Negatives:
1. Very expensive for a small work (deep cleaning 4000/-, it wont clean deeply also)
2. Bath room tiles are 2nd quality and stained as if they have been using for lot of years
3. Doors wont be closing properly when complained, carpenter came and scraped the door bottom and never wanted to repaint.
4. When given itself a tile was broken in the center of the living room. When complained they replaced completely different tile
5. The room sizes are smaller than what is mentioned on the floor plan. We could not fit king size bed in the master bed room.

The only positive things are:
1. Ambience is very good
2.close proximity to old madras road and whitefield.

Feels like home. Proud owner of this society. There are some gaps, but management is working on addressing those issues promptly and leaving no stone unturned. Ambience is awesome, no pollution as it is located at the dead end of KR Puram RTO lane.

This venture has units above 9th floor with extra 20L compared to units below 10th floor with same UDS and super build area in the name of premium units.

One place they will say no floor raising charges in another place they will put "preferred location charges", so it's just a name change to make user to pay more.

Im a proud owner of Mangalam Ecstays. Its a nice quiet society with ample open space. Its a premium project and well designed with all the lavish amenities would suggest to the people who are looking for a flat in and arround KR Puram (visit and have a look at this project)

Lot of issues, reported by us internally to builder and their team, things promised are either not there or not working or not operational

1. Builder asks us to sign letter for meeting schedule, if builder is managing society then he should attend monthly meeting or conduct online, but can't refuse it. It seems like he is pricipal and we are taking signatures from each flat owners, so he can attend meeting.

2. If we discuss anything with builder they simply refuse it, and say this is how it is, we can't do anything since we already bought it. Builder is kind of dictator who just want to sell of his inventory by making false promises and after that we are the begger in front of him.

3. He used cheap quality materials, you can visit any flat owner flat without informing builder as if you inform him they won't allow you. We are happy to give you genuine feedback and can also showcase our existing issues which we have pending from long time.

4. Security, as per builder document there are 24x7 security and both tower area are secured, but you won't find adequate number of staff after 6.5. Builder take interior work and for that work, it usually take 2-3 month's of time.if you are doing your own interior work then there are lof of hassle, builde will try to make every attempt to make things difficult for you
5.1 He won't allow you to do any work after 6PM, but his labour will work.
5.2 he will not allow you to do any work on Sunday, but for him, he can initiate by saying it's urgent
5.3 during 2-3 months of time, they will use common electric point for which bill will be paid from your pocket (maintenance charge).
5.4 for you, you would be using your flat electric points and nowadays there is huge power outage in this area, so you will face frequent interruption as you would be running it on DG power but builder would be using from common points.
5.5 for builder they will use service lift for carrying heavy material like board etc, but for you it is not allowed.
5.6 for builder they can use common area outside the flat to keep their stuff, but for you if you keep just for 1 hour, you will have to pay penalty.

6. You will have to pay electricity bill as a fixed price until they have individual meter, they recently installed but there is no news after that. Maybe they know that our consumption is not that high, so all okay for them.

7. No paint, no cleaning, just use stair case and then take your decision whether you want to buy or not. Remember there are two staircase one next to lift and one back side of lift, ask sales person to visit the stair case area.

8. Camera feeds are not stored, so if something happens you can't track it back.

9. There are many things, will post it if builder doesn't listen to us in next monthly meeting.

It's an ready to move in apartment project located to K. R. Puram and very near to RTO office. The project is nice but very limited inventories are available to choose in.

First of all there prices are Sky high and varies with the face of customer. If they offer 2BHK to you in 90L may be offer 75L for the same to other customer.
Roof hight of the flats is hardly 10 feets.
Not found worthy compare to price and location.

They're quoting too high now. Build quality also not good, not surprised since they're not A grade builders. Don't get intimidated by painting they've done recently. Have been looking for this project for months now. You can get many other properties in that area with far better prices and also big societies will save your maintenance. Paying high maintenance per month is a pain and you can't escape that here since it's a small society so either you don't maintain the society itself or end up paying higher amount. Both way it's a negative aspect here also. For biggest dimension they were quoting 1 Cr. LOL, why I won't go for bigger societies and better builders.

