SOBHA Arena (Apartments in Kanakapura Road)

This is branded as a Sports Themed Project and sold to the customers but the irony is there is a single Futsal Ground which was poorly built. The maintenance of whatever limited Sports facilities is piss-poor.

Run by an utterly incompetent, illegal and Unregistered Management Committee who believe in Dictatorship and ruling everyone with an iron fist and are heavily biased on favoring the Local Community. Please avoid this place if you are looking for an up-scaled luxury, peace of mind living & belong to a certain respectable class in society.

The Association (rather I would say, a group of people who want to make a fortune for themselves out of others hard earned money) is looting everyone in broad daylight knowing full well that it cannot be sued by the court of law. I will repeat myself again, avoid this community at any cost.

The apartment in terms of infrastructure and amenities is really good. However the people in the community are not. Its not at all a good environment for elderly people, very young children and pets. Most of us have chosen this place for a good peaceful living. However the people in the community are worse than the uneducated. For every occasion there is a lot of unnecessary noise and no discipline is ever followed.

Basement toilets it's not cleaning men and women both, water all tap's also damaged, there no maintains pls who's stayed there once go to check pls all toilets, i think government bus stand public toilet's so better.

Well designed. But the Team Sobha could do a lot to address the pending issues like permanent power connection and also to address other open issues in the project by discussing with the residents. The Sobha CRM needs to get their act together and respond to the customers.

One of the best apartment in Thalaghatta pura, Kanakpura main road. Flats are too good.community is also very nice and kids friendly apartment. Facilities are also nice and maintaining very well. Security is very strict and helping in nature. Basic amenities are easily available near this apartment.

Here I haven't visited yet. Had a plan to visit. It's a very good residential Apartments. My relatives bought a new house there. It's a very good locality. Metro station Is very close by. Many shops are there nearby.

Very soon will be visiting there.

The location is good and spacious.
But the major part which is legal is very very bad, there is 8 litigation cases on this project.kindly buyers stay away from this project.

Sobha has the worst construction quality in recent times. Please think twice before spending that premium on getting the worst service also, Khaja and Mohideen from sales who have scammed us with the worst service and fake promises on refunds. Visit Sobha Clovelly and speak to some residents or just Watch the quality of construction yourself before taking a call.

A dream house for everyone, cut off from the maddening traffic and a very peaceful place! But The downside is no eateries in closer proximity. May feel like complete cut-off from worldly connections! There are pros and cons for every thing!

Very worst experience from sales team, they will make u to book house by telling anything (giving on spot discount) and will say if don’t like they will refund immediately, some how my plan cancelled they are not refunding my amount it’s almost 8months.

Very good apartment in all respects like, location, construction, design, planning, amenities like giant swimming pool, garden around, high class gym. Overall it's all in one package housing project by Sobha.

The society amenities are wonderfully designed, but the flats lack in area of balcony and kitchen.

I am a resident of the tower plaza.
I regret coming here and staying.
The sobha property looks beautiful but it's dangerous to health. Two mobile towers adjacent posing serious health effects.
Sobha people are not listening.

Mobile tower is very close to the apartment. It may be carcinogenic and hence may be very unsafe for children. I am resident here and trying very hard to get the tower move some distance away. Sports facility are also an eyewash as same wooden court is supposed to be shared with Badminton, Tennis and Basketball.

I have purchased a flat in this project. This project has amazing surroundings. On one side you have a view of posh Vakil city and other side is judicial layout. It is quite peaceful and well connected to city centre via metro. Metro station is hardly 5 mins walk. Nothing much to say about Sobha's construction quality as most of the people are already aware about the detailing they do.

I have done some work in the project. There are certain issues and residential eta are quite upset with.
The tower issue is creating heat among them

The builder made several false promises in the name of being sports themed; where as there is no amenity for Tennis, or volleyball court or basketball. Buyer beware, if you are thinking of purchasing

There are two issues here
1. Close proximity to cell phone towers literally next door to one of the blocks
2. Facilities especially for kids might be quite inadequate once the community is fully occupied.it seems about right now, with less than half occupancy

It seems that the builder which is a powerful giant is reporting every negative review ans managing to post from their marketing people to write a rosy picture.
I am a resident here and we seriously have some grievances which are serious in nature. The CRM giving very irresponsible replies and when residnets are reviewing here, they report it and manage to keep only goody goodies.

Anyone here who lives in Sobha arena, could you please answer this - As per the cluster plan I see there is a common wall in the living area -

1. How thick this wall is?
2. Any kind of issue which you guys have faced because of this common wall?
3. Does the sound pass through this wall?

Finally the management has settled the issue. Interest waived off. No other issue. It is a very nice project. Communication gap has been solved

New plaza towers are too close to mobile towers. Can be really damaging. It is supposed to be sports themed apartment but they have given all the sport in one single hall. So same court has badminton, tennis, basketball marking. Atleast badminton and basket ball can be played alternatively but playing tennis on wooden court is joke

The worst marketing people ever communicated.
They change the prices very frequently & they don’t give time to think. The make fake promises & not at all trust worthy. They are not at all customer friendly.

Mr. Sujesh at marketing is a great manager. Very cordial, very communicative. This is a great property!

Pollution free location, apartment is located in a well planned layout. Closer to lake, park and metro station. Nice corridor is just a stones throw away.

Society is dangerously close to two mobile towers which can cause cancer. Sports facility are also farse as badminton court, basket ball court and tennis court are common. Not enough place to play tt. Water supply is through bore well.

There are multiple issues which one needs to consider.
- Maintenance is not free, not even from first year. It is around 6 to7 k and is being taken from corpus.
- Club house is light issue, one can't play with those lights.
- Badminton court is multipurpose. That means - it has TT, badminton, tennis, basket ball, foosball.it is sale purpose they have provided, practically no one can play these games altogether.
- Party hall is having echo issue.overall club house is having big ventilation problem.
- No Cauvery water, tanker water is being used currently. Borewell water is not sufficient.not even 10 %.
- GV for registration is too high.
- No enough park

- construction quality is good.
- spacious and aesthetic units.
- Upcoming metro connectivity.
- Project is being completed on time, infact ahead of time.

Sales people are very worst. They tell many fascinating stories to see that u book the project. Sales guys are there to cheat u and immediately after your initial booking amount u will see the true picture how actually we have been duped.
