Sobha refund policy is not transparent. 45 days mentioned in booking confirmation form but they hold customer 5lac for more than 3 months. There is no customer care to listen your refund issues.

Sobha Dreams is a wonderful but a very big society with a lots of amenities, had over 54 buildings, 3 club houses amd many more. The first time I went I felt like I would get lost without someone beside me

The area has a huge traffic problem. At least we have to spend 2 at s junction or T junction. All builders are selling CDP road which is on paper from last 5 years

Worst planned society ever. Looks like bogies of train and you can't even have a decent conversation at home as you can clearly hear your neighbours.

The rent is no where worth more than 25k for 2bhk. All nearby societies charge upto 30k only. So the current rent will come down for sure as people will start vacating.

Better to invest in any other societies nearby as rates are highly inflated which will come down soon.

Bonus: Be ready to pay super high maintenance which keeps increasing exponentially.

Very Big huddle in term of road and infrastructure.
If you want to go Bellandur from this area its very horribly.
I think all land Mafia people should ask government to build good infrastructure in this area.

Society is one of the best in Bangalore. Approach roads are in very bad state. No proper way to reach SDA, all roads are war torn in structure.

Rentals are completely screwed here, people are asking 50k for tiny box of 1000 sq ft. Roads are not even approachable and whole locality looks a village

Nice place to stay. Equipped with all necessary amenities. 24X7 maintenance team is available.
Only problem is with the commute from croma or s cross road.

I have been staying here for the last 6 months.

Most of the days we are facing water issues here, Once a week. And no one will update about the water issue after so many complaints, at least some one should update regarding the water issue, this is basic need.
Don't know when it came but mostly in the morning we are not able to see water in our tap, so sometimes I have used RO water for some mandatory things.

Apartment is clean and nice. The maintenance is terrible. The lifts are out of service at least 3 times every week.

I am staying in wing 36, there are hells of problems.
1. Takes more than 2 hrs to reach ORR in peak hours.
2. No response for MyGate tickets.
3. Management is so rude.
4. Their only objective is to see the flat afterword won't listen any problems.

80 acres campus with garden, parks, play area and lot of open space, even though the area around is yet to develop, its a nice residential complex.

It's a huge gated society with lots of good amenities, there is swimming pool, dog park, supermarket, vending machines, club house, gym etc and all these are maintained really well,
Garbage collection happens everyday at door step
Swigy zomato delivery also works with out additonal delivery charges.
Negative is, the acces road is slightly congested, and there's a bridge that connects to the society from marathalli ring road, it's gets inundated with water during rainy season and u will need to take a roundabout road to reach ring road
Regular traffic snarls, cause the roads are congested
Network connectivity is a bit poor.
If you own vehicle it's a good place, else u will find it difficult to commute, though ola uber is available.
The water is really hard, leaves a residue in vessel. If not washed regularly stainless steel vessels will rust.
Apartment exterior and gardens are well maintained.
The interior wood works in most apartment is really good

One of the big builder and society of Banglore. Society consists of more than 50+ apartment with each having 14 floor is functional and others are on construction work. Apartment are of varying 1BHK, 2BHK and 3BHK. Society is well equipped with personal parking, visitors parking, 24*7 security through out the society. Socity has 2 swimming pools, 2 clubhouse and other amenities. Playground like cricket, basketball, are available. Several small children park with playing equipment are available. Space for sale, events etc. Large amphitheatre is in progress of building. High security system no one is allowed without security code from main gate. Greenery is available in society. Beautiful is nature. Spacious to walk. Big basket refrigerator is installed in society 2-3 places for small general items.

Dusty driveway and entrance. Some of the flat visitor are not allowed in the main gate I.e. Gate 1, if your block is on the phase 2 then you must go all the round to gate 2, this is very ridiculous and sense and meaning of traffic control!

Even resident must show gate pass when they enter! I.e. If you're going out to buy something and when you enter you have show your gate pass they call this as "myGate"! If you're frequently going out & coming then this is irritating! But this the management rule!

Security doesn't know "Kannada" The management is trying to get only non-kannada speaking people! They have forgotten that they're in Karnataka, but they want Kannada people to buy their flats!

The flats are not that much good in terms of "Design" and "Quality"! Especially the garbage collection, water supply in toilets etc.

Parking is big Hassel! No much visitors Parking!

The driveway inside has planty of road humps, from main gate to your flat can see 4-5 humps a kind of min. This shows how poor Design they have!

People are getting fooled by their marketing and Sales people! I was planning to buy here but after all these issues I decided not to buy. For the facility they have now is not worth paying so high price! No point at all!

And worst part is the traffic bottle neck that happens at the underpass. It will take minimum of 30 minutes to reach outer ring road.

Good

- Lot of free space within the property.
- Amenities are good.

Bad

- No public transport to reach main road. Have to depend on own vehicle.
- One of the worst lift from KONE is installed. Less space and already rusted.
- Quality of electrical switches and wiring is bad. Within 1.5 years I had to replace 5 switches and 1 ACCL.
- Dependent on tankers for water.

Overall stay is nice but don't expect everything is of good quality because of Sobha brand name.

2022 Update

Please check the photos of KONE lift installed by Sobha in Wing 6. (Deleted - Please check 2023 update)
- There are loud sounds and noises from the lift.
- Many get stuck in the lift during power failure.

All this only in a couple of years. Sobha representatives says KONE fooled them by providing low quality lifts. I say both Sobha and KONE are at fault for this low quality work.

BESCOM meters are not yet installed. There is constant power functions in Wing 6 (up-to 2022, BESCOM meters are now getting installed in 2023)

Khata transfer not yet initiated.

