The road connection to Panthur road is very narrow from the front gate of apartment, so coming towards the Panthur road by car is not possible and unfortunately if you stuck will be a problem.
So, only way is to communicate via the ORR.
Area is low laying, so in rains, water will accumulate to higher levels.
Water is already an issue, so maintenance will be high.
Also doubt if you get good cooks and domestic workers looks at the nearby area.
Prices are also on higher side.

Only appx 400 residential units with 2 corporate and one commercial building. Upcoming metro station at a walkable distance of 700 mtrs appx. Initiative for a traffic clutter free living near some of the most prestigious IT giants in just the vicinity.

Prestige has no common sense or consideration for anything other than their profit. Loud noises due to construction very late into the night.

Very good project. Great location, next to IT parks and schools. Prices are bound to appreciate in a few years. CRM, sales team, Mr. Shashwat are very prompt and respond to all queries. Good experience.

Not inspected personally. Sharing my view from what I heard. For 3 bhk it's too small. Only advantage is it's location on panathur road. Next to property you have orchid international school and vibjyor school. Major it company in radius of 600m to 1km (walking distance).

Near to all major IT park. Property entrance will be from panathur road and exit will be myntra office road, which is too narrow road and exit road connects to ORR, which is also full of traffice. Too many Paying guest in left side of propery, so expect more disturbance in future. So overall no peace full place to live.
PS: Visit the sites and near by area before finalizing the property.

Plus:
Amidst all major tech parks.
Close to schools, supermarket, ORR, and easily accessible to proposed metro station via temple road.
Minus:
Traffic is a major concern. Availability of ground water would be a problem too. Good for rentals, but will we get 60-80k rent for the investment?

Prime location. Definitely good rental n capital appreciation bcz of commercial zone n everything u get at walking distance n metro hardly 400 meters.prestige is one of the best builder in bangalore in pricing n commitments.

6 months ago, project was in initial state and I requested for a call back.
Agent contacted me and mentioned 3BHK will cost around 1.13cr. I have requested for around 1 crore.
Agent mentioned we are yet to get approvals, we will call back and they didn't call back till now.
Current price is around 1.5cr. Compare to aside new apartment where starting price is 2.2cr this is much cheaper.

I stay in Munireddy Layout (just aside this apartment). I bet this apartment will suffer with heavy traffic and rain water stays on the road near cisco y junction.
No manjira water and water supply is via tankers.
In front of this apartment a new temple got constructed and you will surely regret if you purchase flat near to main gate because of Temple speakers. But looks like as per the plan buildings are far away from the temple.

I would be super happy if they come back offer for 1cr.

Strategic location for apartments, kinda pricy but justifies the location. Looking forward to see what comes out of the project in terms of quality and aesthetics.

It's one of the upcoming property of prestige and the location is very near to bellandur IT Hub. It has home as well as commercial space for business. I must say it's one of the best property for investment because of it's prime location. Most of the flats are sold out. But one can think of investing in commercial space.

Before buying I would recommend moving around there for a couple of days.
Traffic is very high.
Very much congested.
Too much noisy.

Pros:
1. Located amidst one of the busiest corridor in Bengaluru, ORR. Should attract a good rental yield and capital appreciation.
2. Self use: Most of civic amenities including schools, office complexes, supermarkets, restaurants are within walking distance.
3. Project: Majority of the land parcel has been earmarked for commercial towers, which should ensure a superior project pan, execution and overall upkeep.

Cons:
1. Considering premium location and Prestige cadre, already being sold at a premium compared to some of the other projects in vicinity.
2. Availability is very limited with just 4 residential towers.

The project is located close to an upcoming metro station and major work hubs. However, the street outside the residential gate is kaccha. Also, the locality outside the residential gate is awful. Please consider this before you book.

Best location for working people amidst all IT offices. Schools are at the exit gate, walk able for kids. Prime location, Secondly, you will get ample space as two commercial towers are within the campus.

It's all in the Air, not officially launched yet, RERA is applied, can be verified on RERA site. Hush is all about money to block apartments. Since its at a prime location.

Its nice to interact with the sales folks always, I was always fan of street smart tricks.
Thanks for the experience, only thing is they are one of the best in the market and they are arrogant about it. So be it. Behind every Mandarin there is a Mantis!

Prime real estate building steps in for the region and this is much awaited project of 2022. Great location with close proximity to school, colleges, shopping arcade and a renowned hospital on ORR. For youngsters, hop skip and jump to some upcoming places like Ironhill and for others there’s much needed shopping destination within 3kms.

They just make customer fool. They will try to sell lower floors first and tell other all are booked.

They will tell we have only 3-4flats available. So, I have contacted with two different mobile number and got 2 different list of availability.

Staff also will not support after once you book the flat.

5stars are from their team only. Like Aruna

Pros:
* Near to outer ring road

Cons:
* Asking price is too high
* Locality is not good in street
* once you show interest they will keep increasing price. Not felt like I am talking with Prestige builders

Location is too good amidst IT tech parks (Prestige tech park, Cessna park etc), also going to be near to Kadubheensanhalli metro station. Mostly the project has Commerical but there are few towers for residential use.
Prices are higher due to the location i believe and brand ofcourse. Once developed, the project would be a good dwelling place for folks working in nearby vicinity.

So happy to see another review align with my experience.

They (almost forcefully) ask you to purchase only ground and first floors.telling jacked up prices for higher floors.
I agree that higher fl;oors are costly - but they are not 1.5 times the price of ground floor.
They are just looting the employed folks of Bangalore and trying to mint money!

Strongly suggest against purchasing anything here.
