House of Hiranandani

Visited the HOH Devanahalli project couple of times in past 3years. The complex is suitable for retired life style or professionals who work at Airport or even can be looked at as weekend get away from city. There were spacious villas, cottages, apartments available with limited plots. For schools, hospitals & eateries, one has to commute towards city. I am not sure if online deliveries are available there, its sparsely populated town. Although many class A developers have projects in Devanahalli. Area offers plenty of inventory.

The real estate contains Sites, luxurious villas, row house/ cottages, apartments and all amenities. They have planned the gardens, internal roads and other aspects very well.

Very bad experience, Builder did not handover the proper property documents to association and not willing to cooperate for resale to help owners in selling their property. I will not recommend Hiranandani to anyone after this experience.

Excellent property. Bang on Bangalore Hyderabad NH and approx 5 km from the Airport road toll plaza. Consist of apartment, villas and plots. Well maintained. An internal road pass through the project but security available at access points at apartment and villas.

Will never recommend to buy any property with Hiranandani, worst project in bangalore.building quality is worst, full of cracks and leakage. The location devanahalli project. Is not RERA approved project and Real apprecation value is half the value at which they are selling.
Sales Person while purchasing tell all about the RERA, Offer, voucher, project details. The Moment you book the flat maintenance will start. About which CRM team or sales person will never informed you until registration is completed.
CRM team tell you that they don't know whom (sales person) you discussed while booking.
CRM team rude, arrogant, attitude behaviour. Will start harrassing & torturing you for payment. Hiranandani Charge 11% interest rate per day delay on payment, no one will inform you, while booking, they send you person at home, who ask you to sign documents.
Read the documents care fully, some where in size of 3 font it is written, so be careful.
But during key handover they will take their own sweet time.
CRM strategically plan looting owner as per their convenience case to case basis.
1. CRM informed after registration, Maintenance start from the date of booking.
And building quality is worst, worst means worst, full of leakage, once u invest in interior, after one month all your money go waste, Bec leakage is all over wall and kitchen roof. Walls are full of cracks, parking is full of water, none of HOH will respond your email.
2. In name of registration they take big amount in cash without receipts which come as surpise for you one day before.
3. Not Rera certified project. It is difficult to catch hold builder for any issues.
3. Read properly Sale agreement: Hiranandai is not the Builder
5. They will never give you Voucher of 1 lakhs or 1.5 lakhs as promised by sale person while booking, reason is CRM attitude and dialogue doesn't Know sales person promises.
6. Please read the possession documents properly before signing.
7. Before Signing any documents read 100 times, CRM team play with your emotion, problem & words, The way they changes words and sentenances. Even owner get confused or mad.
8. Clubhouse is not the part of purchase/Sale deed- No one will inform you while buying.
9. While Buying Sales person said Ekhata /Bescom is in the individual owner name but after registration CRM say pay big amount xxx for Ekhata/Bescom transfer.
10. This is HOH not real mumbai hiranandani.
Read and please do research before buying property.
Please don't waste hard earned money.

Have been to trilogy atleast 5 to 6 times and it has never disappointed me! The music, lights, the crowd is superb!

1. There is a major structural defect and I would call it a blunder from the builder. Basement parking is in very bad state as there is a continuous water logging there and there is no proper provision for the drainage system in the basement parking.
Villa main gate was also flooded during the Bangalore rains recently.not properly planned and designed even when its quite far away from the city limits.

2. Water is too hard here and so plan it properly. This may sound trivial but its not. It may affect badly to some who are very particular about their skin, hair and also it can affect the health of your appliances like washing machine, dish washer etc.

Disclaimer - I have been staying here for the last 6 months as a tenant and I was planning to buy a one but before that wanted to assure the quality.

Houses and apartments are good and area is clean and well maintained. This gives lot of jobs for security, cleaning etc. Only problem is the flood water. The area near one of the gates was flooded with lot of water and we stayed in the house due to that thinking if it rains again we won't be able to get in. Otherwise good area and enjoyed staying there in Air BnB

Awesome property, The area is peaceful and recommend to buy. Hiranandani have its own value comparing to the other properties.

Hiranandani known for estate development and devanahalli project is very nice though villa project not visible from outside, but inside very buitifuly developed

Located in new bengaluru on the way to international airport good villas for people who loves to stay away from noisy environment of cities.the villas are very peaceful n beautiful

The development is poorly planned without giving thought on the safety and security. Many internal roads are planned to be a public road. When you visit you will be tricked by the marketing guys showing only positives but living here for more than a year we came to know plethora of issues that current RWA is battling with HOH. HOH could not buy many land parcels within and around their development so you would see many new residential complexes coming left, right and center. In addition do not go by their marketing brochure. You will definitely not get what they show. And the funny thing is they show these landscaping, amenities to convey how premier the development is but when you scratch within you will find all that is marketing gimmick. Just make a thorough check. When you are enquiring about the property I suggest you connect with few (3-4) current RWA members to know the ground realities. It’s worth spending some time to understand the prevailing issues before you want to put your hard earned money. Thanks

Good place with nice spacious plans in Villas, but they have segregation between each phase and type leading to most amenities being outside these phases and very little garden patch within each such phase/section.

Beautiful place surrounded by greenery.
This township is just 11 mins distance from Bengaluru International Airport.
The society have a mix flavour of flats, villas and cottages.
The structure is greek roman with europeanised architecture and the white house with red mangalore tiles gives you a perfect blend of beauty.
Villas and cottages are well built and maintained well.

Sales team:
Mr Pravin (project head) and Mr Rehman are very helpful, they connects with customers to know their needs and help them with the most appropriate house/flat.

CRM team:
They go to any extend to help their customers.
They are pure professionals and knows their process well. Especially Mrs Shikha and Mrs Sudha they are always on their tows to support the customer.

Overall a good place to stay.
This is a hot cake and the property prices in this area are going to shoot up soon.

Beautiful architecture and layout. Area is yet to develop. No good schools around. In another 10 years, this could be a hot place.

Well developed and ready to move in project by Hiranandani, they have done good job over there.nice spacious cottage, they have all the option villa, cottage, and apartment, just 10 min, drive from airport, good for investment, but for living in this place now not so great idea, because in and around not much crowd.but it will good after 4-5 years.
