SOBHA Habitech

Well maintained apartment with beautiful open space, children play ground, club house and a very effective association. With the Whitefield metro opening up, the place has become very accessible. An excellent community with a lot of social activities in campus for all major festivals. Extremely safe and secure.

I think Sobha Habitech is one of the best property if not the best of Sobha builders. A strategically located very well maintained moderate sized society with all basic facilities.

I have been living in this society for almost 6.5 years. Started as a tenant and eventually due to location, facilities, amenities we bought an apartment here. We have everything nearby from schools, hospitals, walking metro stations, shopping malls, medicine stores etc. We have never faced any issues with water, electricity, basic amenities etc. Before purchasing flat we have seen so many good societies in Whitefield but habitech was par at everything. Overall a satisfied and happy owner.

A very well maintained society, with easy access to public transportation and nearby amenities - schools, hospitals, malls etc. The flats are well designed and spacious. The landscaping and outdoor space is well maintained. The kids play area, clubhouse facilities are well maintained. Overall, a very good community to be a part of.

We were little hesitant to buy a flat in Sobha Habitech because of few bad reviews on Google. But since we couldn't find similar spacious, well designed & superior construction flats from other grade A builders, we decided to buy 2bhk flat here. Luckily for us, the long pending metro project completed last month and we got a spacious flat in a prime location within 800 m from metro station! Grocery shop, medical store are at 2 mins walking distance. Our parents particularly like visiting the beautiful Ganpati temple located just opposite our society. Residents here are super helpful and we never felt like we were new to this place. Many tenants are staying here since many years and are equally active in various activities.
We could easily find good maid, cook and other help without any hassle due to prompt recommendations by fellow residents here.
I was little judgemental about the security here but security manager Mr Shrikant was sensitive and super quick to help us with our moving in requirements which was a big relief! He kept asking us if we were comfortable and needed anything. We were informed of any mistake against soceity rules politely as we were new and not aware of rules but were never fined.
Also I see so many pets in the premises and have never seen pet owners unhappy with the management.
Our guests are in awe of the construction quality, big balconies (which are rare to find nowadays) and upkeep of outdoor premises here and it makes us feel happy and proud that we made the best decision of buying our first home here

Sobha Habitech is a wonderful apartment. We have been living here since 7 years now and not faced any problems. We have many facilities here like clubhouse, swimming pool, playground, basketball court, cricket pitch and walking area. The apartment is well maintained regularly. The staff and security keep the apartment in perfect shape. The apartment also has beautiful greenery. Sewage and Water treatment are well maintained and giving consistent supply of water. Good access to Restaurants, Hospitals, Grocery shops, schools, Metro connectivity.etc.

I visited residence of my freind in shobha habitech and quite impressed by spacious rooms, balconies and duplex layout inside arrangement/architecture

One of the most well maintained and tranquil apartment complex I have lived in. Great facilities including Olympic size swimming pool, sauna, gym, indoor badminton court, pool table etc. And above all ample guest parking space.

Walking distance from hope farm Junction and Kadugodi Metro station and good for folks working in ITPL, Divyasree and other tech parks in Whitefield. All apartments have huge balconies that you will rarely see in any apartment which further adds to the beauty.

A perfect size appartment complex with no hassle of very large appartment complexes.

Well maintained property.appropriate rules and regulations in place as being a complex of 300+ houses some rules are to be enforced.

A very well maintained, clean, safe and tranquil place. It is well-equipped, well-connected to means of transportation and other facilities like schools, shops, hospitals, etc. The quality of the construction and the various equipment are top notch and the maintenance charges are very reasonable. And yes, the society is strict in enforcing the rules but that is what makes the society even better for people who want to lead a quality and safe life. Finding a few poor reviews but those are seen to be of a very few residents who are known to keep violating rules, behaves inappropriately and rudely with staffs and other residents, etc. Pets are good and welcome, but should be maintained in such a way that there is no inconvenience or harm to others. Even the tenants who complain keep staying in the society because of the benefits.

It's a beautiful housing complex, having a cluster of multistoreyed residential buildings.its stands on Channasandra road in Bengaluru, near Hope Firm.

A good apartment complex with lot of amenities like swimming pool for adults and children, steam, sauna, Jacuzzi, badminton court, table tennis, pool, basketball, clubhouse and children's play area.

