made things easy for me.

I have booked two sites at upkar Symphony Attibele but due to some reasons next day when I asked upkar to cancel one site out of two. They did not agree my reason and they canceled both the sites which was allocated to me.such an worst management Especially SHARANAPPA and ARUN.

Upkar estates is an unprofessional company with full of cheaters. Let them prove that Ukar estates do their work ethically by maintaining Springfields as they have promised while buying and handover the completed layout to The owners Association by Inviting majority of the plot owners.

They have unethically handed over the incomplete layout to less than 10% majority of the residents and washed their hands by minting crores of rupees. It has become ghost forest and I feel pity for some of the residents somehow managing to live their.

I m living in Royal Garden for last 6 years. Though It was not perfect, it’s get better every day. Developers are more attentive to the customers. I have raised complaints on some sales attitude. Their higher management hears and attends us. I recommend because of the positive attitude from developers as it leads to the Overall development. All the best team.

Don’t waste your money purchasing the land through these people. We purchased a land it’s been 4 years katha is is not converted. They gave false assurance every time we ask for an update. Neither they take back our land and return our funds. These are fraud developers throw them out of this country.

Over 30 sites in Upkar Residency is having problems. This is one of their old layouts and the innocent buyers are suffering a lot. The sites have been partially acquired by BDA and Upkar developers know these sites have problem and yet sold.

If they were clean and decent developers they would have sorted out the issue for the buyers. The buyers are suffering from the last 7-8 years.

Upkar developers are the most shameless and heartless developers ever.

Upkar developers are the ones who simply try to lure the buyers by providing attractive deals and offers. But in reality, based on some reviews when I tried to do some paper check, I realized there has been several fraud done by this developer.

I agree with Vijay and Rajan's reviews. Can you respond to them? You people are fraud people and live by stealing other people hard earned money.

I am a resident of Upkar Residency and I confirm that there is a huge problem in the Upkar Residency sites near the lake. I know many owners are struggling for the last 5-7 years to get their sites back. They keep coming and discussing with our association (URWA) about their sites.

They do complain that Upkar developers have not done anything about their sites. The layout overall is nice and peaceful, but yes there has been FRAUD done by upkar for which innocent buyers are suffering.

For people who need the details, please contact URWA and take the contact details of the owners of the sites and contact them directly.

Yes, there have been a couple of people coming to our association - URWA seeking to find help to fight against Upkar Developers. There is a major fraud that Upkar Developers have done and the innocent buyers are suffering from the last 6-7 years. These are majorly the plots near the lake area.

The buyers are seeking help to strike against Upkar Developers for the cheating done. The buyers are clearly telling that there has been NO HELP FROM UPKAR DEVELOPERS till now.

If Upkar really wants, they can just get the problem resolved in a matter of 1 or 2 months, but they are least bothered. I hereby request M/s Upkar developers to please sort out the issue and help the buyers who are struggling. It may not be big for you all, but for the buyers it is very big - they are really suffering. Don't take their curse on you.

Upkar developer is fraud company, they taken money in full payment and I have my site in old layout Upkar residency. Is the work of the developer over once they sell the sites? Isn't it their duty to make sure they handle if any problem comes. Now BDA has occupied some sites and Upkar Developer and Mr. Khan have shamelessly washed their hands and are not helping in the matter.

I request everyone to not to buy any plots from this developer. He has cheated many people in Upkar residency, upkar Habitat and in upkar green fields.

Upkar has a great reputation in real estate market and I heard a lot about their projects. So, When I thought of investing on a plot. I went to Upkar to discuss the further process, and I paid visit to layouts. The negotiation went good and the other requirements were handle by the team. I purchase a plot in Gardens.

There has been a lot of problem in Upkar Residency, which is one of the earlier layouts of Upkar developers.

Upkar developers should sort out the issue and clear the sites from BDA. They have really good contacts and in BDA it is all about money. If Upkar developers were really good people, without any guilt, they would have easily sorted the issue with the BDA.

I have also heard about their issues in Upkar Habitat (as one of my friend who lives in Upkar Residency wanted to buy a plot in Habitat, but dropped the plan after looking at several reviews which told that it has similar issues)

WARNING - guys, please consider this warning seriously, there has been several people protesting against upkar developers as they have several fraud case against them.

