I can't give 0 star so giving one.worst apartment we stayed is C-1103, the owner Vaibhav Rathi and Nidhi Rathi r worst and money minded looters.looted 25k from our SD after we did painting and cleaning of apartment.they will put blame for their precious damages and loot money which ur not responsible for.if u have lot of money to waste on such owners go for it.management members plz learn to give some respect to tenants.even though they r not owners they were not staying for free of cost.they pay hard earned money for rent.show some humanity. I ll never recommend this apartment to anyone.u will get better apartment than this with better rent and better amenities.the owner is charging next rent for 50k which is not worth at all.current rent apartment for full furnished is gng on for 35k max for the fully furnished.for 50k will get beautiful and prestige apartment in the main area.

This review is for the association. Worst people I ever came across who just form rules to feel empowered and cause discomfort to the residents. Horrible maintenance with no facilities at all. Thing lying broken for months.

Amazing location, on main road, connected to supermart and bus stand and 3 side covered with CRPF. Peaceful and lush green all around

Amazing location with proximity to main road and very well maintained. Yelahanka is on high pace of overall development and Apartments like VVV will have good prospects in future

This review is not about the VaniVilas community but the B-904 flat we stayed in. Owner is Dodamani, he also owns 2 more flats in the same apartment.

The stay was for a little over one year and let me write what we went through which didn't seem accepted and unfair.if incase you are planning to rent out this flat, I want you to know what you are getting into please read what we faced-

1) 10% hike for YOY escalation (we wouldn't see this even for a commercial establishments)

2) Second set of keys were handed over after 1 month of constant asking and begging.

3) We weren't handed over the cupboard keys even after we kept asking throughout our stay.

4) Owner constantly keeps coming home to check on the home. (How legally right is this?)

5) We were shown someone else's parking place to park our car and we faced problems from the apartment management for this. We had to constantly ask the owner to arrange for vehicle passes (we got the vehicle passes after 9 months of the stay)

6) We were treated very unfair during the COVID lockdown and we were made to leave by increasing the rent even after we were given a word that there won't be a hike in the rent.

I am writing this review so that no one goes through what me and my family went through.

Can anyone share the builders mob no.as he is not lifting the phone & his office people also not responding as we have bought house & staying in abroad. Our house the sewage flooding water is entering in 1st floor & during rains.
Our parking lot toilet water leaking from above. Nobody is attending complaints. All pipes are breaking & leaking. Just 4 years old. No doubt builder has cheated with horrible third class comstruction

Project incompletion & crippling maintenance.
It's a shame that management committee member himself is directly involved in misappropriation of funds collected recently for Ganesha festival from residents which is in Lakhs & such is the hopelessness here.

The worst project & society to reside & suffer.stay away & beware.builder & the association compete with each other to prove who is more worst & the residents are suffering.curse on both.

Costly maintainence with no facilities at all and highly unkept maintainence. Just gets bad to worst. Fed up renting here. Just waiting for another 4 months for the end of agreement.

Lots of trivial issues gets unaddressed forever. Exhorbitant Maintanence charges & restrictions with hardly any facilities.waste gets dumped within premises which stinks. Arrogant staff here. Opted to rent in prestige Monte Carlo with fully loaded facilities with lesser Maintanence changes

Disappointed in dis place as is very no hygiene all waste items dumped in comoon area and no other facilities water shortage and Aslo very costly maintenance with no facilities.the security is very very bad with no safe at all. I went with NCC meadows with full facilities and less maintenance.

My aged In laws purchased a 3 Bhk reasoning a peaceful & calm life only to be disappointed & individually we have filed a case against the builder for the following reasons.
No tennis court but money taken for it.
No Cauvery water but money taken for the same.
Project not completed. The 13th floor block is left 1/3rd completed & everyday some or the other construction noise is disturbing us heavily.
Only 2/3rd of people pay maintenance. Rest are blady beggars here. So, no facility is utilised here. Gym is hopeless with all broken, swimming pool always dirty they don't even switch the recycling motor.
Repairs in common area take forever to get fixed.
Security is by far the worst as they have employed some inferior agency.
Association is not of much use when they are not able to collect maintenance from defaulters.
New Legal issues have been creeping as the portion of property is mortgaged, even visitor parking is constructed illegally.
Hollow blocks used in construction lead to lot of noise from neighbors & most of the walls are shared. Imagine everyday the sound of someone peeing. It is that hopeless.

We regret buying the property here. Please do investigate & rent or buy here.
Only if the Scoundrel's who knew all this who were the first owners, would put the same here, others wouldn't have been Decieved.