Now to come to all the reviews which have given negative reviews to Sobha Habitech, I am living in Sobha since years now. Although I know it is strict in maintaining rules and hygiene but the same rules has kept the society clean and excellent condition. The same rules has kept the number of covid cases in society in check too. My parents live in another society in Bangalore and coz of self ruling people living there, I see that it has issues with hygiene and decorum. We live in society so we have to follow simple rules as keeping leash to our pets and so on, n every society and residents have to follow these simple rules.

Physically it is a very well-constructed and maintained apartment. I won’t though recommend for working couples and elderly at home as there are serious resident management committee issues. There are rules and imposed to the degree of cynicism.

Loved our visit to this apartment complex. Plenty of open spaces. Enough of guest parking. Very well maintained property. Sufficient Guards watching over all the property. Access controlled. Non intrusive or fussy and yet vigilant security staff at the gates. The one star less is because the building entrance is nearly not-visible at nights so we had to retrace our steps since we overshot the entry gates.

Non inclusive and non cooperative Management Committee. Don't recommend the place at all

Apartment in Whitefield to avoid at all cost is Sobha Habitech. While our landlord is great, the apartment complex rules are beyond comprehension - crazy would be an understatement!

Apparently, there is a fine if you step foot on the grass.no lawns (except a small patch) are available for people, 8/10+ year old kids can't play on that patch either.

Pet rules are so bizzare, and don't even meet the legal mandates. When issues were raised repeatedly, guards were asked to harass the pet parents by oggling at them. When oggling issue was raised, management decided to send a notice with false, incomplete details in an attempt to spread extreme hatred towards pet parents. Right before they were scheduled to have a meeting on the subject.

They come up with random rules (in the name of covid precautions) on who to let in. Until a few days back, approval from management committee had to be taken to even get personal guests in.
They decided to allow groceries n bulk deliveries up to respective buildings, but only from the vendors they like.also, apparently meat is not grocery and 8-9 kg meat delivery is not bulk

They impose fines like their budget depends on it - God knows how none has been imposed on us just yet.

Security has permission to take pictures on their cellphones of anyone anytime when apparently they have 40+ cctv cameras already. ‍️

Random illogical rules and Stupid (to say the least) yet arrogant Management Committee who don't even have a sense of how to draft communication, imagine what a disaster their decision making must be. Avoid Sobha Habitech at all costs.

Illogical rules, too much dictatorship. N least pet friendly society. The management committee thinks they're the king of the world n impose the most stupid rules, their hobby is collecting fines here. Beware.do not buy/rent out here.

Here is the lie behind the glamour: Management is inept & argumentative. They claim it to be a pet-friendly society, but it's not even pet-tolerant. The management's mentality itself is so annoying and frustrating to deal with everyday. So be careful before you sign.

Terrible Place to stay - I have family staying in SH and it has the most arrogant and worst management ever!

This is not a pet friendly place. The property claims to be pet friendly but there is no space for a pet to exercise and run around. At best, they tolerate a pet who is kept in the society like a prisoner. Its just a posh building with lack of respect for any other kind of being except residents who are not pet parents.

Not suitable for people who are respectful of all kinds of people and animals.
The processes and rules are made by god knows who. For the slightest things, they will charge fine in thousands and there is no way to dispute it.

There are better societies in the vicinity which are greener, more spacious and more humane.

Very bad society. MC is very stupid and unapproachable. It is not at all pet friendly.it feels like a jail. Would not recommend anyone to purchase or rent out.
Security guard provides personal service to MC (management committee). They are mere puppets and just follow the rules. No matter if the rules make any sense.

The care taker management applies dictatorial rules on the habitats with no humane consideration. The rules and regulations are inconceivable and there are no regular meetings to hear the voice of concerned residents. Thus living in such society is very difficult and full of day to day tensions.

Place is good but Management Commitee is just non cooperative. If u r thinking of renting or buying, please check rules imposed, and especially if u r a pet parent.u r in for a lot of frustrations and agony.

Since the time I shifted to Bangalore, I faced the type of issues which were too basic to expect before coming here - roads, water, power cuts, and even internet connectivity. Often felt like I was living in an underdeveloped rural area.

Ironically, these rural area issues vanished after actually moving closer to Bengaluru rural (Sobha Habitech). Also, the maintenance is very good, and services like electrician & plumber are accessible through intercom. The 3-storey clubhouse and kids' playing area are also cool. Rent is slightly higher, but the flat is still a great value for money. Poor access to sunlight in the bedroom is a minor problem.
