Floor plans are not good. For a 3 bhk of 2027 sq feet area, they are offering 5 washrooms, what a wastage of space, net usable carpet area is also quite less, small living rooms and bedroom sizes are also small. With a super build up area of 2027 sq feet, their architects and engineers could have done a much better design.

Loading being high, the available carpet area falls short of requirement when compared to the cost being demanded. Sample flat shows good kitchen with utility balcony and reasonable but little size of servant room. Hall and room sizes are small. Same is the case for balconies. Construction quality seems to be good. However, the approach road and distance from the ITPL road makes it less attractive।

Their sales channel partners are cheater. I had dealt with Harish (also known as Hari), during the time of agreement he agreed to give a discount of 50k. But once the agreement and all document is completed, he started ignoring my call and messages, and now he is not giving the discount which he agreed earlier.

I will suggest do not deal with this sales partner person as he doesn’t have any professional ethics. You will find a similar kind of cheating review by other customers too.

I am not sure why prestige hire those unethical and unprofessional sales channel partners. I have already reported this to CRM team, but as usual I have not received any update whether any action has been taken against such professional or not.

Although the affinity to metro, malls, schools etc is good but the road is narrow. Very difficult to manage traffic unless road is widened (not feasible)
More open space but very discontinued. Swimming pool in middle, garden area somewhere else. Observatory Tower is one end of property. Outdoor sports court in some other corner.
Flats are over priced with no customisation allowed by builder for interior spaces like selection of wall tile colors, bathroom granites, kitchen wall tiles. Its fixed n same for all. No choice for buyers inspite of giving huge money.
Too many bath+toilet rooms for 2bhk, 3bhk, 4bhk flats! Who wants that many toilets at home. Looks like paying money for more toilets than the living space.
Entrance foyer is sharing wall with toilet. Imagine guests entering house and hearing somebody flush or bathing (like in motels)
Didnt find it vastu compliant.

Guys marketing team ppl are considering themselves the CEOs. So rude, we had a pathetic experience. And If you can ignore that also keeping the location in mind the payment plan is very bad as they are asking to release money after every two months and it’s not based on floor foundation or completion usually followed by all other A class builders like Sobha.

The area is already a well developed posh community with literally everything withing 2 Km - Malls, schools, eateries, offices and hospitals.
One of kind project with extra ordinary open space and lush green parks inside community. With most ppl in Bangalore looking for a more green communities, Prestige Waterford stands No1.
Initially I felt the carpet area is less but compared to other top builds I am fine with it.
I compared the project with Sobha and some Godrej and found this better in many aspects.
Prestige's own company is doing the construction, I hope they do it impressive enought
PWF will definitely be a sought out community to live in in the next few years.

Booked a flat in Prestige Waterford recently. I loved their concept of creating a tranquil lush green oasis in the middle of Whitefield's concrete jungle. The location is brilliant - in the heart of Bangalore's IT hub, with close proximity to 2 upcoming metro stations, and numerous lavish amenities within a 5 km radius including multiple famous shopping malls, restaurants, hospitals, schools, sports arenas and the like.

The apartment complex itself is self-contained and a great place to raise a family in peace and utmost safety. The Prestige Group is a highly revered real estate brand in Bangalore and that alone seems to be a reason why more than half of the units in property are already sold out, even though the possession is more than 2 years away.

I'm desperately waiting for my home to be completed and for its keys to be handed over to me, so I can start my next phase of life in my own home!

Beautiful ambience. Location is bang on. Getting 87% open space in a locality like this is amazing. Surely will be a land mark in this area. Attached bathroom with each bedroom. In built glass separation between shower and rest of the toilet. No common wall. Three side open flats. Luxury living in a prime residential location of Whitfield. 600 meter from metro station. Great for end use. No nearby project with comparable specs. Added a video of the ecc road near the project.

