Very well planned out homes. Liked how well the space has been utilised while not making it look/feel cramped.
The only thing lacking is the direction boards. Its confusing for visitor to reach the correct wing and have to ask several guards to find it.

In societies like these you pay more for the environment that comes with these houses. The houses are nicely planned and with good amount of space (This is about 2bhk, i don't know about 1bhk houses), one balcony, 2 washrooms, one underground parking for each house which can accommodate one hatchback and two bikes and following are some additional amenities that you get with it gated, security, community halls, basketball court, tennis court, volleyball court, children's park, power backup, 24x7 water supply, security guard at each tower and corner of the road, waste management, water recycling plant, gardens, swimming pool etc

Detailed review.
Review of facilities -
1- Be aware there is no proper Internet connectivity in this community till date. The only broadband provider to this community is Zednet and their speed is as low as 30Mbps & have frequent outtage. Don't believe another word claimed by Sobha sales team. (They may say ACT is available or in near future it will come). Also, mobile data & call connectivity (Airtel) is very poor & 4G speeds are only in dreams, within the building or inside the community. Jio connectivity is very good.
** Update - Sept 2020 - Tata Sky broadband is available from Sept end onwards.
2 - This community is facing high electricity/power outage & fluctuations. No reasoning provided to customers till date by Sobha, apart from blaming Bescom.
3 - Phase 1 has really good common amenities with a club house. The Landscaping & common layout in phase 1 looks much better than phase 2. Each phase will have 1 clubhouse as per sales team & marketing. Construction of phase 2 yet to complete as on date.
4 - As advertised, open space is in abundance in phase 2 also, but Sobha could have landscaped it on par with Phase 1. Few towers - ground unit have tarmac roads very close by to the unit, unlike mentioned in their brochure. Also, few towers are built very close to each other.
If one chooses wisely, based on the open view from balcony, regardless of the orientation of the house, there won't be any regrets.

The construction is based on precast and hence walls are strong & theoretically the building too. The rooms size are decent for 2BHK with large balconies (For larger 2BHK).
Tile fittings & paint quality is good as well as its finish.
Bathroom fittings are from brand named "PNC". Never seen Jaguar or Kohler or other large brands anywhere in Phase 2.3 - Poor basement parking planning/design by builder. Insufficient parking lots under each tower, leading to allocation of ones parking slot under nearby towers.
So in nutshell:
Pros -
Large community to socialize.
More than enough open space.
Quality finish for walls & paints.
Airy & bright layout for houses.
Safety standards (Availability of fire extinguisher, anti slip steps, high balcony grills)
Excellent customer portal & support. Responsive CRM team.
RO water provided for kitchen
Last, Brand value.
Cons -
Annoyingly frequent power outages. Sobha yet to provide domestic supply to residents.
Poor Internet connectivity at this location. (Sobha "May" not be to blame).
Water seepages in few flats, mostly minor seepages, but few major seepages also reported. (Sobha is taking necessary actions).
Poor road, leading to ORR. Road widening assured by govt.authorities. Hopefully it happens soon.
If above cons are a deal breaker for you, think twice.

The way this wing is created gives you superb ventilation irrespective of the floor. Best part- Sound proof window, amazing view, sunset, friendly neighbours.

Great township with all amenities. Apartments are of optimum size for nuclear families. Clean open spaces with well maintained landscapes for walking and running. Construction quality is also quite good.