Professional Experience

I purchased my flat on 15th January 2021 and it was handed over to me on 27 March 2021 including civil work and interior. (2 months and 10 days)
I had a great experience with Mangalam interior work as well, cheaper than any other vendor and quality was also great.
Great Team and I really appreciate the work they do.

Personal Experience

I have conducted my brother's marriage from Mangalam and had a very good experience with them.
They have given a temporary kitchen space in Basement 1 to set up the kitchen and cook food.
The Suit room was booked to accommodate extra guests, Banquet hall was booked for sangeet function.
All guests were able to use the club house facility as well, they enjoyed and felt like a resort stay.

I visited this project recently. Inspite of small rooms and non vastu, I booked the unit 2.5bhk looking at around 5000 sft rate. If you go little inside towards itpl, rates were 4000-4500sft. Anyways, we don't know real construction quality.
But the real roller coaster started once you book the unit. Compulsory interior and lot of problems in handover and self interiors. (talked to many flatmates who faced problems doing interior on their own) they wont tell in public forum because of obvious reasons.
Check out photos to understand what you are going to experience once you book any unit. Talk to those who are living there. They will give better perspective.

Positive points
1. Nice location just 800 meters away from National Highway
2. Exterior is really good. You will love it.

Negative point
1. Project is not maintained.
2. Total 50% flats are occupied and people are saying, but there is no cleaning on the floor.
3. You can randomly choose any floor and see it. Just see Staircase. Look at the walls outside flat
4. Lift waiting time is too much as there are only two lifts in each tower.
5. Mosquito after 6 PM
6. After seeing it's interior you will hate it.
7. Compare to other projects in market, it's costly.

So, overall, I rate it below average.

You can't compare apples with oranges. And if it's kashmiri apple (Brigade Exotica) and Orange (Mangalam) then definitely, apple have it's own benefits and orange has it's own.

A project which spread over 10 Acres and have 454 units, how can you compare it with a 2 acre project with 214 units. 5 times more land area and just 2 times units. And all units starts from min 3000 to 5500 sqft space, carpet area starts from 2100 sqft to 3800 sqft. The minimum size 3000 sqft super built up and 2100 carpet area size flat costs near 2.4 Cr which is 3 bhk whereas Mangalam, for 1150 sqft carpet area 3 bhk cost 1.15 Cr. Think which one is best here.

Not saying that mangalam is bad or good, but the reviewer who compared Mangalam with Brigade Exotica has never visited Exotica, he is not even aware that they don't have any builder unit left, all are resale unit, and their price was just 1.8 Cr in 2018 for 3000 sqft, which is close to 6 K, now it's 8K in resale. But can someone expect same 30% appreciation for Mangalam in next 3 years? Not really.

I would say Exotica is also over priced today or already appreciated. But for Mangalam, I can say maybe 1.5 cr (30%) is too much in next 3 years. Builder reputation also matters, nobody knows TGR atleast I don't know. But, Mangalam we all know.

There are many reasons why Mangalam won't get same appreciation like Brigade Exotica: -
1. Metro will never going to extend till this area.
2. Traffic will always be a challenge in this area.
3. All good new projects would be at Sarjapur or airport end. Though this area is not going to left out. But, yeah in 2 years it's not going to be that worth as other reviewer estimated.
4. Amenities wise, exotica has more than Mangalam.
5. Exotica is spacious and good for C class people, it matters atleast for me.
6. Brigade has good reputation in market, society is well maintained, same is not true for mangalam.

There are good reasons too why price will increase
1. Traffic is there that means you are not staying in jungle.
2. Metro will not come, but metro station are nearby.
3. Brigade Exotica is already appreciated, but Mangalam is still needs.
4. Location wise, Mangalam is better than Brigade.

All, I can say, very long term it's good, maybe 10-15 years, just think from UDS perspective, but if you want to buy property for long term, just buy plot or but apartment from good builder like Brigade.

Brigade has just launched new project, you can check out their site. I am not brigade partner or their representative:).

If you are looking for budget flat with okay amenities, then just visit SVS signature, flat which Mangalam selling in 95 lakh, almost same carpet area size, you can get their in 70 lakh.

Price comparison in sqft
Brigade Exotica - 8K/sqft
Mangalam Ecstasy - 6.8K/sqft
SVS Signature - 5K/sqft

Now, if you see Brigade Exotica is 1.5x price what SVS is offering in this area, but does it mean that you can compare both? No you don't pay for land area or flat area, you pay for society. In this sense, Mangalam seems costly compare to Brigade as Brigade is big brand and have lots of amenities, open space etc, so they deserve 1K premium.