Great location. Close to everything one can look for. Metro, office, schools, shopping etc. Cat A builder. Premium configuration. Three side open flats. No common wall. Greenery inside and outside of the project. Loved at first sight. Minor litigations were there but prestige provided indemnity clause in agreement so went ahead. One of the best option in this price range in Bangalore at the moment. Adding few of the natural attraction surrounding this project: 1. ITPL back lake view point inside the project 2. Newly opened Kadugodi forest tree park (22 acres) is only 700 meter away:) 3. Pattandur agrahara lake is 1.2KM 4. Nallurahalli lake 2.5 KM 5. Sheelavanthakere lake 3 KM. Inside the project also 10 acres of greenery is available. Getting all this within 700 meter of the metro station and just behind ITPB and GR tech park is sweat. Truly has potential to be a landmark in this locality. Just hope Prestige will deliver on time as per specs promised.

In general prestige new launch is charging 50psft for maintenance for similar amenities.why they are charging 72 psft. Already quoted 7000+ per sq ft.paying maintenance of 15000+ per month is exoborant. Besides that 4/5 toilet in a 3 bhk flat is wastage of space. Most flats is not a proper vastu complaint.servent room not a small window.
All gardens/amenities in one corner. Not a l and t construction. So doubtful about quality.
Giving 2 star for its location.

Prestige Waterford is in excellent locality of Whitfield. Speciality of this project is the open space designed within the project. ECC road is fully residential, yet close to many IT tech parks, walkable to 2 metro stations and having some of the best hospitals around. Apart from Location advantage, the high rise buildings are well designed and comes with quality badge of prestige. Though the price seems to be slightly higher than the properties that are available on the periphery of Bangalore, I believe considering the location, the infrastructure that is already deveped around, Schools, Hopsitals and the connectivity it is best choice to invest for home here. Prestige as a brand has done well over past couple of decades and I hope they continue to deliver more value to their customers. I have booked flat here after analysing all the aspects.

What a wastage of area in all of the flat layouts, who makes these designs, even interns can do a better job.making 3 toilets in 2 bedroom, seriously!

Layout looked very promising. Price is on the higher side. But the rooms are quite nice. Balcony is very spacious. But they have given 4 toilets in 3 bhk which seemed unnecessary to me. They have 80 percent open area which is the main attraction of this project.

Overall plan looks good. But coming to the flat,

I don't find prestige Waterford planning layout is as per vastu.
Most of the flats are in South west direction.
Foyer area has one washroom wall.
Kitchen wall is common with common washroom.
Overall plan could have better planned.
Looks like litigation issue as 4 acre of land is planned for plantation and other amenities all together with natural trees.dont know whether it will be really available or not because normally amenities are placed in between and not one corner.high rise is allowed really? Because brigade woods are all loe.
Already prestige white meadows is one such example of litigation and purchaser is suffering.
Analyse carefully, Before booking.

BEWARE OF RUDRAIAH CHAVADI. Please beware of this channel partner. RUDRAIAH CHAVADI.also known as RUDRA.for purchasing apartment in Prestige Waterford. He will give you false promise of giving discount from his commission given by Prestige while buying. Once he gets his commission, he will not pick up any calls or entertains you. There are more than 50 people got cheated by him in one of the prestige property 'Lakeside Habitat'.

Bought the flat for various reasons. Mainly spacious! And amazing layout. Less Apartments larger area.

So far happy.
Can’t wait for the experience.

I was interested for this project but i am not going with this project now due to pathetic design/layout.
- 1700 SFT hasn't designed logically.
- Who place kitchen in between entrance & living! Think about the scenario when you have shoe rack place just near to entrance.
- When whole world is heading towards big size windows then here builder is placing such tiny windows, what is the problem in placing bay/French windows in all BRs.
- In 1700 SQFT, builder tried to accommodate unnecessary more # rooms. It'd have been 3 BHKs in order to look good. Builder made complete interior layout clumsy.
- Locality/amenities/connectivity/aesthetic high-rise all are expected features from the builder so there is nothing positive on that front.
I even can't think of comparing/replacing my existing flat as my flat is highly decorative/specious/well-designed/good locality.
- I heard (not sure), material quality of this builder is just ok not that great.

I rate this project with Rs. 3500-3800/SFT.

Very well designed, low density Project with vast open spaces in such a beautiful location. There are talks about litigations, but Prestige have already given indemnity to all the buyers. Very confident about this Project