This place was very close by to mine & my husbands work place including our 2 kids school. Reading some disappointing reviews we thought of visiting the place with our broker Mr. Naaidu.
Yes, the project is incomplete with all granite slabs & tiles laying around in the e block where we planned to rent.
Our parking was a fully covered one & basement is dark & stinks as all the pipes from flushing toilets are there & they were fixing the broken one.
Lot of legal issues right from mortgaging & illegal parking area are a big headache. Gym is what builder gave they told & is all broken.
Lot of cracks even in the walking common area. Painting is all gone & building looks like very old but only 3 years. Rooms are very small with shared walls from all sides creating noise disturbance.
Bus stand is very near & highway is just 10 metres away with heavy noise from truck movement during night.
Swimming pool was dirty with all dead honey bees floating & the recycling motor was shut to see costs.lol.
Security didn't even notice or write down our vehicle. No cctv in lifts, basement & in most common areas. Scary.
Most of the owners are complained about the noise of construction going on forever. Some say the fight between builder & previous land owners have resulted in about 15 apartments undone & that will be a big nuisance when done. Saw a big list of defaulters list of nonpayment towards maintenance. Only about 40% residents pay maintenance fees & rest are jaichands.
Rejected & now we understood the low rating.

Please don't get into the trap. Research & talk to owners who regret buying property here & them make decisions of renting or owning.

Highly disappointed with this particular purchase amongst other property, I & my extended family have in Bangalore. Am a doctor by profession & Fortis was near & so the reason to purchase.
Very bad state of affairs here. Not a single thing is good.
I & my kids are only here on weekends & still, every aspect right from security, gym, swimming pool, maintenance, construction, repairs in common area, dirty & smelling lifts, dogs barking.
Regret for life.

Wish people whom we knew here had informed about the legal issues.

The below questions being unanswered & unattended for the last 3 years till now has made me tick one star.

1. Why there is still construction of drilling & stone cutting happening everyday disturbing the residents & why is the management committee of VANI VILAS owners association not taken any steps honouring the residents?
2. Why there is no tennis court, Cauvery water connection & DG substitute, irrespective of investors paying money for the same & why the management committee of Veracious VANI VILAS owners association has not taken any action on the builder?
3. Why are all the construction materials dumped in the stilt parking area, basement covered parking area, common area & why there is no action taken by the management committee of VANI VILAS owners association?
4. Why are the 15 odd apartments not completed by the builder & why should the residents bear the disturbance everyday for the next 8 to 10 years while the builder works on these apartments & what rightful actions has the management committee of Vani VILAS owners association initiated?
5. Why is the gymnasium in such a bad shape?
6. Why is CCTV not installed in lifts?
7. Why is the security of this community good for nothing?
8. Why there are so many leakages during the rainy season inside the apartment & the common areas including the basement parking?
9. Why do the flush & the sounds of bathroom business of one apartment be heard to the neighbouring apartment?
10. Why are the defaulters of Maintanence so high?
11. Why does the community not have GAIL Gas connection burdening double price for the residents buying the gas for the gas bank in black?
12. Why is the swimming pool faulty in its construction compromising the hygiene of the residents?

Dig these questions before you invest on a property here or be a tenant.

leakages of water in apartments due to bad construction

walls are all breaking up as curing is not done properly
people steal anything & everything including petrol, shoes, cycles& even milk supplied
worst security bought at the cheapest price good for nothing
frequent power cuts & only single generator backup one can't run even the refrigerator as food gets spoiled
no first aid kit
no wheelchir

a very badly maintained resident community by a dishonest association.

This review fits good in regard to residing in E block for the past 3 months.

Location-scenic place but the noise & dust pollution is really on high side.

Gym-simply pathetic, all broken pieces in one room, no ventilation, waste proposition.

Walking area-horrible for walkers as the same is also used for public vehicle movement which is rash driving, to make it worse there are by cycles & skaters movements.parking area is so dusty with lot of scrap & with no proper lighting.

Construction-the worst part, ceiling height is low hence too much sound with lot of shared walls, shallow brick construction leading to unbearable heat now, fittings are local low class, to sum up third class quality.leakages in walls in a lot of apartments.

Swimming pool-maintained the dirtiest even during summer, had fungal infection after a couple of days swimming, water isn't changed for the past 3 years & the association doesn't even a witch on the recycling motor to save electricity costs, lol.

Completion of project-Incomplete, no Cauvery water, only single dg backup, no tennis court.

Association-the worst of all.all inexperienced jokers in one place.actually all the residents are fed up of them.simply good for nothing but eating away residents money.rs. 3 for a 3 acre property.

Occupant-about 80% of which only 40% civilised pay Maintanence, rest are barbaric jaichands who don't pay which affects the rest.

