Rooms and balcony are too small. Kitchen and dining are cramped into a very small space. Difficult for a family to live here. Greenery is a big plus but other facilities are average. Direct connection to highway but zero commercial spaces or shops close by.
It's just amazing. The moment you visit this place you will only find greenary with lots and lot of amenities which is well designed and executed. Almost 40% of the property is green and the units are very well finished. Moreover it's a Airport run way view which makes it more attractive.
Property is nice but project team is pathetic post handover multiple challenges with ground team even after paying full amount along v necessary interest & maintenance charges in advance.
Builder is very good but ground team in Bangalore is not upto the mark as per Godrej capabilities.
Good property, but the studio apartments is really really small for the price they have quoted. No parking facility for studio apartments is a complete let down, with no options to buy.
Pros: Location and overall building plan looks awesome It’s right on the Hebbal Airport road ~3KM from airport Godrej brand Great Connectivity due to highway as well as proximity to Budigere road on back side Ready to move in Green and spacious common area
Cons: Smallest possible apartments, kitchen, rooms all are so cramped that u can’t imagine living insides No gate/road on rear side even though their map shows a road over there Per unit price at the level of whitefield. Not passing on GST benefits I completed apartment to the customers Bad brand name for godrej in terms of customer service in past apartments
Conclusion: I would prefer a tier2 builder who offers more spacious apartment for same cost I can compromise on exteriors if I get more space inside my apartment.
It's a budget friendly house for the people who - 1. Can't afford expensive home 2. Want to breath in nature 3. Have to commute less to the main city (Because it may take another 4-5 years for the near by areas to develop completely) 4. Want to see their money growing 5. Want to stay away from city traffic chaos 6. Who always give preference to location (Because no other project in that locality beat this project when it comes to the location)
Suggestion to Godrej -
You may need to spend a bit on teaching basic etiquette of dealing with customers to your sales representative. They Are very rude. Me and my friend both decided to pull out from innvesting there but at the last momenet we went with the purchase given the fact that we don't need to deal with sales team forever. And, consdering the same I'm not cutting out on given the ratings too.
V good place to buy house, beautifull gardens and amenities. Posession by 2023, visited to buy but the distance from city is a big negative. V near to airport but airport is not what we use everyday like office.overall price and space worth it for investment
I have given 2 star because of the below reasons, also for which i had to drop the purchase plan 1. Near to Airport but very far from Bangalore city limits. One have to pay toll fees every time to visit city and come back to royale woods besides the travel time and inconvenience.this actually is a big negative, one should carefully consider this! 2. Paying high price for studio flats which is actually outskirts of Bangalore. 3. Review of the builder based on their customer feedbacks
Very good high rise development by tier 1 premium builder. Highway touch main gate. Main entry located on NH44. Possession by 2025. Just 5 mins from airport railway halt station. Value for money 2BHKs & 3BHKs. Extremely good investment opportunity.
The project looks Budget Friendly, but if you compare with others You're paying through the nose. The room Size is too small to use for anything. If you want to make the house functional you need to spend exorbitant on Interiors & even after that you would going to compromise on many things. However the Ambiance & location of the apartment is good. Like any other builder, sales team is here just to sell the flat & not going to keep any promise. Read the terms & conditions carefully before signing the documents.
People considering to invest in Godrej properties pls care that the interior work on ceiling will be the design in the photos annexed here in review. The quality of the flat will be A1 quality with undulation in ceiling, sweepage in the appartment, water slopping in the opposite direction of the drainage hole in bathroom and balconies, cheap quality of kitchen slab, low grade painting, pathetic tiles in the entire home and bathroom. Its a very beautiful project. Hopefully everything comes out well. Corporation water will not be coming anytime soon in this project. You are basically surviving on borewell and RO water cans. One should look into all the things provided by builder before investing, rather than withdrawing after investment. Important things to look at before buying a property- water supply, quality of construction, delivery reach to your place, availability of cabs/transport, internet signal quality, electricity backup, parking, etc.
Very Nice compact apartment with lot of open area and a lot of greenery with old tall trees and new trees being planted Though the area outside the apartment is missing the city vibe as you get in Bangalore so that need to wait and watch how it develops But otherwise if you have work near this area and if you have a happy warm family this is a very good choice
Proximity to Kempegouda Intl airport and being on Bellary highway make it a really good location. Airport Metro line, propsed Suburban rail project and proposed satellite ring road are some projects that could make the location well connected within 5-8 yrs.