2023 Update

- Kone has addressed most of the lift issues. Lifts were pretty slow but now it is synchronized which improved the situation.

- Residents have pooled in money to get the lift panels replaced with SS and service lift was re-painted. Now it looks good. (I am removing the older photos now)

- BESCOM meters are now installed however there are few power fluctuations. I hope this will also get better.

Overall things have improved.

The project is very big and daunting. However they are trying to sell some of the remaining apartments which are not only on the interior side of the project, where you might require 15-20 mins of walk to even reach the main gate. Overall not a good value for money in terms of space.

The few things we did not like about the project are: -
- The size of the rooms are too small. You really need to be a Hobbit to live in such houses.
- They need to figure out maintenance and water for so many houses. They were not transparent about the maintenance, each salesperson quoting a different figure.
- They need to figure out a way to connect the huge project to the main roads/offices. Currently there is only one road and a proposal for another road is ongoing, but you cant rely on the govt to build it. The salesperson will try to convince you otherwise.

A society by Sobha builders almost 6000 flats are there. The surrounding area has too much traffic but major IT parks are near by.

Standard Flats - less carpet area with awesome amenities. Build quality is good. Two lifts per wing, one for 8 person but feels congested with full capacity and another lift as service lift. The internal water/drainage piping runs through a concealed beam which occupies area of your balcony. The doors and other toiletries used are of branded materials.
Good for small family.

AmenetiesToPeopleRatio is too high.

What's so special about this place? I'm seeing posts on SM and property listing platforms from brokers and owners. The rents are exaggerated and not worth the money. The building structure is similar to MHADA Or SRA buildings. Quality is very ordinary. Civic infra around is below par. Brokers asking for 33k per month for 1BHK should get themselves checked at good hospitals.

Perfect society to live with family. Sobha has provided luxury apartments with top notch materials & well maintained greenery. Security, Ambience is too good. Since connectivity is improved than what it was few years back, demand of this society is going high.

Phase 1 management lacks responsibility and skills to maintain a large housing society. There are lapses in water supply management, basic cleanliness, noise management and governance in general and all these aspects are crucial to staying in a society. There is absolutely no attention paid to feedback despite paying regular maintenance charges. Planning is poor and disappointing to an extent that one should reconsider even visiting this place.

Not even worth 1 star,
Their sales team is full of false promises. Especially a guy called Basavaraj (strictly stay away from his team and his boss) and his manager. Please don’t fall prey to their sales promises. Sobha is not the same as it used to be it has become one full fraud developer company. Full of false promises. Their CRM team won’t allow you to see status of the project even after 100 percent payment. Don’t get frustrated/ stressed by making commitments to this project as this is budget series and target group is middle class people. This is their project to prey on middle class people money, not any service. Try Purva or Prestige my friends had better experience with some of their projects.

Pros:
- Lot of open space to walk around
- Lot of additional facilities like Volley ball, Basket ball, Badminton court, foosball, pool, sewerage treatment
- Club houses are nicely maintained. Only 2 are there though for more than 5000 families. 5 are expected to come finally.
- Many cultural and sports activities are organised.
- Other facilities like Banquet halls, Solar heater based water system, RO, etc available.

Cons:
- Electricity is big problem so far. It goes on-off, almost 10-20 times in an hour sometimes.
- As it is getting old, you can see seepage issues in many flats.
- No Vaasthu followed (If that is something you look for)
- Quality of lifts, doors, parking, roads, water pipes is very low.
- Few pet owners doesn't clean their pet excrements on roads of the society.
- Now a days all approach roads to Sobha Dreams Acres takes more than an hour to cross within 1km range. For the rents being asked now a days (40k), it's not at all worth.
- Sometimes you might feel as a tenant even though you are owner as you are forced to follow rules.

If you are planning to buy property in Sobha Dream Acers, please ask the below things in writing and they buy, Otherwise, you will suffer.

1. Ask them where we will get our Car parking, is it under our wing or pushed to under the neighbor's wings?

2. What are internet service providers are there, I think there is something is there in between Sobha and Zednet. Sobha will tell we gave clearance to all good internet providers like Airtel, Jio etc, but those are only to make fool customers. They both (Sobha mangment and Zednet) are making sure that these providers should not survive in SDA by creating such circumstances.

Worst floor plan and the construction is also really bad.
Too much sepage issue after one year itself.

The best part of sobha is you can actually hear the sound of flush when someone staying on the floor above uses it.

Biggest mistake to buy a house in this society. Its been two years since we are living here and continuous drilling and other noise and its going to be here for 4 more years and forever. It is not a middle class but lower class society with worst behavior of of people. Lot of Bengalis who make sure the residents are not at piece. In the same budget you can get a flat in prestige or other society where I hope you get better crowd not illiterate crowd like here who can't celebrate a single festival without loudspeakers. Security guards literally make their own rules. There are lot of issues related to seepage and water clogging. Every flat is facing issues with respect to water logging.do not buy thinking the society is high end.

It would be the worst option to invest in Shobha dream, they are just selling amenities, not the house. The construction is like an hostel, very small rooms.

It's amazing and affordable segment with quality construction from Sobha. The architecture is well planned. There are quality lifts and Sobha is providing all required electrical connections with quality wires. The rectangular house layout is well planned. Kitchen, Bathroom tiles, accesories is top notch. Varthur is definitely going to be the best location to stay considering Bellandur, Marathahalli and Whitefield around it.

A very good high end complex in WhiteFields Bangalore. Very big in size, but still well maintained. Amenities are very good. Landscape maintained well. Structured buildings.