Legal-long story, cutting short the real culprits for this property to be the worst are the previous land owners who sold it to builder.dey have about 80 odd apartments & these scums don't even pay maintenance renting the same to all rascals & loafers who disturb the entire community. The property has been mortgaged & the case is in court.builder is a good hearted person but the crooks are the previous landowners.

To conclude this property has about 80% on rent where most of them are third class rascals & a good for nothing association & hence life for the few civilised ones gets horrible.
Would not recommend.

Disgusting apartment complex to reside' was on nt' had to shift as most of the units r mortgaged with reliance' am putting up here so others dont face the harassment from the person who lent it for me & my vance also has not been paid.court has issued a interim order to vacate & many more are to follow. Avoid this mess-! Theres a diesel power plant commissioning on.from may.dis place is gonna heat up like hell.

The agents tried to sell an mortgaged duplex at 10 lacs less. This was known to all the property buyers who are residing there during the launch. They hide this as they want the life of the property to go on. They are the lowest level scums. They got deceived n want others also to join them.avoid buying n even renting.wanted 2 buy a duplex here & during visit with our agent came to know that this whole property is mortgaged & not even completed as the builder has washed off his hands because of the legality with the previous Land owners who are equal decievers, no tennis court, top floors not completed, noticed cables, dark basement parking, stinking step, low security.just wanted to other property buyers and people wanting to rent this worst property not to waste their time.people are opting out to sell and on rent are coming out.also heard from a tenant there most people there especially the previous fraudulent land owners who owns around 100 odd apartments given by builder don't pay maintenance and a dishonest association eating away the rest of the money.please don't get decieved by buying or renting this worst place.avoid these frauds.

Located very near to the highway resulting in a lot of noise & dust pullution 24/7/365. An Indian airforce base leading to training & drills resulting in again noise & air pollution 24/7/365. The agent lured us in buying a 2 Bhk wherein we experienced a third rated quality in construction with a lot of shared walls & as the hollow bricks are used leading to lot of noise in the house by neighbours. The property has legal issues due to fraudulent nature of the builder & the previous land owners. Whole property is mortgaged. Maintanence is by far the worst with all nerds in the MC who are just there to harass & misappropriate the residents money. Dirty swimming pool. Serious water shortage & the water stinks as they are brought from private tankers. Worst of all this place has the hopeless security. Second gate is open for all intruders to steal whatever they can. Construction is incomplete & not gonna happen anytime soon. No Cauvery water connection. No tennis court. This place is dead with all old farts in the mc ripping off the money from every resident. Sold our place a week back taking a 6 lacs cut. Avoid this place like cancer to own or rent.

Maintenance sucks to the core.we bought a 3 bhk here only to know that there are in solvable legal & other issues. Foremost a dishonest association who are money eating piranhas who don't even do anything but deceive the residents. We have issued ads on reselling the property.

Just warning the prospective buyers & who wanna adopt a rented place here not to. Went through hell staying here with dogs barking, thefts of all kind, low security, stp bad foul unhealthy smell & a no good systems in place.
Couldn't reside here for more than a year.so came out with lot of inconvenience.dis whole property is a legal mess & mortgaged by the builder.dey have encroached the part of property & stp area & lastly wnted nobody to go through my family n especially what kids went through.

Project s incomplete with low quality construction.builder has left the property with a huge mess of maintenance problem.no cauvery water, so shortage of water & no tennis court, whole property is mortgaged to il&fs.even after obtaining Noc from il&fs, an interim order is issued on 76 apartments by BANGALORE civil court to not buy or rent as they will be taken over by bank against the 56 Crore rupees loan taken by builder & previous land owners, who r both frauds who Decieved the buyers here. We were on rent & the owners here behave like goondas even if there is a small sound arising as the construction z hollow bricks.
Maintanence is handled by people with no experience & more politics as in they are Aslo frauds eating away money with low class quality.
Our advance money is still struck with owner as no one is willing to come against the court order.

Excellent location. Breathtaking views from balcony- Nandi Hills in North, Yelahanka Air force station in North East, Yelahanka Lake in East, Ghati Subramanian in West, and Bangalore in South. Decent quality construction - use of special bricks means the apartment gets heated less in summers; definitely 5 degree than my previous stay in NCC Meadows. Excellent facilities- clubhouse, playarea, pool, gym, supermarket, visitor parking; Tennis court is not completed and don't expect it to be.

OC has been obtained; property registrations are done, property khata has been obtained by most owners.

There are some maintenance issues, which had crept in during builder to association transfer; a common phenomenon across Bangalore which gets resolved in time.

We purchased a 3 bhk & got deceived. There are legal issues & a fraudulent builder has mortgaged the whole property. Utter bad quality construction & we have decided to sell it.