1. Upkar residency case: please call mr. Viresh Maskey and he has complete list of fraud papers and can explain about the fraud
2. Upkar Habitat - site no. 1 to site 11 in problem because it is the land of TVS company. Since TVS company has filed a case against them, all sites in Habitat are in problem
3. Upkar gardens - papers problem
4. Upkar spring fields - no development at all since 15 years (or very minimum development)
5. Upkar oakland - really bad structure - leakage problems - please visit the apartments to know more

Please beware before any engagement with them.

One thing which i can say about upkar developers is they are one of the few developers in bangalore to whome you can trust.they have projects in different parts of bangalore.
From price point of view they are majorly into affordable segment and the price is always less as compared to other developers. I invested in upkar habitat after doing lot of research, i found that all the legal documents are clear in the project and price is also genuine.

All transactions were very transparent and staff was helpful and courteous excellent experience with the organization one of my friends family resides in the old upkar one of its layouts they were very happy with it

We have bought site at upkar meadows, for last few weeks no water. We have requested upkar to make water tank operational.

Even after repeated requests and signed letters, upkar did not repair over head water tank. Being such a big company this is not what expected from them.

See their arrogance, Overhead tank was promised by Upkar now the response says it's associations responsibility. Full of false promises.

Very unprofessional developer, we are resident and till now what ever promised to us not been delivered. Marketing person hadshown big water tank which is only a structure and till now it's not operational. No proper roads, power supply, dummy STP etc etc.
When ever some one asks they point out at association which never formalised and also it's responsibility of developer to complete all the pending works like water tank etc. Then we residents can manage ourselves.
We sent letters and several mails, but no luck.
Not at all recommended and we are cursing ourselves for constructing or buying here.

I strongly recommend not to go with this developer. I had been to their office in Jaynagar and they did a ward welcome and everything looked impressive. They even discussed and told me they'll help me with financing as their projects are approved with several banks. All good till now. However, in the next room I saw people fighting for some issues that have happened with their land, another set of group was standing outside waiting for the head of upkar to sort out their problem with the land they had purchased some years ago.

I was very curious and asked them what the problem was, they they suggested me not to even thing of this developer. They don't ever bother to talk to you once you have purchased the land. They told each and every layout of theirs, they have problem with the papers. They asked me to verify from the BDA and BMRDA (lawyers wont be able to help - because their DC conversion order itself has some problems, which can be got to know if you visit BDA and BMRDA offices). I am not exactly sure what the problem with the paper is, but it is with the same conversion number being fraudently using in multiple lands.

Please check on this aspect if you are thinking of buying land from them. I also saw some reviews talking on the similar lines, please check them too

I came to know about Upkar Developers when I was looking for a site. I did my survey about them and found very negative reviews about Upkar Developers. I still wanted to go to their office and check with them just because their prices were really compatative and they gave me all kinds of FALSE PROMISES.

I did book a site with them by paying a booking amount. Since then Upkar Developers are never on time with anything. They have delayed everything from the beginning. Be it the documents, registration, agreement.

It’s been a nightmare with these developers and I hereby CAUTION all of you about these CHEATERS. I have also filed a complaint against them in Rera.

Bought two sites, we came to know upkar gardens project are cheap through ads- taht made key intrest to visit the place & booked two sites immediately cause of the amazing service and registered inside the city and ended up with joy and happiness, it could be great futher project inside the city.

Too Good Good property wonderfully managed. Property location also perfect. Management is very clear with documentation.

I went to this place to get a booking done because it looks really good from outside, but when I told them I would like to see the official approvals and licenses, they refused, which made me very suspicious. In the reviews they keep saying to come to office in Jayanagar, but when you go there they keep us waiting.

Upkar estates are the worst builder or developer that one should go with. They commit timeliness which they very well know can't fulfill. They promise you to pay compensation for delay and never pay that despite contractual agreement. They have absolutely no shame and never respond to your query. They ask you to pay heavy penalty if you delay your installment but they never pay any penalty for whatever delay the cause. Their agreement and sale deed is completely one sided. So please read them before going ahead and also pls more that whatever little they write as their obligation they will not fulfill that

Fraud developers. Please check the papers correctly. I have a land in Upkar Residency, one of their old layouts. This is now acquired by BDA and has a lot of problems and Upkar is least bothered to help us out.

Upkar near TVS factory has been encroached, please contact the site owners from 1-7 and find out…… Fake layout, see the DC conversion number —- for all the layouts only one conversion order…. Rest is faked…
