Sandeep square is the one of the best community apartment in bangalore city and its has a many facilities in society like as swimming, lift, parking outdoor games and gymnasium in the society
A project made by con builder, project is yet to get OC even after 6 years. Many cases are going on this builder and his wife. No approval plan or sanction plan shared to it's residents and still many issues are yet to fix by this con builder. Resident living are really good here though but builder is not reliable and don't go with his words, he is biggest liar. Builder has to repay money of many people and his associates, huge due yet to paid by builder to society as well.
Situated on ORR opposite Embassy Tech Village, in mid and close vecinity of IT business centre. Upcoming Metro station is also just 1 KM away. Connectivity to all place is Very Good.
Nice apartment, at a nice location, good amenities and construction quality is quite good. Most of the business parks are nearby which added a lot of value to this place.
Nice Apartments three and two bedroom are there then good security lift sarvice also there & 24*7 water is available and best and bike parking is there
Very nice peaceful apartment. With a game room. And also a small play area for children. MyGate enabled society. It is just that the road opposite to it is very dusty. It lies opposite to embassy tech park
My experience living in this society last 2 yrs has not been so good. The worst part is the welfare association. Unnecessary quarrelling/penalising residents (even owners) is common. The show is run by an old lady called Rani A (she wields a lot of power in the society). Anyone is way too scared to oppose her. If youre in her good books, you are spared, if not, its a pain as they will simply not listen to ur views while formulating rules. Many people have literally left the society after becoming frustrated with Rani and gang.
Another major pain point in Sandeep Square is the construction noise that keeps coming here constantly along with loads of dust
Extremly frustrated with society association and Rani madam. She think she the boss lady of Sandeep Squere. New new rule created as per theyre wish. Stupid rules increasing risk of CoVID.
Good location, convinient to reach. Rent for flats are too high in this apartment. Inside corridor, no proper arrangements for light and air circulation. Overall good place to stay.
Badly managed association, everytime new rules for tenants. And new rules and its relavant payments has to be paid only by tenant (not applicable to owners). Not good for tenants and gives you uncomfortable environment
Before renting flat from Vikram Bajaj or his mother or sister Namita Bajaj in Sandeep Square Apartments in Bellandur, read reviews on Facebook Flatmates groups where multiple past tenants have raised complaints against him and how he deducts money from security deposits of his tenants and traumatizes his tenants with additional nonsensical charges.
Pls beware of the owners here before taking flat on the rent. You might get a good location but the owners here are really bad. My friend stayed here in apartment 706-A wing and was really bothered by the owner - mr. VIKRAM BAJAJ - who rents out the flat by the name of his mother. Additionally, my friends complaints this society's welfare association has yielded - no action- not even a warning has been given to Mr. Vikram Bajaj yet. Great location just opposite of Embassy tech village. ETV has major offices like Flipkart, PhonePe, Sony, Cisco, MI, JP Morgan and CSC. Two major food court one with flipkart and other which is common for all.
If You want a mental piece, don' look at this Society
Very bad management, builder is still not handing over the apartment to society and collecting exorbitant Maintenance amount.approximately 4200 rs/pm as a maintenance for a 2BHK flat and then also not getting basic things like electricity (Society is out of diesel in middle of the month and don't start the DG), also issue with water supply, towards 25th of every month they run out of money to pay tanker bills
It seems Society has not applied for Kaveri water and no provision of ground water and rain water, so you run out of water as well
Builder's office only bothered about collecting money and not providing service. A big question where are they using this money?
Pathetic apartment. Dont ever think of buying a flat here. If possible avoid taking on rent as well
Few issues 1) Too high maintenance with low level of service: >4000 per month for a 2BHK flat. Though amount is not fixed it varies from 4000 to 4500 per month. Even after that the society runs out of water every month - Also it runs out of diesel for generator
2) Still under construction: Builder is making 8th floor and front of the building (not sure what he is constructing till now), but seems using residents money to fund his construction (that is why maintenance is high and water is limited for residents)
3) Cleanliness issue: Swimming pool cleanliness issue appears frequently - STP water is most of the times very dirty.cant be used!
Location is good, but the architecture and layout is not impressive. Apart from that the traffic and dust from road is a constant problem. Being near to 'Temple Tree resort' may be troublesome for the occasions when big events are organized there.
We are living here as tenants.since last one month. Never buy house here or look for staying on rent also.the society's management is too bad, I guess there's not even a community to look after society's basic problems like trash.there are the times no electricity is there for more than 24 hours.lifts Don't work.have to climb staircases.even the problems are not solved as early as needed.
Never buy a flat nor consider staying on rent! I have been staying here but regretting my decision It looks good from outside (apart from ugly front, which is not completed yet as it seems illegal) as it is a new apartment but is managed pathetically bad
Builder is extracting money in the form of maintenance (currently around Rs 4,000- 4,500 for a 2 BHK flat), even though not getting required services. Owner are least bothered as they are getting their rent!
List of some issues (though not complete)
Electricity issue: Every month for 3-4 days complete outage of electricity, then we have to pay some money to Bescom around Rs 30,000 (added in maintenance) to get it back
Water issue: everyday some wing has water scarcity, also smelly and unclean water in the apartment
Swimming pool not clean enough to be used (though we pay pool maintenance charges every month)
Not a tight security, few days back things got stolen, worth 7-8 lakhs in daylight from 2 apartments
Overall, pathetic apartment to stay! don't go with what builder people in office says or owner of the flat says (if considering for rent) ask the current tenant or people inside the Apartment!

Apartment is in a nice location. Builder has built the 8th floor without taking appropriate permissions. Maintenance is quite high when you compare with the neighbouring apartments
Pros Location is good, Securities are good, lots of friendly families. Cons Lots of operation and electrical issues starting from genset power backup, Bescom, short circuits, OC, horrible water treatment (Making Bathrooms stinks), occasional water management issues especially at peak times
Apartments sizes are ok but a lot of deviations from their actual master plan OC not received so a little risky if you are planning to buy something in this. The biggest drawback that I find is there is not even a single patch of green area to sit on the whole society. Location is good but please do consider about all these points.
Very good community.friendly people to stay with.but the builder is such worst and unprofessional human. Never invest with Sandeep constructions. He and his people lack humanity insane builder. He took money from the buyers and constructed the illegal floor once the people started living there. Literally construction was on top the head. Above that he blackmailed tenants that he would cut power and water if they don't pay maintenance for the under construction apartment. All the owners and tenants are literally struggling with the builder's worst attitude. Never invest with Sandeep Constructions. But I want to rate separately for the people who stay here.lovely people