But, if you want to do fair comparison of Mangalam, then compare it with Ohana, not with Brigade.

Ohana is also 6.8K/sqft, but it's not ready to move in, so I deduct one point there. As with ready to move in, you can save your monthly rent, if you take an average of 40k then for two years, it's 10 lakh additional cost on you as ohana will be delivered in Sep 23.

We have visited this property to buy a three bedroom apartment and to our shock the rooms are small in size by 1 to 2 feet each side and toilets are too small. Carpet area presented on paper to us is not matching with the apartment size. In master bedroom you can not fit a king size bed of 72×76 inches. Other two rooms are way smaller and one room which is said to be 9 feet in width is only 7 feet in width. Clubhouse is still not ready and it is under furnishing stage. You have to pay 6000 INR as maintenance per month where we can see that grass was already gone yellow and walking path which goes to club house started breaking. We were told that 93 lakh with furnishing will be cost and when we visited the representative told she didn't say that. Furnishings is of very poor quality. You can check model flat. Definitely a good place to suggest anyone as it has everything and a wonderful experience. With good anemities and other basic facilities on point. Good service any individual could wish for! Good Space for Vehicles and Much More. In short a good experience.

Good Project to live in, Great experince at Site Visit. The Garden, Sky walk, and amenities, Club house planning are highlights of this project. Suggestable to live but doesn't fit me as my office is in HSR.

Trying to fool buyers. It has been many years hearing OC will come next month or in another 15 days.

Be very careful when you deal with such people. Layout is good building also looks attractive but what is use if there is no legal clarity no OC.

I wholeheartedly love the site because it put me at ease, all while, in the comfort of my home. The thoroughness of how everything is laid out is phenomenal. Knowing that I can go to the actual site with a clear plan in mind helps out a lot.

Good sales team and flat cost is affordable.
Few points as per my experience Mar/21:
- Floor plan could have been improved
- Many amenities not completed
- Bwssb connection not done.

Dear sales person - if you tell to me there is no difference in 12th floor and 9th floor, then there is no big fool then you. Buying an apartment in top floors is not only about view - it has multiple other aspects Light, ventilation, Noise, Building stress and many more. If you have limited units please feel free to say so, don't mislead customers.
Another one - if someone points out snag in your unit, be a sport and take that as feedback. Do not defend.
Backed off from the project - even tough i liked it.

This is one of the premium property in this area in terms of all its services and facilities. It was little out of my budget but It is a great place for community leaving. The best part is that it is very close to main road so it offers a calm and quiet stay. Club house offers all modern facilities. This property is very well managed in terms of security, house keeping, green initiatives etc. Overall a excellent place to stay and raise your family. Cheers

Have seen building this from scratch. Strong foundations. It has nice landscaping, many variety of flora here. Ample open space to enjoy with friends and family.

The External beautification work is done in a Good way. There is ample of Green breathing Space.
On taking closer looks we found that the external beauty is only to hide the underlining major issue.
Outside Flat issues
 If you just go around towers you can notice that there are cracks all around both the towers both at Ground level and at first floor level. The building is very new, still not received OC and this kind of major structural failure is speaking out loud about the poor Quality of Work.
 Just go the upper basement Parking and Observe the Roof. You can find the water from Ground level garden seeping into the upper basement. It is really doubtful if proper waterproofing has been done. All around the upper basement ceiling there are lot of water speaking marks.
 The building is under occupancy from last year, still none of the amenities are functional. The amenities are still under construction and lot of compromise done in building quality.
 They have approval for 9 floors but have constructed 13 floors.
 No OC for project.
Inside flat issue
 The Finish of the walls are very very poor. All walls are Taper and very uneven.
 The Tiles used is of very cheap quality. You ca see scratches on many tiles
 The Door frames are all bent and the door needs to be rammed hard to close.
 The Window frames are all bent and not good quality
 One big Wall in living area is common wall. I was scared to see the level of modifications builder does on common walls.
The inside flat issues can be taken care of by spending additional 2 lacks rupees. But the external structural quality issues are not acceptable and will for sure lead to major issues in 8-10 years down the lane. The major deviations and no OC can lead to legal complications. As the ammonites are also not done with people already staying from last year shows the seriousness of builder in completing them.
Finally our family decided not to invest out hard earned money here. There are many other better projects available in OMR.