Such a Shame, Never Invest on Godrej. Humanity Lost
Once you invest your money on Godrej, god only can save you if you somehow get stuck. For some personal reasons, I ended up cancelling the project and the staff ended up asking for all personal details, like hospital bills due to which i had to cancel and discharge summary, itinerary and god knows what all, just to confirm the cancellation. Finally, after being harassed for 5 months post sharing the said details, they came up with cancellation fees of 4 Lakhs in the name of Marketing cost. So, for a 13.20 Lakhs paid, 4 Lakhs is deducted as Marketing cost invested on me. Such is their transparency and customer experience.
I wonder what new customers will go through, if they decide to invest on any of Godrej's project, if this is how Godrej responds and reacts to their money.
I was the flat owner of this project but due to some problem we couldn't continue further.my experience with Ms, Vaneesa was wonderful. Well why do people go out of Bangalore to build an apartment like this is very surprising, small flats, more looks like for airbnb. But I guess bangalore is expanding crazy length and breadth.
They do have a nice concept for old people, like old age home, but more like a stay-vacation.
The flats are 0 modifiable, so you get what you see, nothing more nothing less.
I would suggest the utility can be changed into closed utility, so atheist the door is not blocking half of the utility area and nothing else can be with that space.
I had a virtual presentation of the project and did not find it impressive. The studio apartment is very small for the price quoted at a yet to be developed area of Bangalore.
Royale woods is a Godrej project coming up at Devanahali on main highway (Hyd Highway). The location is one of the big plus point, right next to highway। The other big plus is lot of greenery being ensured, around thousand trees, about nine theme based parks।
Project is coming up in phases, in first phase they are offering three towers। Construction is in full swing and towers are already reached about tenth floor। Total eighteen floors are planned।
The layout, amenities and facilities are planned in a very well planned way। The pricing has been kept very reasonable। The project woukd see good appreciation and is good for investment and self use।
Pl make a visit to site and get a better appreciation of the project।
Have experienced most the negative (real/true) myself with their other property called Godrej E-City. 1. Registration Delay 2. Lie about builder (L&T to Universal) 3. Delay in the amenities readiness (this will happen with this project, if you go by their reputation) 4. Society formation (this will happen with this project, if you go by their reputation)

I went there by traveling 45kms, when I reached I had the worst experience, they didn't even ask us for a glass of water. Simply a manager came and took me to the sample flat presentation. The presentation was in the way, as if they didn't would like to sell. However the flat was too small and too far from my office location, hence I denied and hence I have only one parameter to mention the review.
They should at least know how to treat with guests. If anyone visits there, they should have at least offered us a glass of water.
The place is quite good, the flats that they show are really dream come true for anyone who has been looking for a house/flat. However when you go there, you can see that the kitchens are not separate, they have open kitchens. But definitely a dream come true deal for flats

Unit size is shown as975 sqft for two bedroom apartment and factoring cost but in reality the flat size is 525 sqft box. More 35% of 975 sft is common areas. It's misleading and it's deception. Also pricing policy is not trustworthy. Those who booked earlier are deprived of gifts declared at later stage

No details of when will the apartment get Kaveri water. Foolish investment by people who are not caring about water scarcity in Bangalore. Builders are selling a dream that will crash 100 percent. How long will the underground water serve the ever growing demand. Give this issue a very serious thought before buying. What are the govts doing about ensuring you get water in future. Remember no water no growth of investment. You would have paid ur hard earned money for something worthless.

Hi All, This is our own anscetrol property, no amount properly settlement intime to my father, partially settlement and once agreement done taken period of time to sale deed for four years and my father is an farmer not known much about the law. He loose the land. No we are the looser. Purchaser would have given in time money we would have purchase agriculture land in other place, but when after fours when he settled amount the other land price was hike. My father did not sell the property in his business mind but purchaser taken land in his business mind. Hence I request all farmers whn people sell, dont get cheat by builders.