Eager to move to mangalam ecstacy it is a really good place to shift over there and there is alot of things to do. And many of facilities and they even have rooms for guests in the clubhouse where the guests can stay

Really like the concept of the apartment there is everytime air floow in the apartment

Dear Sales team, please remove the reviews that you have posted, it comes under conflict of interest.
My self residing at this property Tower 2, Flat #905.

All the positives are what you see when you enter the premises, decent location, nice gardening, solid foundation, nice ambience and efficient sales team.

I purchased this property on October 2020 with premium price for a 2BHK along with a friend. We were promised of OC by Match 2021 and was given in written in email. From builder end all the formalities were done, waiting for the official OC as on 15th April.

It's a good project to buy, but i will suggest not to take anything from builder like wall tiles, bathroom fittings, and paint. I found kitchen sink of decent quality tough and shower taps in bathroom as well. Rest All will be of cheap quality and you might get issues immediately after moving in. Better buy all those by keeping extra 2L on top of what you paid for the flat. You don't get anti skidding tiles in bathroom better getting done on your own, any how they won't lie about it while selling, it needs to be your call

Coming to Electric items for switch movements you need to pay, they will charge for installing all electric items and will provide decent service later on if any problems occur.

There will be water pressure issue with Aqua guard /water purifier.
Builder will take time longer than what he promised, in my case he took total of 105 days for the final handover, including first and second. Even after flat handover builder will continue civil work (not talking about customisation done after purchase, the actual civil work) in other flats, one thing to be mentally prepared for.

Builder will provide good quality of service with documentation and registration and charge as per market price.

Inform your interior vendor that they can not use any lift neither service not passenger by their labour and even for the material to lift. You need to use only stair case strictly.

Club house and outdoor amenities are work in progress and delayed, hopefully all those will be completed on or before July 2021.

I purchased the property at T1 908, impressed by the pros of the property like:
- Location
- Open space and planned amenities
- Temples at entrance
- Ventilation of rooms
- Reputation of builder
However, being a newly completed project, below issues still need to be resolved:
- No clarity on OC yet. Even though management claims clearance of all dues, OC keeps getting postponed due to some reason or other.
- “Terms and Conditions” shared after sale agreement includes non-usage of service lift for interior. This causes lot of difficulties in getting heavy items to be lifted through stairs in a high-rise apartment.
- Society rules and regulations should be transparently discussed with residents, rather than imposing. Conditions like penalizing visitor parking beyond 5-6 hours, don’t make much sense.
- There have been compromises on the final fit and finish. Poor paint finishes, usage of non-gripping tiles in bathrooms, ceiling and wall alignment issues are some of the issues which one doesn’t expect in a premium ready to move property.
- Maintenance activities take longer time and multiple follow-ups.
- Clubhouse is still under construction. Most of the amenities are not yet functional.

Pros:
1. Good location.
2. Good space planning.
3. Promising builder.

Only issue is in construction quality. Delay is acceptable due to covid but not quality.

Cons:
1. NO OC
2. Poor quality if you enter you can see uneven surface near temple.
3. Visit common area and have a look for the quality
4. Doors and paint are poor.
5. This this very important! The Behaviour and communication of builder after sales. They treat you like salves after sales.
6. Bribe for registration.

I am flat owner friend and keeping his identity safe cause builder blackmail whoever gives negative review. And I will promise builder for good rating if he address above issues. This will be better place to live if builder love this project.

Unfortunately I am a flat owner of Mangalam Ecstasy, and I stay in Tower1 304. Mostly 5 star reviews are from the sales team and the bad reality behind this project is there is no OC and the builder keeps telling different stories. The water quality, rats, mosquitoes, lizards and all the kind of pet animals existing this is project as it started long back in 2013. They have a big set of rules, to which all the customers should agree to, else they wont allow for the interiors. They charge some refundable deposit of 50k, which they would completely waive off showing additional work cost. I landed up to pay them around 1 laksh rupees only as additional work cost. Finally after the agreement, they still behave as the owner of your flat and you will not feel that you are a flat owner here
